A
t the top of the wish list for most homebuyers: a home that’s move-in ready, no renovation required. Sellers and their agents work hard to deliver the dream. Houses prepared for sale these days are often dutifully de-cluttered (thank you, Marie Kondo), freshly painted and whistle-clean. Often, a home is at least partially staged with stylish rental furnishings and accessories intended to enchant. Yet, shortcomings in even a seemingly perfect abode can come into focus after move-in. Perhaps a few features could make daily life easier or more comfortable. His and hers sinks. More storage space. A separate shower. And while homeowners may be reluctant to tackle a renovation or remodel – 35 percent say they’d rather move to a new home than remodel their current one, according to the National Association of Reators – the To Do list begins. Remodeling to get more personal satisfaction from a home is a big reason homeowners plunge into remodeling and it’s a good one.
How Much is Too Much? Question: We were driving around looking at houses and came across a $400,000 property that was very interesting. It had been on the market for six months and the price had been reduced from $500,000. We thought maybe the owners might be motivated to sell. We did a little more research and found that the property had been sold two years earlier for $200,000. Looking at the photos from the previous listing, it appears that the property has not been upgraded at all. What justifies such a huge price increase?
Answer: Buyers have every right to look at the public sales and listing history of any property they want to consider. This research may suggest how to structure a purchase offer. That said, to paraphrase Wall Street, long-ago sales cannot 4 4
justify future value, whether higher or lower. In this case, you found that the listing price had fallen by 20 percent. That would make the property seem like a bargain, at least compared to the initial price. Then you found it had sold two years earlier for $200,000. Suddenly, what seemed like a bargain now has you wondering about the property’s real value. When you look at a property, its past price really doesn’t matter. It may be that the current owner acquired the home at a low price through a short sale or foreclosure. Or maybe this was a family deal with a big discount. In any case, that was then. The real question concerns the value and allure of the property now. The appropriate value test is to check recent sales of similar homes in the same neighborhood. How does the target property compare? Consider that an appraiser would look at current values and not the selling prices from long, long ago. Given that the property has been available for six months it might be that the owners would consider a still-lower offer. Maybe they have

purchased a replacement property, face two mortgages and need to get rid of this home. Or perhaps they can no longer afford the current property because of an income loss. Whatever the case, you must consider the property as it is today. Do you want the house? Given the comps and your personal preferences, what are you willing to pay? And how much is too much? As to what happened long, long ago, forget about it. Focus on the present.

Are you considering a home project? Before you break out the tarps and duct tape, review the ground rules for hiring a professional, provided by NKBA and Angie’s List:• Do your homework: meet with at least three designers or contractors to see if they are qualified for your needs. • Ask for references: a reputable company will be able to provide you with a list. • Get it in writing: Get at least three written estimates to compare costs and timelines. Don’t automatically hire the lowest bidder. • Check references, qualifications, licenses and complaints: Get a copy of the contractor’s license and copies of the licenses of any subcontractors who will work on the job. Make sure the licenses will be valid for the duration of your job. Read online reviews carefully. • Understand payment options: Don’t pay cash. Limit your down payment and try to make payments during the project contingent upon completion of specific amounts of work.

THE OLD-SCHOOL RULE: Know the Schools The home you’re eyeing gets an ‘A.’ Does the school district earn a passing grade?

ou have your heart set on a dream home that’s within your budget, close to work, in a nice neighborhood and ripe for the picking. It passed the test with a home inspector and you’ve passed the test with a mortgage lender. But you’re about to score an ‘F’ for not looking closer at a key criterion: the quality of nearby schools. Even if you have no children or don’t plan to be a parent, the performance and reputation of the local school district can have a major impact on your satisfaction as a homeowner. “The quality of the school district has a direct correlation on property value and how easily you can sell the home in the future,” says Janine Acquafredda, associate broker with House N Key Realty, Brooklyn, N.Y. “You want to buy in an area with a good school-district reputation because there may come a time when you want to sell. School reputation is one of the top three must-haves for serious buyers with children.” Of course, a good neighborhood school does not always mean a good school for your child. “You want to make sure your children will be comfortable and successful in their school environment,” Acquafredda points out. Typically, families with children remain in their homes longer and upgrade or update their homes more often. “They are more concerned about the 8 8
neighborhood parks, maintenance and safety – important factors that equate to higher home values,” Kyle Alfriend, real estate agent with Alfriend Real Estate of RE/MAX Achievers, Dublin, Ohio, says. Doing your homework on local schools starts with talking to your real estate agent. Request local school rankings, standardized test scores and graduation rates of public, private and charter schools within the district where you’re thinking about purchasing. Get the names of and contact information for area schools. “Proximity to home is very important for children and parents. It should be convenient to get to and from area schools,” Acquafredda says. Gathering facts on paper is helpful, but experts still recommend visiting local schools, walking through classrooms and meeting with administrators and teachers, if possible. Be prepared to ask questions, such as the size of classes, student-to-teacher ratio, diversity of classes, any boundary changes planned, if a variety of afterschool and extracurricular activities offered and more. Most schools allow you to schedule a time to talk to the principal and faculty or to attend a parent open house. “This is a great time to bring your list of questions and to start forming relationships with other parents,” Christian Ross, senior vice president/managing broker for Atlanta-based Village Realty, says. “Touring

the school during the day is also a great way to see how children are learning and interacting with teachers.” Alfriend believes it’s important to examine the school district’s stability. “How consistent are the school’s test scores and trends? Are past years’ test scores an anomaly or a consistent performance?” he asks. “The scores may be good now, but how have they been looking back 5, 10, even 15 years? How is the district funded and will they continue to get the funds they need? Does the area have a history of voting down needed school funding?” Areas with lower school scores are often in areas with lower local taxes and property taxes. If you’re not satisfied with the quality of area public schools, a nearby private school could be an alternative. One option is to buy a home that’s in an area with great local amenities but a poor school district, yet is close to a quality private school. “I went this route with the home I just purchased,” says Ross. “I was able to get into a great location with proximity to everything. The schools were not great, but being able to buy a condo for $120,000 next door to a $600,000-plus neighborhood took the guesswork out of buying for me. “In this instance, what you save in the sales price you can invest into a private school,” Ross says.
