Tough to Estimate Landscape’s Value

C

onveniently, spring marks the start of both the gardening and home selling seasons. Research and the collective wisdom of real estate professionals keeps piling up linking better landscaping to improved home values. But unlike the annual “Cost Vs. Value Report” issued by Remodeling Magazine, there are no surveys linking specific plantings, like backyard trees, to a sale price boost. One thing for certain, though, homeowners don’t want their investment to wither away. “Many nurseries offer a one-year guarantee on woody plants – trees and shrubs,” says Missy Henricksen, of 4

the National Association of Landscape Professionals. For other types of plants, she adds, there is no hard and fast rule. When a landscaping firm is hired to install and maintain plantings, it’s not unusual for warranties on the material to last as long as a maintenance contract is in force. Homeowners who wish to maintain the landscape themselves would do well to “let Mother Nature do much of the work,” Henricksen says. Use plants native to your region, positioned in an appropriate spot, to help nature take a healthy course. Landscapes that require watering in an arid, water-restricted area can actually

detract from a home’s value, Scott Robinson, president of The Appraisal Institute, points out. The landscape around a home should be in keeping with what’s typical in the neighborhood, says Robinson. “In a very high-end market, where landscape lighting and irrigation are standard, buyers are going to expect that,” he points out. They’ll seek a price concession of the amount required to make the landscape consistent with the neighborhood. While attractive landscaping that meets or exceed neighborhood standards may not bring a bigger sale price, it takes “significantly less” time to sell a welllandscaped property, says Robinson. Steps to Mortgage Success Mor tgage rates are at historic lows. Are you prepared to take advantage of them?

ou have decided to buy a home, perhaps the most important purchase of your lifetime. The next challenge: finding a good mortgage to pay for your piece of the American dream. The good news: there are many options. You can shop for a loan at the local bank, online lender or a lending institution out of state. Here are seven key steps: Check your credit Squeaky clean credit is the first step to qualifying for good rates. When you start the home-buying process, the first step is to make sure there are no red flags on your credit report. Paying monthly bills on time doesn’t automatically get you a stellar score. Factors such as amount of credit used in relation to available credit, or credit utilization ratio, can negatively impact your scores. It takes time to recover from bad credit, so start cleaning up at least six months before you begin shopping for a home. “There are number of free ways to check your credit,” says Ken Sears, director of housing finance and regional

Loan Lags: How Real are They? Question: We want to buy a home and lock-in today’s rates. Our lender warned us that because of new government regulations it may not be possible to close within the lock-in term, so we may want a floating rate. Just how bad are the closing delays?

Answer: Mortgage lenders and real estate agents braced for big delays in routine closings in advance of the October 2015 implementation of TRID, new rules designed to provide more information to homebuyers The TILA/RESPA Integrated Disclosure standards – also called Know Before You Owe – ran 1,888 pages and is undeniably complex. That said, lenders had almost two years to prepare. Most were ready.

The best evidence comes from Ellie Mae. According to the latest “Origination Insight Report,” the typical loan took 48 days to close in February, compared to 45 days in September 2015. However, some loans are closing faster. A typical refinance on average took 44 days to close in February versus 52 days in July. FHA refis took 43 days to close in January compared with 53 days in July. Conventional refis took 44 days to close in February as opposed to 52 days in July. If the problem were TRID alone, then one would expect purchase financing and refis to both be delayed but that’s not the case. It appears that purchase loans are taking longer but not refinancing loans– an oddity, since TRID impacts both types. In February, NAR said 10.4 percent of all closings were delayed immediatelly following the October rollout of TRID. The delays averaged 8.8 days, NAR reported. Whatever the cause, a delay in closing can be a real problem, since it can raise financing costs. Typically, according to NAR, a homebuyer locks in a mortgage rate 30 days before settlement. Locking in the rate insures against fluctuations, but the buyer must pay for this insurance. Typically, a buyer

pays a premium for each 15-day increment added to the base lock. If the settlement takes longer, they may need to pay for a rate extension, which is more costly than a rate lock. Homebuyers impacted by TRID-related delays may face higher costs due to longer rate locks or extensions. It is unclear whether lenders are absorbing these costs or passing them onto consumers. However, lenders would not absorb the costs of delayed moves and scheduling for both the buyer and seller. Talk to several lenders and ask about closing delays or problems they have had since October, and the cause of those problems. Have you shopped for a loan several places?
