Understanding Condensation in Your Home Kitchen activities, such as cooking and washing dishes, can add water vapor to the interior of the home.
W
hat do houseplants, a boiling pot of pasta and your shower all have in common? They all add moisture to your home’s interior. And, while some humidity in the home is good, excessive moisture can be uncomfortable. “We often get calls from homeowners who are concerned that their windows are ‘sweating’ or leaking either inside or outside the home because they see moisture on the glass,” says Christopher Burk, technical product manager at Simonton Windows(R). “In reality, that’s simply not the case. While condensation may collect on the interior or exterior of energy-efficient windows, the units are really doing their job by helping serve as a barrier in the home.” Burk points out that windows do not cause condensation -- they simply prevent the moisture in the home from escaping to the outside. “If the inside glass surface on double- or triple-glazed windows show excessive moisture, you can be reasonably sure that the moisture is also collecting on your walls and ceilings,” says Burk. “This means you should take steps to reduce the humidity level in your home by using exhaust fans and dehumidifiers.” Where Does Condensation Come From? You’d be surprised how much water vapor homeowners create themselves on a daily basis. A family of four can add a half pint of goskagit.com/reweekly
water vapor every hour to the home just through normal breathing and perspiration. And, if you take a five minute shower, you produce another half pint of water vapor. Even the simple act of cooking dinner on a gas stove can produce two and a half pints of water vapor. “Invisible water vapor is everywhere in the home,” says Burk. “The key is for homeowners to monitor the levels of moisture in their homes and then take steps to manage the humidity levels.” What Can a Homeowner Do to Help Reduce Condensation? Water vapor is part of our lives and our homes. To help control the amount of condensation in the home, experts at Simonton Windows recommend the following tips: • Use kitchen and bathroom exhaust fans. • If you have a humidifier, set it to the correct outside temperature. • If your home is overly humid, or if you have a damp basement, use a dehumidifier. • Properly vent clothes dryers, gas appliances and stoves. • Open a window in the bathroom. • Make sure your attic, basement and crawl spaces are well ventilated and free from obstructions. • Store firewood outside. Just Take It Back... A reader just wanted to walk away from his loan. Other readers agreed. But our expert thinks otherwise.

A
few weeks ago a writer wrote in describing a “strategic default” on his home: My house has a $320,000 mortgage, and the current value is about $190,000. I have not made a payment since January 2011. I have told the lender the house is theirs and to notify me when to move out. If they’re willing to give me a new mortgage based on the current appraised value, I will consider it. They refuse to deal with me. Any advice? In my response, I questioned the logic of the lender making a new loan. Based on the reader’s record, he might again walk away if property values continue to fall. Further, if borrowers can walk when home prices go down, then would it be unfair for a lender to unilaterally increase borrowers’ debt if property values increased? In closing, I added that given today’s mortgage rates it likely would have been better to make payments and refinance. Such a strategy would have allowed the reader to keep the property and substantially reduce costs. A number of readers disagreed with my response. Let’s look at their views: “The person with the mortgage can and if possible should walk away,” said a reader. “The asset value should be written down. The loan portfolio of the bank should take a charge. That’s how capitalism works, for the lender and the individual. The corporation does not make decisions on some perceived notions of fairness – and neither should the individual. After all, this is a contractual agreement. The response

to the reader is wrong.” First, most likely the mortgage was originated by one lender, sold on the secondary market, packaged together with other loans to create a mortgage-backed security. Next, interests in the MBS were sold off to investors, such as insurance companies and mutual funds – maybe even a mutual fund you own. So, not paying typically hurts mortgage investors, not “banks” or the mortgage brokers or mortgage bankers who originated the loans. Second, a mortgage is a contract. The loan is supposed to be paid back even if the value of the asset falls. Think of a new car. You buy at the dealer, finance, and a month later the car is worth less than when first purchased. Do you stop making car payments? “How long should we continue to pay for negative equity knowing we stand a chance of losing the house at some point in the future?” asked another reader. Unlike investments like stocks or bonds, real estate has a “use” value. It’s shelter. In many markets rental rates are rising while home values are falling. You may be better off paying the loan and living in a nice house rather than being uprooted. “The owner with the $190,000 house really should be saving his monthly payment and wait until the eviction notice, or send the keys back to the lender and walk away. Hopefully he has saved the money that would have gone to the house payments,”

said another email. Is the property in a jurisdiction that allows “deficiency” claims against homeowners? If yes, the borrower may be looking at years of litigation. What about bankruptcy? The socalled Bankruptcy Abuse Prevention and Consumer Protection Act of 2005 did away with many protections for borrowers, and it created new federal protections for creditors. In any case, credit will be ruined for years, especially with recent lender guidelines to punish walkaway borrowers. “Obviously,” said one reader, “you are not on the homeowner’s side but catering to the real estate business. newspaper writer who will dare write on behalf of owners.” Many reporters have spoken out against toxic lending – and were largely ignored. For instance, in 2006 – when home prices were soaring – I gave a speech regarding “non-traditional” financing at a national meeting of state real estate commissioners, saying “looming in the background is the potential for financial disaster that will impact home values nationwide, spur foreclosure rates to new highs and devalue insurance funds, pension holdings and investor accounts. Easy Ways to Clean Up in a Snap
Dimming lights in the home can set a relaxing mood and hide any other things you may have missed while cleaning.

t’s the season for spring cleaning, and homeowners no doubt have a slew of projects on tap in the weeks to come. Clothes will be sorted and donated and unnecessary items thrown in the trash. Sometimes, however, there’s little time for a thorough cleaning, so a quick tidying up is done when guests are coming to visit. There are many ways to tackle the clutter and get a home presentable in no time at all. When you’re short on time, consider these ways to give living spaces the appearance of cleanliness. Kitchen • Assess the kitchen sink and move all the dishes awaiting washing into the dishwasher. Wipe down the inside of the sink with a disinfecting wipe or a clean sponge. • Wipe down the countertops quickly with a wipe or sponge. Wet a paper

towel or rag and attack any errant spots on the stove and floor, which will become sticky and attract more dirt. • Fold or hang dish towels in a way that camouflages any stains. • Place a small pan of water on the stove with some nutmeg and cinnamon and bring to a simmer. This will disguise any smells lingering from last night’s dinner. • Take down magnets and notes stuck to the refrigerator and temporarily place them in a zipper-seal bag. • Use a static-charged sweeper sheet to grab any hairs, dust or pet fur from the floor. Living Room • Go to the sofa and turn the pillows to the side that is not often facing outward. Consider this the “company side” that may not have any stains or

mars in the fabric. Fluff the pillows to clear out dust. • Use a handheld vacuum to clean up any crumbs or dirt on tables or in the sofa cushions. • Wipe down coffee tables with a damp cloth to clear away dust and fingerprints. • Wet the fingertips of rubber gloves and glide your hand over upholstery to rid furniture of pet hair. • Keep a basket handy to neatly store newspaper, magazines or books. • Gather and remove the most obvious clutter and relocate it elsewhere less noticeable. • Dim the lights and light candles. It’s harder to spot dirt in a dim room.

Bathroom • A premoistened wipe can quickly clean the sink and counters from dried-on contact solution or toothpaste. • The same wipe can be used to rid the mirror of errant spots of splatter. • Use the same cloth to wipe down the toilet seat and the rim underneath. Use the toilet brush to scrub inside the bowl to remove any rings. • Put new hand towels on racks or on the counter. • Glide a lint roller over the bath mat to remove hair and fuzz. Bedroom • If the children’s rooms are messes, close the doors and make those rooms off-limits. • Make your bed and fluff the pillows. • Take dirty clothes to the hamper and put away anything left out.
