We have been checking our credit reports and everything looks great. We’ve been lucky to keep our jobs during the past few months and always make the required payments on time. But we’re running as hard as we can to keep up with our bills and need to get off the merry-go-round. What’s the best way to reduce our debts?
Answer:
For most of us, non-mortgage debt falls into several categories. There’s credit card debt, auto debt, student loan debt, and “other” debt. Such non-mortgage debt totaled $4.2 trillion in the first quarter, a record, according to the Federal Reserve Bank of New York. The big increases have been in student debt and auto loans. Mortgage debt also reached a historic high. It’s at $10.1 trillion, to touch over the $9.99 trillion we saw in 2008. Given the huge increase in home values since 2008, it’s surprising that mortgage debt is not significantly higher. You’re caught in the minimum payment trap. Your credit is fine, but what you see on paper is a distortion; it does not
reflect your worries that a job loss or reduced income could quickly make it impossible to keep up financially. “It can be difficult to make a dent in your debt if you only pay the minimum balance every month,” explains the Consumer Financial Protection Bureau (CFPB). “If you have money left over in your budget to pay more than the minimum, there are two basic strategies for applying it. “You can either pay your debts from smallest to largest or focus on repaying the ones with the highest interest rate first. One strategy isn’t better than the other – they each have pluses and minuses to consider.” You already recognize that your debt situation is precarious. This is a huge first step. You’re not in denial. So, in addition to a repayment strategy, there are several other steps to take. Regardless of how much you make, there are always other households that make less. The idea is to live comfortably within our means. You surely can reduce monthly costs, and to do this most effectively, there are two big steps to take. First, you need to make a list of your debts. automatically, the ones paid by check, and the bills paid with cash. Include household rent or monthly mortgage payments. Next, compare your debts with monthly household income – the money you earn before taxes. The idea is to get recurring monthly payments below 43% of your gross monthly income. If you can reduce required monthly payments even more, that’s great because it means you’ll have more dollars for saving and debt reduction. Second, take a look at your list and take a look at your lifestyle. There must be places where you can cut $5 or $10 a week. That may not sound like a lot, but it’s a good way to start. Take those savings and apply them to your debts. Be consistent. Things will seem slow at first, but if you start spending less every month, it will become more comfortable and your debts will go down. Keep your list of debts and watch how the total balance goes down each month. If you apply your savings to small loans, they’ll fall off system one by one and your credit score will go up, signs that you’re beating the debt monster.

Mortgage lenders will require any borrower with a home in a designated flood hazard zone by FEMA to purchase federal flood insurance. (Although this insurance is from the government, it’s available for insurance agents.) If they’re not required to purchase insurance, some owners can feel immune from risk. The First Street Foundation’s free online tool, FloodFactor.com, which shows risk by specific address for 99 percent of homes in the contiguous United States, identifies some six million more homes at risk than the 8.7 million properties that FEMA maps designate as requiring hazard insurance.
