Summer feels like a deep breath after a long sprint. Time to slow down, time for vacation, time for toes in the sand, time just for the sake of time. The weather goes from warm to insufferably hot, but we’re lucky to live in a city surrounded by beaches and the breeze off the harbor is a welcome respite. The drinks are on ice, the nights are longer, and the music gets louder. We dance in our bare feet. There’s a reason why we all have summer playlists on iTunes and the lyrics from summers past in our heads—the boys of summer, summer loving, the summer of ‘69, summer breeze makes us feel fine, and we fall in love with the lazy, crazy days of summer. We’ll find beach sand in the corners of everywhere for months after summer is gone, and smile as we sweep. But for now, the possibilities are as endless as the days, time stops on summer nights, and worries just seem to disappear. Toss the SPF into your beach bag, turn off the AC, roll down the windows and sing along to your summer playlist. Destination: anywhere you can smell salt and sand. You have the whole day ahead of you. Sunset starts at 8:30 p.m. sharp. Let’s catch a front row seat. We’ll bring the party and meet you there.

Making Money on the Sale of Your Home Summer 2015
If you have listened to the recent real estate reports, then you know the market is really picking up! With today’s homebuyers relying heavily on the internet to gather information, many are getting overwhelmed by the sheer amount of information available. Likewise, many sellers think that an online search will help them understand what other homes are selling for and therefore, what price they should list their home.

It’s been a strong start this year to the Real Estate Market in Charleston, South Carolina. Low inventory has resulted in higher sale prices. “Many of our listings sold for higher than their appraised values,” says Jeff Cook of Jeff Cook Real Estate.

“The information found on sites like Zillow and Trulia isn’t always accurate,” says Jeff Cook of Jeff Cook Real Estate. “As an industry expert, my job is to analyze all of the information that is out there.” According to Jeff, there are over 120 variables to consider when determining a home’s listing price. The total of all the parts is especially critical if the home sellers expect to maximize the equity they will get out of the sale of their home. Jeff also says to think twice about trusting the price analysis available through a Comparative Market Analysis (CMA)- the standard practice of a traditional real estate agent. A CMA often relies on price per square foot only, leaving out the most relevant variables when determining your asking price. “This is not the time to simply rely on a CMA,” says Jeff. “A CMA uses recently sold and currently listed properties in your area that the agent believes are similar to your property. This alone is not the best strategy. The sampling of homes is often just too small. Dear winter, spring, and fall... Why can’t you be more like summer?
I know it might seem like a lot to ask, but can summer stay forever? It lasts from mid-April to mid-October anyway, and it seems silly to take a break and make us get out our rainboots and our North Face jackets for such a short amount of time. Here is what we propose year-round: Sunshine only. Quit it with the threat of snow, pollen, rain, and chilly nights. Life is short and Southern girls deserve better. Pool days every day. We’ll take two style magazines, one romance novel, the latest issue of skirt! Music is better when it’s live and under the summer stars and time seems as endless as the day. What, we’ve been here for eight hours? Coffee on the front porch. It always seems to last an eternity on these wonderful warm summer mornings. Add a slow moving fan, a lazy cat, a wind chime that is not even thinking about moving and lots of overstuffed pillows. loved roaming through the malls. We knew every mall within a fifty-mile radius. We even drove to the largest mall in the world in Canada. Actually, it was the perfect life for kids. We kept our clothes and other necessities in a small storage unit. And for dinner it was McDonald’s, Burger King and Del Taco. It was our summer of complete freedom, no utility bills, no chores, and no worries. It was our summer sacrifice. The car was crowded and messy, but those were small dilemmas for a single mother of five kids who had so much to look forward to. I asked him to read it and waited nervously for his response. He gave just the right answer. “Parts of it are good,” he said. If he had said it was really wonderful I would have thought he felt sorry for me. If he’d said, I had a big family and I should just forget it, I fear I would have done that. But instead, now I was inspired. Soon I was up and about again and I couldn’t give up the writing. It was like a new disease that I couldn’t get rid of. I found a writing class and while I still had to avoid lifting my children, or any strenuous activity, I could walk. And sit and type. And write. But would I be able to sell anything? I also joined a writing group and one evening when my back felt bad I stood up and went to a corner and stretched out on the floor. In my younger life I had briefly been a journalist where every word was fact and had to be accurate. But now, none of that. Throw off the strait jacket. Let my mind roam free. BEACHY KEEN One of the best spots on Sullivan’s Island is Station 12 (right next to Fort Moultrie.) It’s a favorite for fishing and kayaking. During low tide, you can walk for a mile or so toward the Cooper River and an amazing view of the Ravenel Bridge. Best time to visit? Sunrise and sunset. Dozens of dolphins will swim close enough to the beach so you can see them frolicking in the waves as the sun comes up or goes down.
LIGHT THE NIGHT You can’t get to the Morris Island Lighthouse without a boat, but you can see the beautiful view from the north end of Folly Beach. Drive through Folly and turn left, heading to the north end of the island, and there are a few free parking spaces, then a 15-minute walk before you get to beach access—and a stunning view of the lighthouse.
Don’t leave Folly Beach without a stop at the Crab Shack. Outdoor tables, free peanuts, cold drinks (try the Lowcountry Lemonade) and the best crab dip on the beach.

back up, the last car having pulled off the concrete pad for destinations unimagined by the two of us. The first “kerchink” I heard registered “one” even though it was the last car. Alone now, we raced each other to the pier to catch a glimpse of life below—a blue-claw or a blowfish in the green, murky brine. Once, Daddy showed me what he called a puffer, all puffed and dried out on the sand at Jones Beach. Here, it was low tide, clams and oyster shells exposed. Clumps of seaweed lagged at ebb. Small jellyfish bobbed. Summer over, crowds gone, the shore seemed dead, I mused, when from behind he shoved, yelling “Okay, sissy, let’s see if you really can swim. Put your money where your mouth is!” I was slapped with an icy wall of water that seemed a hundred feet down that snatched my breath. Immobilized, too cold and shocked frozen, my head submerged. Instinctively, I held my breath. Clutching with cupped fists popped me ater: Cool, crystalline, clear, back to the surface spluttering. Panicked, I flailed so hard, glistening, burbling, gurgling.
