A LETTER FROM OUR PRESIDENT

In 2024, Slifer Smith & Frampton navigated a challenging market shaped by significant industry changes, limited inventory, and elevated interest rates. Despite these obstacles, Slifer Smith & Frampton rose to the occasion, achieving growth in nearly every market and demonstrating the dedication, expertise, and resilience of our brokers, as well as their ability to overcome challenges for our buyers and sellers. Our commitment to the communities we serve has solidified our position as market share leaders across the stateof Colorado.

First and foremost, wewerethrilled to expand our footprint in Colorado with theopening of anew officein downtown Steamboat Springs We are, at our core, a company focused on serving Colorado?s mountain communitiesandwearehonored to nowbeservingSteamboat Springsand theYampaValley

In 2024, theSteamboat Springsreal estatemarket had more transactions, greater volume, and higher prices compared to 2023.Thisoutcomelikelysurprised many and highlightsthecontinued strength of thismarket. This is in part due to the surge in new construction across the city and resort area. With at least seven multi-family projects and hotels currently underway, some properties are commanding prices in the low to mid $2,000 per squarefoot range.Asacompany,we?reproud to collaboratewith East West Partnerson one of these exciting developments, The Amble, located next to The Steamboat Grand and currently under construction. In addition, Steamboat experienced notablegrowth in itsluxury market segment in 2024,with eight condominiumand townhomepropertiessellingfor $4.0 millionor moreand 15duplex and single-family homesclosingat $6.8millionor higher.

As we look to 2025, the key takeaway from the real estate market remains the timeless principle: location, location, location Real estate in the Rocky Mountains, particularly in resort areas, continues to hold its appeal These extraordinary places where we live, work, and play attract people from around the globe, keeping Steamboat Springs vibrant and ensuring it remains an outstanding investment We should see the market beginning to normalize, including modest declines in interest rates and an improved local inventory supply, creating a more balanced environment for both buyers and sellers While the best properties will continueto movequickly, buyerswill also havemoreopportunitiesto negotiate 2024 wasalso theyear welost Rod Slifer, oneof our esteemed co-founderswho wasalso thefirst realtor in the Vail Valley While we miss Rod dearly, we are proud to continue to carry on the legacy of integrity and service to our community in his honor. We are proud to serve our communities through the Slifer Foundation which supports a myriad of non-profit entities, and we look forward to deploying these resources as we grow our footprint in the Steamboat Springscommunity.
