An Insider’s Perspective on Commercial Real Estate The Value of a Business This is usually the first question you think of when considering selling your business. Unfortunately, there is no one-size-fits-all answer. Businesses are unlike residential real estate where comparisons of surrounding properties help arrive at a value. Each business is unique and every owner and buyer is different. They have individual needs, values, and expectations. As a result, different values happen. METHODS FOR VALUING A BUSINESS: ASSET APPROACH Value = Total Assets – Total Liabilities This approach is generally used for liquidation. It does not take into consideration any ongoing business or earnings. MARKET APPROACH Databases can be accessed to see comparisons for businesses similar to yours to provide a good baseline for it’s value. But, each situation is unique, particularly in our market where there is seasonality. It can be difficult to compare a quick-service restaurant in a resort area to a metro area.

This is a great when the business is doing well and is profitable. A buyer can see that they could take on a business, keep it running, and it will provide a good income stream. How do I know what my multiple is? Smaller businesses usually have a multiple between 1 – 4 Sellers Discretionary Earning (SDE). There are many variables when deciding a multiple. A good guide is, the easier it is for a new owner to take over and be hands-off, the higher the multiple. Can all this get me an exact sale price? A business’s value is determined by what a buyer will pay. Since buyers view your business through a different lenses, they can have different opinions of its value. For example, a chef that sees the work you’ve put in and can project its growth potential may see a higher value due to growth opportunity.
