20 | Broker Testimonials Kind words from our clients

OUR BUSINESS HAS ALWAYS BEEN ABOUT THE PLACES PEOPLE CALL HOME, and the pandemic made something very clear to us—that we’re really in the business of community. For the people who make up SSF, that means we’ve been finding ways—every day—to support each other, and to support our families, friends and neighbors.

As we head into the final quarter of 2021, I continue to be both amazed and proud of the strong performance of our Slifer Smith & Frampton (SSF) team here in Summit County. In this fast-paced, competitive market, we are team players with like-minded objectives and goals who love to collaborate and offer each other support. Strong demand and low inventory continue to drive prices up. At the conclusion of the third quarter, the Summit County team quickly reached $1.8 billion in closed sales, and both transactions and dollar volume are up. The average cost for residential properties in Summit County has reached more than $1.1 million—a significant jump from $896,425 YTD in 2020. Across all markets from Silverthorne to Copper to Dillon to Breckenridge, sales volume is up. We look forward to finishing strong with a promising fourth quarter and to do our part to keep everyone healthy for a successful ski season at all our Summit County resorts. We’ve already had our first snow and are excited to welcome everybody back for the winter. We are thrilled to finally return to a sense of normalcy, in part because of our team’s commitment to have a 100% vaccinated workforce across all four of our markets by November 22. We join other leaders in our mountain communities to protect the beautiful place where we live. It’s part of our ongoing commitment to be the most approachable, locally owned brokerage in Summit County. We can’t wait to get back to doing the work we love, in person with shaking hands and smiling faces, the way it is meant to be. Nothing

is more important to us here at SSF than our community. It is essential to our business, essential to our friends, essential to our families, and essential to our lives. That’s backed up each and every day by our firm’s Broker Associates and through our philanthropic work with the Slifer Foundation. We are committed to supporting our community. Recently, we were proud to host the Six-Million Dollar Band at Ten Mile Music Hall in Frisco, where we raised $10,000 for several local non-profits that all play critical roles in our community. We were absolutely thrilled to be able to gather with everyone and give back to a community that we love. With nearly 60 years under our belt, SSF continues to execute a vision that prioritizes service, local expertise and careful stewardship of our mountain communities. Today, SSF has 33 offices including five right here in Summit County. SSF has listed and sold more property than any other real estate firm in the mountain corridors and maintains the leading market share in many neighborhoods today. Most of all, we are invested in educating people about this beautiful place where we live, work, and play. We look forward to seeing you in town and on the slopes.

Meg

Dworak 211 N. Main Street | Breckenridge 303.884.6115 mdworak@slifersummit.com

Meg’s responsiveness, determination, and sense of urgency helped us get into our home in this extremely competitive buyers market. She got our Condo listed and Under Contract, over asking price, in 3 days, making us strong buyers and alleviating some of the stress involved in selling and buying a home under today’s conditions.

Vern and Pamela Nelson

Dave was great to work with! He was quick to respond to showing requests, and always made himself available. Once we were under contract, Dave kept us updated at every step of the way. He was even on top of local legislation changes to short term rental rules that impacted our transaction, and made sure we knew exactly what we needed to do. I would recommend Dave to anyone looking for a Realtor in the area!

Cristine is phenomenal. As first time homebuyers in the Breck area we had a “mountain” of questions, and she was incredibly informative and helpful. Not to mention that we were buying at the advent of the pandemic, and she seamlessly guided us through the process. I couldn’t give leave a higher recommendation, as she was personable, professional, and just made the whole experience enjoyable and reassuring for us. We love our home in the Peak 7 neighborhood, and she really helped us find the perfect fit for our growing family. Cristine is truly the best.

COLORADO

GREEN INITIATIVES AND STRIVING TO FIND MORE SUSTAINABLE WAYS OF DOING JUST ABOUT EVERYTHING

TRAILBLAZING The last decade, in particular the last two years, has shown a shift in priorities among luxury home buyers.

Colorado has long been the trailblazer for green initiatives and striving to find more sustainable ways of doing just about everything, including building and renovating luxury homes. High-end houses in the most luxurious of markets, like Aspen, Vail and Breckenridge, are featuring more eco-friendly elements and sustainable materials. From smart technology to entire homes focused on biophilic design, luxury in these iconic mountain towns is being redefined. The last decade, in particular the last two years, has shown a shift in priorities among luxury home buyers. With more high-end homebuyers being younger, their priorities are focused on amenities that elevate a modern, lush lifestyle. At the top of their list is sustainability, efficient use of space and a connection to the outside. According to the Luxury Portfolio International 2021 International Luxury Buyer Trends and Demand Report, 57% of luxury home buyers desire sustainable technology in their future homes. 51% of buyers want wellness amenities in their home and 50% would like their home to be self-sufficient, proving that sustainability is more than the materials and technology used, but the lifestyle it can provide. Even more important than a single home that emphasizes a small ecological footprint, is entire communities concentrated on a minimal impact. Projects like Electric Pass Lodge in Snowmass Village, Colorado are pioneering community living that is luxurious and incredibly sustainable. The 53 ski-in/ski-out units in the Snowmass Base Village use 100% renewable electricity and highlight designs that strive to preserve our fresh snow and clean mountain air. In a recent interview, Christian Barlock, Principal of the Colorado-based architecture firm behind the project says “Electric Pass Lodge will set a new standard for the future of building design in Snowmass and hopefully for ski resorts across North America.” The other design partner on the project, River

+ Lime says their goal was “to create comforting spaces that offer laid-back sophistication and approachable luxury.” When choosing a place to escape to, towns that implement green initiatives add to the eco-friendly, modern lifestyle of today’s home buyers. By becoming the second sustainable mountain resort destination in the world as certified by Green Destinations, Breckenridge and surrounding areas are prioritizing ‘green luxury’ in all aspects of their community. The criteria to become such a sustainable destination includes environmental stewardship, climate change adaptation, greenhouse gas reductions, cultural heritage protection, low-impact transportation, waste reduction, public health and safety, workforce housing, sustainability education, and more. As part of this accreditation, the business owners are encouraged to take part in the Business Sustainability Program put on by Resource Wise and High Country Conservation Center. The program focuses on sustainability training and certification for local businesses. Pushing sustainability to be a community commitment beyond efforts from local government. Summit County as a whole has taken huge steps to change the climate of ski-town tourism and integrated it with efforts of sustainability and becoming a “green destination.” Further initiatives like solar panels and sustainable building codes show a desire for eco-friendly choices within the community. With high-end homebuyers and tourists alike trending younger and younger, their goals and desires are changing rapidly. From needing to feel more connected to the outdoors, to visiting places that prioritize sustainability, luxury is becoming increasingly green. As a Colorado founded company with 60 years in the luxury mountain real estate industry, we couldn’t be more proud of the changes and growth our communities are pushing for.
