A LETTER FROM THE PRESIDENT Once again, SSF is the market leader in the luxury segment with 40 percent of the market share of sold properties priced above $4 million.
As we head into the final quarter of 2021, I continue to be both amazed and proud of the strong performance of our Slifer Smith & Frampton (SSF) team here in the Vail Valley. In this fast-paced, competitive market, we are team players with like-minded objectives and goals who love to collaborate and offer each other support. Strong demand and low inventory continue to drive prices up across the Vail Valley. At the conclusion of the third quarter, we have reached more than $1.6 billion in closed sales, and both transactions and dollar volume are up. Once again, SSF is the market leader in the luxury segment with 40 percent of the market share of sold properties priced above $4 million. Prices are still rising from Vail all the way to Edwards and beyond to Gypsum, with prices per-square-foot and average sales prices still climbing across all markets. In fact, prices in Eagle broke the million-dollar mark with the average sale price for a single-family home reaching nearly $1.25 million. We look forward to finishing strong with a promising fourth quarter and to do our part to keep everyone healthy for a successful winter ski season in Vail. We are thrilled to finally return to a sense of normalcy, in part because of our team’s commitment to have a 100% vaccinated workforce across all four of our markets by November 22. A mountain contemporary in Vail Valley has thrown down the gauntlet with what may end up being the most expensive sale in 2021 for the area. One of highest closing prices recorded so far this year in Colorado, the $30.5-million transaction was for an architectural showplace set on more than three-quarters of an acre along Gore Creek in Vail. Year-todate, Vail Valley home and land sales are outreaching 2020 in both the number of transactions and prices, according to a third quarter market report from Slifer Smith & Frampton Real Estate.
Film producer turned Colorado developer Alan Elias is a visionary from his socially conscious films to environmentally attuned luxury real estate to creating the four-season luxury residential resort of AngelView At Twin Lakes. The 75-acre ultra-private development on the shores of Twin Lakes (the largest glacier-formed lake in Colorado) is about 35 miles east of Aspen over Independence Pass and near Vail and Breckenridge. It is also a two-hour drive from Denver. AngelView has two lakes, waterfalls, hiking trails and much more—the wetlands provide an ecosystem for various birds and other wildlife.
