Our business has always been about the places people call home, BUT THE PANDEMIC MADE SOMETHING VERY CLEAR TO US—THAT WE’RE REALLY IN THE BUSINESS OF COMMUNITY. FOR THE PEOPLE WHO MAKE UP SSF, THAT MEANS WE’VE BEEN FINDING WAYS— EVERY DAY—TO SUPPORT EACH OTHER, AND TO SUPPORT OUR FAMILIES, FRIENDS AND NEIGHBORS.

As soon as the situation was apparent, our teams collaborated on ways to work safely from home. We took advantage of our new remote infrastructure to ramp up training and development programs, and to keep each other engaged and informed. The things we learned in this shift helped us fine tune our already-in-development Slifer University, a comprehensive digital learning platform that is continuing to advance education, collaboration, and teamwork for our 300 brokers and staff members.

In Eagle County, we gifted The Bright Future Foundation with more than $25,000 toward their Brighthouse Capital Campaign with the help of the Tang Family match. Our staff and brokers came together for a community clean up and an Adopt-A-Trail Day to maintain our Two Elk Trail in Minturn. Individually, our brokers are helping whenever they can, whether volunteering at The Community Market, buying local to support small business, or simply lending a hand to a neighbor.

As a business, our team figured out how to carry on. Spring presented us with challenge after challenge, but we persevered and the buying and selling still went on. Summer arrived and brought incredible increases in transactions as many city dwellers looked to make our beautiful communities their primary homes. Throughout the Rocky Mountain corridor, buyer demand from the Front Range and out-of-state led to record sales. From June through November, the firm wrote more than 1,692 new contracts—with 25% being double-sided transactions—resulting in $3.2 billion in sales volume.

We know that our communities will face continued uncertainty through the winter—and we know that because we are a part of those communities, as business people and as individuals. That’s why we’re carrying on with the business of supporting each other, now more than ever.

As sales grew, SSF grew; the firm has grown by 39 dedicated brokers and staff across Eagle and Summit counties and the Roaring Fork Valley. We launched a New Development Sales Division to work with real estate developers from the initial concept to closing, and have already seen success with our listing of Clearwater Lofts near Keystone, and the $600 million Snowmass Base Village, the largest mountain-resort development underway in North America.

REFLECTING BACK WHAT BUYER TRENDS HAVE WE SEEN AND HEARD ABOUT AS THE PANDEMIC UNRAVELS?

REAL ESTATE 2020 This year has been like no other in history, at least in our lifetime.

Since March, the coronavirus pandemic has changed nearly everything about our way of life. No surprise, it’s also changed the real estate industry. What buyers are looking for in a home and what sellers are expecting when they put their house on the market is quite different than it was a year ago.

In the Colorado mountains, we’ve seen an influx of people looking for an escape. Now that many can work from anywhere, buyers are leaving their metropolitan lifestyles for mountain town living, a place where they can spend time outdoors but close to amenities like restaurants, shops, spas and gyms. Buyer demand from the Front Range and out-of-state has led to record sales. Compared to last year, sales volume in Eagle County is up by 41.17%.

For as many people who are looking, there are plenty who are selling. With inventory so low in many Colorado mountain towns, sellers are in a better position than ever to negotiate a contract the way they see fit. Many are finding that their current home no longer caters to the work-from-home lifestyle we’re all growing accustomed to. Or, perhaps they’re no longer tied down to that commute to their office. They’re looking to upgrade or change location, and when they put their current residence on the market, they’re likely to have the advantage.

From single-family homes, to developments, to land sales, to fractionals, demand is high, and buyers are willing to spend what it takes to call the Colorado mountains home. What are buyers falling in love with this year? Well, they want to purchase a home that meets their need to live, work, play and learn. That means they’re looking for home offices (often more than one per residence) and areas where they can create a school-like environment for their kids who are likely participating in some form of remote learning. In our homes, we’re turning to technology more than ever before to feel safe, comfortable and entertained. From state-of-the-art security systems to home entertainment centers, our clients are looking for properties that are up to date, tech-wise.

How we work with each other and with our clients has changed as well. In March, as offices were shutting down across the country, SSF acted fast to adapt. Our teams collaborated to ramp up training and development programs, and to keep each other engaged and informed. We setup a remote infrastructure for our employees and clients so communications could all be handled virtually. More and more, buyers and sellers want to handle transactions this way – via email, video chat and virtual showings. Open houses, and even private showings, have occupancy caps, as well as hand sanitizer and mask requirements. Some buyers are willing to put an offer in on a property sight-unseen. We don’t know how long these changes will be in place or which changes are here to stay.
