Our business has always been about the places people call home, BUT THE PANDEMIC MADE SOMETHING VERY CLEAR TO US—THAT WE’RE REALLY IN THE BUSINESS OF COMMUNITY. FOR THE PEOPLE WHO MAKE UP SSF, THAT MEANS WE’VE BEEN FINDING WAYS— EVERY DAY—TO SUPPORT EACH OTHER, AND TO SUPPORT OUR FAMILIES, FRIENDS AND NEIGHBORS.

As soon as the situation was apparent, our teams collaborated on ways to work safely from home. We took advantage of our new remote infrastructure to ramp up training and development programs, and to keep each other engaged and informed. The things we learned in this shift helped us fine tune our already-in-development Slifer University, a comprehensive digital learning platform that is continuing to advance education, collaboration, and teamwork for our 300 brokers and staff members.

education, and need-based giving. In Summit County, we raised more than $70,000 for 16 local non-profits through our 5th Annual September Match Madness fundraising event. Our staff and brokers came together for Summit County’s spring cleanup week, assisting with a trail building day and serving food at Father Dyer UMC Food Bank community dinners. Individually, our brokers are helping whenever they can, whether volunteering, buying local to support small business, or simply lending a hand to a neighbor.

As a business, our team figured out how to carry on. Spring presented us with challenge after challenge, but we persevered and the buying and selling still went on. Summer arrived and brought incredible increases in transactions as many city dwellers looked to make our beautiful communities their primary homes. Throughout the Rocky Mountain corridor, buyer demand from the Front Range and out-of-state led to record sales. From June through October, the firm wrote more than 1,500 new contracts – with 25% being double-sided transactions – resulting in $2.95 billion in sales volume.

We know that our communities will face continued uncertainty through the winter — and we know that because we are a part of those communities, as businesspeople and as individuals. That’s why we’re carrying on with the business of supporting each other, now more than ever.

As sales grew, SSF grew; the firm has grown by 39 dedicated brokers and staff across Eagle and Summit counties and the Roaring Fork Valley. We launched a New Development Sales Division to work with real estate developers from the initial concept to closing, and have already seen success with our listing of Clearwater Lofts near Keystone, and the $600 million Snowmass Base Village, the largest mountain-resort development underway in North America.

A TALE OF TWO TWO MOUNTAIN DEVELOPMENTS SELL OUT IN THE LAST SIX MONTHS

DEVELOPMENTS Slifer Smith & Frampton sells final residences at The Shores in Breckenridge and Soleil Homes at Brush Creek in Eagle as buyers leave urban areas in search of remote spaces.

Two developments first listed in 2014 by Slifer Smith & Frampton Real Estate (SSF)—the leading firm serving resort communities throughout the Colorado mountains for nearly six decades—sold out rapidly in the last six months. The remaining residences at The Shores in Breckenridge and Soleil Homes at Brush Creek in Eagle are spoken for as more buyers leave urban areas in search of faraway, relaxed yet convenient places to live. “Not only is there a big demand for new construction, buyers are also looking for residences that are walkable to a range of amenities—both of these developments offer exactly that,” says SSF’s Jonathan Nixon, the listing broker for The Shores. “And, now that many people can work from anywhere, we’re seeing a lot of folks moving away from cities to the places they’ve always wanted to live. Our talented and dedicated development team marketed to these trends, which enabled us to successfully and quickly sell out the remaining homes.”

A private neighborhood just a short walk from Eagle Ranch Village, the concept for Soleil Homes at Brush Creek was first launched in June 2014, before construction started on the development. The neighborhood includes 34 residences, 26 single-family and eight duplex homes. Pricing started at $589,000, with the final single home closing at $779.000. There were nine properties still for sale in April 2020 and all are now under contract, meaning more than 25% of the development sold after the coronavirus pandemic began. Out of the homes sold, more than half of the buyers are from out of town.

Located just five minutes north of Breckenridge, construction on The Shores started in 2014. The riverside neighborhood development includes 56 homes, both single family and paired residences, each with three bedrooms and a den. Pricing started at $1.35 million. There were four remaining units available in April 2020 and all have since sold to buyers from out of town. The Shores is located along a pristine stretch of the Blue River, giving owners access to mountain recreation activities, such as year-round fly fishing, Nordic

Soleil Homes is an ideal mountain retreat, especially in the new normal. The neighborhood is situated adjacent to several hundred acres of town recreation space, as well as tennis courts, a pool, ice rink and golf course. The development is also connected to the Town of Eagle’s extensive paved pedestrian and biking trail system, and most homes boast sweeping views of mountain ranges.

Similarly, in Summit County, the firm’s closings in the same time period exceeded 2019 volume by 64%, closing $352 million in sales and $538 million in new written contracts. In both counties, buyer demand from the Front Range and out of state is far exceeding available inventory.
