In commercial leasing, there are a lot of phrases that are used that can be confusing.

At the beginning of any lease negotiation, there are time frames that will be set firmly to define when a tenant will move in, and/or move out. Typically there is a start date, and then an initial end date. In some leases, there will also be an option to extend. The first time frame mentioned is what we refer to as the initial Lease Term— the start date to the end date of lease. The start date is when the tenant will take possession and begin paying rent. The end date is the last day the tenant has possession and no longer owes rent. The option to extend includes additional time that the tenant can opt to stay in their lease. These are referred to as optional lease terms. Commercial leases can contain a plethera of terms, with many additional requirements from the Tenant and the Landlord. It is always wise to have your Commercial Broker assist you in reviewing your lease if you are looking for a new space or just looking to replace a current tenant.
