Backed by parent company, Smarter Communities, the communities under Ernst’s management were already receiving complete, professional body corporate services, yet the demand for specialist facilities management to service and maintain these properties was increasing. FACILITIES MANAGEMENT With more than 50,000 strata communities in Queensland, that’s a considerable amount of buildings for around 360,000 Queenslanders to call home. Today, the landscape of residential and commercial buildings continues to diversify in terms of size, complexity and the demands placed upon those who manage and maintain these buildings of the future. In Queensland, this role is commonly delegated to the Strata Community Manager

or a Facilities Manager, depending on the size of the building or the building’s facilities. Facilities management, or FM for short, is a direct complementary support function for strata community management, a service which manages and administers the body corporate and/or common property. In comparison, facilities management entails managing the maintenance and operational functions of buildings and community infrastructure on behalf of property owners.

The Facilities Manager is directed by the Body Corporate Committee to manage the strategic and safe operational running of buildings and facilities. Their duties are extensive and include:

• managing maintenance contractors such as gardeners, plumbers, painters, lift technicians, HVAC and fire services.

• meeting preparation and secretarial services • accounting, budgeting and financial reporting

• conduct inspections of common property

• enforcement of by-laws/rules

• arranging safety audits and compliance • renegotiate existing contracts for renewals The Facilities Manager must ensure all building facilities operate as they should, creating and maintaining a safe environment for occupiers.

• issuing of certificates • arranging insurance and managing claims With smaller buildings, the Community Manager may also act as the Facilities Manager. It is not just large buildings that benefit from a Facilities Manager, buildings of any size could benefit.

ERNST FACILITY MANAGEMENT Buildings of all sizes could benefit from having a Facilities Manager, especially if they don’t have a Building Manager or Caretaker.  It may be a simple task of ensuring cleaning is being attended to in a satisfactory standard, organising contractors for repairs and maintenance or managing a team of contractors required full time onsite. For buildings without active Committee members, or owners who wish to be involved in the day to day running of their scheme, the appointment of a Facility Manager would be of real benefit to the Body Corporate to manage these tasks on their behalf.
