Dholera or Aligarh - Which Smart City Is Investor's Choice?

We shall see how Dholera special investment region emerges to be the fastest developing urban center of India by checking out its progress on the following parameters in this article.


T

he smart city and special investment region marathon has begun. Each one of the 100 smart cities shall be developed at its own pace while they all shall attempt to compete against each other and try to be the best of the lot.

If such is the situation who shall win? Seeing the current scenario and supported by logical reasoning , the winner clearly is Dholera Special Investment Region, the first and the best planned smart city of India.

Once submitted, Union Ministry shall approve it post detailed assessment, else resend it for improvement. Post final approval (might take long), the development work shall commence once funds are made available. The situation is quite ahead in Dholera with trunk infrastructure component being developed on it. Planning is completed way before and the first phase of Dholera is expected to be completed by 2019. 

Aligarh shall be sanctioned Rs. 480 crores be government, 96 crores each year for five continuous years. Rest of the funding requirement shall have to be met through PPP model and foreign investments.

Why so? We can only know by trying to compare it with another smart city in the making. Let us pick up Aligarh for instance; one of the largest city of India which shall now be converted to a smart city.

Dholera special investment region being the dream project of Modi, has been sanctioned Rs. 2,800 crores(appx) solely for the development of trunk infrastructure project. This shall accelerate the pace of development also attracting foreign investments and encouraging fund inflow form alternate sources and PPP model.

We shall see how Dholera emerges to be the fastest developing smart city of India by checking out its progress on the following parameters:

Aligarh is yet to get its share of investments through alternate sources which is likely to happen once development work begins.

Property prices in Aligarh have reached a moderate level. Though appreciation shall happen in time with its development as a smart city, the pace shall be moderate and likely consistent.

Dholera has more than 400 MoU’s signed by various companies seeking to invest in Dholera. It is way ahead of any other smart city in terms of investments promised so far, giving wings to its development. 

Infrastructure development Aligarh has its share of infrastructure development including roads ,buildings and other common utilities. Planners and architects shall have to mend designs to incorporate the current structure of the city. Dholera is an empty slate on which planners can write whatever they desire. With no infrastructure development on its land currently, Dholera gives planners and designers the liberty to convert it to a world class smart city second to none.

Dholera has the cheapest land as compared to any of the 100 smart cities. Its development as the first smart city shall lead to steep acceleration in prices making it a very lucrative investment option.

Global connectivity Dholera shall be better connected globally as compared to Aligarh due to various modes of transit such as 6 lane highway, international airport, metro , road and rail. This is bound to attract foreign investments and industries to this city.
