WELCOME Welcome to “The Summit” at Granby Ranch Welcome to Blue Moose Getaway, our home-away-from-home on the quieter side of the Rockies in the resort community of Granby Ranch. This welcome book is intended to help you get acquainted with the area and our home. Along with our area guide, you'll also find everything you need to know about our home - from heat to the amenities. A copy of this guide in a binder will be waiting for you on the counter as soon as you arrive, so you needn't print this out. The Condo After purchasing this unit in June of 2020, we have renovated the kitchen and bathrooms, painted all surfaces, and updated the decor within our Blue Moose Getaway theme. We have sought to equip our home to a high standard and to anticipate your needs by providing all the things you might want for a relaxing and fun stay. All linens are provided as standard and a coin-operated washing machine and dryer are available directly across the hall so you don’t have to worry about luggage restrictions. Our philosophy We want you to have a wonderful stay! We believe that when you are here this is your home for however long you are staying and that you will be relaxed, comfortable and happy. Welcome again to our piece of paradise!

ARRIVAL & DEPARTURE INFORMATION ARRIVAL INFORMATION ACCESS CODES / INSTRUCTIONS Due to the sensitive nature of this information we will send the access code separately through AirBnB 1-2 days prior to your arrival.

CHECK-IN TIME Check-in time is 3 p.m. We can sometimes arrange an early check-in so please contact us if you will arrive early and we'll do our best to accommodate you if we are able! We suggest you refer to the section on “what to do” if you arrive early - there is plenty to keep you entertained!

DRIVING DIRECTIONS If you are arriving via car and have a GPS system in the car, please use 207 Lake Dr., Granby, CO, 80446. You might also like to click this link for Google driving directions: https://goo.gl/maps/GNgdaL9E1rSdRnJX8. The unit is ground level to the parking lot, so there is no need to go up or down stairs.


PARKING Parking is provided on site for one car. You can park anywhere in the lot, but please do not block any walkways.

GETTING HERE WITHOUT A CAR

We understand that some of you will be traveling without a car. In this case finding us is pretty simple! Home James provides car services from Denver International Airport and within Grand County (note: you will want to look at the rates to Silver Creek). You can also take the Amtrak train to Granby Station. And finally, the local bus system is The Lift.

DEPARTURE INFORMATION CHECK-OUT TIME Check-out time is strictly 11 a.m. Should you require a later check-out we will do our best to accomodate you but you need to request this in advance. If we have guests arriving that day it will be almost impossible to offer a late check-out due to the cleaners needing to prepare for our next guests.

CLEANING You will find the house clean on arrival but please let us know if you are not satisfied. On departure it would be helpful if you could leave the house (particularly kitchen contents) clean and tidy when you leave. No need for you to perform a full clean!

CHECK-OUT PROCESS When you leave, please ensure the following simple tasks are done: ● take kitchen trash out to the dumpster (and make sure to re-latch it for bear safety)


● leave all dirty towels on the bathroom floors ● ensure all thermostats are set to 55F/12C (more on thermostats below) ● unplug the toaster and coffee maker ● run the dishwasher ● clean out and remove all ashes from the fireplace, ensure flue is closed ● close all windows ● lock both doors leading to the balcony ● lock the condo (doorknob and deadbolt) and leave the lockbox key in the lockbox and the extra key (on the Moose keychain) on the kitchen counter

GETTING YOURSELF ORIENTED OVERVIEW OF THE AREA We’re excited you’re here! If you’d like to get right to the outdoor adventures, we are steps from the Kicking Horse ski lift and from several hiking trails. Check the Granby Ranch website for details. If you’d like to get some shopping done first, we are just up the mountain from the City Market grocery store (approximately 1.5 miles back toward US 40) and 3 miles from downtown Granby. Or you could just relax for a bit and take in the views!

SUGGESTIONS IF YOU ARRIVE EARLY If you arrive early, we suggest heading to downtown Granby, hitting up the grocery store, or getting outdoors (check out that section below).


ABOUT THE ACCOMMODATIONS & AREA GENERAL INFORMATION WIFI / INTERNET DETAILS The house has free Wi-Fi. The details are: ID: NETGEAR73 Password: roundtrail910 The service is provided for your enjoyment but you are responsible for safe and appropriate use and complying with all laws. If there is a loss of service please contact us.

HEAT & AIR CONDITIONING Our home does not have air conditioning, but you’ll find you won’t need it with the cool mountain air. We have electric heat in each room for the colder months. You will find a thermostat on the wall in each bedroom, bathroom, and the living room (except the guest bedroom, where the heater control is located on the heating unit itself). Since these are electric, please do not place any flammable objects close to the heaters. And we ask that you turn each thermostat you use back to 55F/12C before leaving.

FIREPLACE Our home has a working fireplace. Firewood can be purchased at the local City Market. Please take extra care when using the fireplace and remember to open the fireplace flue.


Especially important is to ensure that the fire is completely out before you head to bed or leave the condo. We ask that you clean out the ashes before you check out.

KITCHEN EQUIPMENT The Dishwasher: It's very simple, we promise! We provide a supply of dishwasher tablets under the sink you will need to insert one into the flip box container on the inside of the dishwasher door. Then lock the dishwasher door and push start to initiate the cycle.

The Fridge/Freezer: You should not need to adjust any settings. If you run into any difficulties (e.g. it's not cooling efficiently) please let us know. You’re welcome to use any of the condiments in the fridge so you don’t have to purchase/bring your own. Ice cube trays are available in the freezer.

The Stove and Oven: The stove is a four burner electric stove with an electric oven.

Miscellaneous Accessories: Additionally, we have a coffee pot, toaster oven, crock pot, and many other kitchen necessities for you to use during your stay. Please be sure to unplug the coffee ot and toaster oven before checking out.


LAUNDRY APPLIANCES There is a coin-operated (quarters only) washer and dryer located directly across the hall. There is a supply of detergent and dryer sheets for your use in the kitchen closet. It is $2.00 to wash and $1.75 to dry.

BED LINENS/TOWELS Bed linens and towels are all clean upon arrival. If extra linens are needed, you can find them in the guest bedroom closet, including linens for the pull-out couch. Extra towels can be found under the sink in each bathroom.

ENJOYING YOUR TIME INSIDE BOARD GAMES / PLAYING CARDS / PUZZLES We have a selection of board games, playing cards, and puzzles in the guest bedroom closet and the bookshelf in the living room.

BOOKS We have books scattered throughout the condo. Feel free to take a gander, but please don’t take any books with you.

TELEVISION In the living room, we have a Roku TV, with Hulu (includes live TV) and Netflix. You can use our account or your own, but if you log in to yours make sure you log out before leaving. The remote will be on the coffee table in front of the couch. In the primary bedroom, there


is another TV with an Xfinity Flex which can be used for Hulu and Netflix. The remotes are on the bedroom bookshelf.

MUSIC SYSTEM There is a bluetooth speaker on the bottom shelf of side table by the couch. The device is named AR ARS70. Feel free to connect, but please be cognizant of quiet hours!

BREAKAGES We understand that sometimes accidents happen! Should you break anything please let us know immediately - if it's minor we usually won't charge. If it's a larger issue (e.g. the TV screen!) we would like to agree on the replacement cost with you before you leave to avoid any issues later. Thank you!

ENJOYING YOUR TIME OUTSIDE You have truly found outdoor paradise! We suggest you check out the Granby and Grand County visitor websites before coming to begin planning your activities. We’ve also provided some links by activity below to help guide you. SKIING You’re in the right place if you like skiing! Our condo is steps away from the Kicking Horse Lift at the Granby Ranch Ski Area. You can find Granby Ranch ski information here. If you don’t have a pass yet, the ski lift operators will give you one complimentary ride up the Kicking Horse Lift to ski down to Base Camp. NOTE: The Kicking Horse lift sometimes


opens later in the season than the main lift (Quick Draw Express Lift) from the base lodge.. If not open yet, the base lodge is just a short 0.5 mile drive down the hill and there is usually easy parking (especially on weekdays).

If you don’t mind a quick drive (20 miles), you can also visit Winter Park Resort.

HIKING & BIKING Granby Ranch has an extensive hiking and biking trail system right out the door! We particularly like the Fraser Canyon trail! Please visit the Granby Ranch website for details. You can also visit the Grand County hiking page for other area hikes.

GOLF Granby Ranch also has a golf course. You can book tee times here.

ROCKY MOUNTAIN NATIONAL PARK We love Rocky Mountain National Park, just a 35-minute drive away! Visit the Grand County RMNP page for all the pertinent information.


LAKES If you like the water, you’re in the right county in Colorado. Lake Granby is just a 15-minute drive north, and Grand Lake is 30 minutes away. You can rent motorized boats, stand up paddleboards, and sailboats to get your lake fix. We’ve had a good experience renting boats from Indian Peaks Marina at Lake Granby.

CONDO AMENITIES GRILL / BBQ The community grill is located between Building 1 & 2 (walk left out of the condo). To start the grill you’ll first need to turn on the gas supply by turning the dial close to the ground and then turning the burners to “lite” before pushing the igniter to actually start the grill.

AMENITIES (INN AT SILVERCREEK) While our amenities building is temporarily closed, please take advantage of our pass to use the Athletic Club and Pool facilities at the Inn at Silver Creek (down the hill from Granby Ranch). A waiver must be signed prior to use of facilities. Inn management does not provide towels for our guests, so you will need to bring towels from our unit. Please return the towels to the condo! NOTE: Inn at Silvercreek is currently not accepting outside guests due to COVID-19.


SAFETY INFORMATION & RENTAL RULES GENERAL POLICIES PETS No guest pets are allowed on the property.

QUIET TIMES Quiet hours for the complex are from 10 p.m. to 8 a.m. This is a strict complex rule!

SMOKING POLICY No smoking in the unit or on the balcony! There are several designated smoking areas by the parking lot. Please also dispose of any cigarette butts in the disposal bins located along the side of the building in the parking lot.

SAFETY INFORMATION EMERGENCY EXIT INSTRUCTIONS The emergency exit is out the front door and to the right. Follow the hallway around to the parking lot.


EMERGENCY PHONE NUMBERS For serious or dangerous situations, call 911. For maintenance issues, call 1-800-325-0798 (after hours and Sunday maintenance emergencies: 970-887-6030). Please also notify Michael/Kevin of any maintenance emergencies after calling the emergency number.

LOCATION OF FIRE EXTINGUISHER A e fire extinguisher is located under the kitchen sink and outside of the main door just to the left by the laundry room door.

SMOKE & CARBON MONOXIDE DETECTORS The smoke and carbon monoxide detectors are both in the common area. The smoke alarm is on the ceiling by the kitchen and the carbon monoxide detector is plugged in next to the fireplace.

WHERE'S THE NEAREST? AIRPORT The nearest major airport is Denver International Airport (109 miles). The nearest regional airport is Eagle County Regional Airport (86.4 miles).

BANK / ATM The nearest ATMs are at the base lodge of Granby Ranch and the Inn at Silvercreek. There are several banks in the town of Granby.

GAS STATION The nearest gas station is at the City Market (1001 Thompson Rd; 1.7 miles).

GROCERY STORE The nearest grocery store is City Market (1001 Thompson Rd; 1.7 miles).

MEDICAL FACILITIES & PHARMACIES The nearest medical facility is Middle Park Health (1000 Granby Park Drive South; 2.3 miles). The nearest pharmacy is at the City Market (1001 Thompson Rd; 1.7 miles).

POLICE STATION The Granby Police Department is at Zero, W Jasper Ave. (3.4 miles).

POST BOX / POST OFFICE The Granby Post Office is at 54 Zero St. (3.3 miles).


FAVORITES A FEW OF OUR FAVORITE SHOPS AND RESTAURANTS IN THE AREA GRANBY SHOPPING ● Country Ace Hardware (627 W Agate Ave, Granby, CO 80446) - The newly renovated and expanded Ace Hardware store in town has an excellent gift shop with lots of local and unique items. Many of our decor items came from the Granby Ace and we always bring new visitors there. ● Two Pines Supply (150 E Agate Ave, Granby, CO 80446) - Two Pines Supply has a great selection of outdoor and camping gear. You can also rent skis/bikes from them. ● Grand Mountain Trading (231 E Agate Ave, Granby, CO 80446) - Grand Mountain Trading is the place to go for Western clothing, hats, and souvenirs. WINTER PARK, FRASER, & GRAND LAKE SHOPPING ● Naked Aspen Design (535 Zerex St, Fraser, CO 80442) - Has an excellent selection of artisan decor and furniture and is located in the Fraser Valley Shopping Center. ● Cooper Creek Square (47 Cooper Creek Way, Winter Park, CO 80482) - There are several shops in Cooper Creek Square in Winter Park, including a bookstore, toy store, Christy’s ski shop, and a couple of souvenir spots. GRANBY RESTAURANTS ● Pearl Dragon Chinese (52 4th St, Granby, CO 80446) - One of our go-to restaurants to get takeout from in the town of Granby. Be sure to call early, especially on weekends, because it can take well over an hour for your order to be prepared. We think it’s worth the wait.


● Brickhouse 40 (320 E Agate Ave, Granby, CO 80446) - A great American restaurant located on the main street in Granby. A cool industrial building-turned-restaurant, they have a solid happy hour and a diverse menu to choose from. ● Granby Garage (491 E Agate Ave, Granby, CO 80446) - Located on the main street in Granby, this Mexican restaurant has the largest outdoor seating area of any restaurant with lots of live music on their outdoor stage. ● MidTown Cafe (420 E Agate Ave, Granby, CO 80446) - This cafe and bakery has a wide selection of breakfast foods to choose from among a used bookshop. They have some of the best breakfast potatoes in the area, but you can’t go wrong with anything you order. ● Debbie’s Drive In (663 W Agate Ave, Granby, CO 80446) - Go for the burgers, stay to experience a 50s drive-in style restaurant where your order is taken by staff on roller skates. They also have crinkle cut fries, milkshakes, and serve donuts in the morning. If you’re in a hurry, you can also order through their drive-thru. We ate a quick lunch at Debbie’s to kick off our celebration after closing on the condo. ● Fat Cat Cafe (185 E Agate Ave, Granby, CO 80446) - If you’re a fan of crazy cat art and cat memes, the Fat Cat Cafe is your place. Their food is quite good, too. They are open for breakfast and lunch and feature a buffet on the weekends. WINTER PARK, FRASER, & GRAND LAKE RESTAURANTS ● Randi’s Grill and Pub (78521 US-40, Winter Park, CO 80482) - A solid all-around pub and grill located in Winter Park. We ate at Randi’s after seeing this condo for the first time before purchasing it. ● Sagebrush BBQ & Grill (1101 Grand Ave, Grand Lake, CO 80447) - If you’re in the mood for some BBQ, this restaurant in Grand Lake is the place to go. They have an extensive menu and are located among lots of other bars and shops.


● Colorado Corndog Company (511 Zerex St, Fraser, CO 80442) - This food truck is located on the back patio of Tin Cup Tavern in the Fraser Valley Shopping Center. Try their fried Oreos and Reese's Peanut Butter Cups! AREA COFFEE SHOPS ● Simple Coffee (100 E Agate Ave, Granby, CO 80446) - A little coffee shop located on the main street of Granby that prides themselves on sustainable practices. They serve their coffee in reusable glass jars that can be returned for a discount on your next coffee. If you are unable to return your jars, just leave them on the counter and we’ll be happy to return them to be used again. ● Lion Head Coffee (50 Vasquez Rd, Winter Park, CO 80482) - This spot in the Winter Park Transit Center is great for a quick pick-me-up while exploring Winter Park. ● Rocky Mountain Roastery (516 E Agate Ave, Granby, CO 80446) - Co-located with the Destination Granby Visitors Center, you can get a cup of coffee while also exploring all the area has to offer and planning out the rest of your trip. AREA ICE CREAM + SWEET SHOPS ● Charlie’s Frozen Treat Shop (78966 US-40, Winter Park, CO 80446) - Located across from the Cooper Creek Square in Winter Park, Charlie’s has a great selection of frozen yogurt and other sweet treats. It is named after their dog! ● Lewis’ Sweet Shop (208 E Park Ave, Empire, CO 80438) - On the other side of Berthoud Pass, you’ll want to make a pit stop on your way home after your stay. They have amazing milkshakes - especially the Avalanche Shake. We recommend ordering a size small - you’ll see what we mean. ● Showboat’s Drive by Pie (54 1st St, Granby, CO 80446) - Located just off the main street in Granby. You can drive up to order a selection of baked goods. We highly recommend grabbing a loaf of cinnamon raisin bread and making french toast with it. All you need is an egg for a tasty breakfast.


AREA BREWERIES + DISTILLERIES ● Fraser River Beer Company (218 Eisenhower Dr, Fraser, CO 80442) - Check out this brewery in Fraser to enjoy the local beer scene. They have plenty of indoor and outdoor seating with a food truck on site. ● Fraser Valley Distilling (410 Zerex St, Fraser, CO 80442) - The distillery has a great menu to accommodate their wide selection of spirits. If you ski at Winter Park, this a solid option for Apres on your way back to Granby. Find something you like, you can buy a bottle to bring back with you or a tasting flight to give as a gift. ● Big Trout Brewing Company (50 Vasquez Rd, Winter Park, CO 80482) - Located at Cooper Creek in Winter Park, Big Trout Brewing has a nice open space with plenty of outdoor seating to enjoy a beverage while shopping in Winter Park.
