Daleville, population a bit over 3,000, is located in Botetourt County and while not incorporated, is a census-driven place that is becoming far more than a bedroom community of Roanoke. Stephen Clinton, the Amsterdam representative on the Botetourt County Board of Supervisors (which includes Daleville) said he has seen a lot of changes in the place since he moved there 45 years ago. Yes, the changes are visible and palpable, he said, but more than that is the sense of community and identity that has emerged. “This has become obvious in the last eight to 10 years. Daleville, about 20 years ago, had the potential to be a drive through, no-name community because of its proximity to US 220 North, but several things happened that redirected Daleville and allowed it to become a place with its own identity,” said Clinton.

“That has been another huge center of growth...”

Those key moves were the county’s purchase of the 928-acre Preston Farm, which

is now Greenfield Industrial Park. This was hugely successful, said Clinton, as this now houses Eldor Automotive Powertrain USA, Altec Industries, and Ballast Point Brewing. The county also created a zoning district that led to the Daleville Town Center. “That has been another huge center of growth and has brought commercial and residential, entertainment and dining, and the YMCA. And joining the Western Virginia Water Authority has given us more than an adequate supply of water,” he went on to state.

Clinton pointed out that Daleville had great raw materials to begin with – it’s the center of Botetourt County, at the intersection of US 220, I81, and US 11, and it has flat land that is developable. “We see new opportunities for more development that lends a sense of optimism to the whole dynamic,” he said. He added that Daleville has local businesses that are going to stay in the area.

One of those recent projects is The Reserve at Daleville, a new, luxury community that Property Manager Amanda Buyalos described as amenity rich and “delivering a new standard of living to the Daleville area. We have premiums such as a salt water swimming pool, a 6,200-square foot club house with a movie theater and 1,000-square foot fitness center, billiard room, conference room and secure package room.”

Todd Dofflemyer, CEO of The Reserve’s developer, Cathcart Group, said his group was drawn to Daleville because of the “amazing economic growth that the county has and continues to experience, as our apartment developments go handin-hand with job creation.” He added that the luxury apartments are what his group develops – “We excel at providing a posi

many restaurants,” said Kilby.

Someone else who has seen the blossoming of Daleville is hometown resident Joy Kilby, who owns Jay Kilby real estate. “I’ve gotten to see the whole thing, the changes and improved quality of life.” He said that Daleville started out as a rural community which was very tight knit, and now it boasts modern amenities but still with He said the new growth has continued post-recession and The Daleville Town Center is a “huge engine for residential growth in the area.” The Center has residential and commercial offerings that include Earth-Star certified homes, shops and restaurants, and a performance pavilion. Kilby said he saw growth started with the development of Ashley Plantation in the mid-1990s and now, there has been more residential growth from within Botetourt. “Daleville is not necessarily a commuter’s place, but a stand-alone community,” he said. “There’s a lot of new construction that is not happening in other areas.”

He added that the schools are definitely up to snuff – offering AP courses in Lord Botetourt High School, with preparatory schools of Read Mountain Middle School and Greenfield and Troutville elementary schools.

Recreation, too, is integral to the town. Roaring Run, originally a 19th-century charcoal furnace, is 8 miles northwest of Eagle Rock and features a 1.7-mile moderate hiking loop. Carvin’s Cove Hay Rock, via Appalachian Trail, is a 7.7-mile moderate trail that has a river and a view of the cove. Additionally, Tinker Mountain, McAfee Knob and Catawba Mountain are all trails accessed near the town.

For a town with a population of 3,000, the growth is substantial, as are the opportunities for recreation, living options, businesses and entertainment. Daleville is not a drive-through location: It is a destination that offers rural living in a sophisticated atmosphere.
