S P E C U L AT I V E URBAN ARCHITECTURE S U S TA I N A B I L I T Y BROWNFIELD TYPOLOGY FUTURE OF WORK STUDIO ABSTRACT As the BRUSH OF URBAN RENEWAL sweeps through the city, BROWNFIELD SITES that were once SITES OF EMPLOYMENT OR CRITICAL INFRASTRUCTURE are increasingly RELINQUISHED TO GENTRIFICATION and the INSATIABLE THIRST FOR DEVELOPER DRIVEN PROFITS from housing developments. In contrast, this studio investigates how STRATEGIC ARCHITECTURAL AND URBAN INTERVENTION at such sites can serve as a CATALYST FOR SUSTAINABILITY AND REGENERATION IN THE CITY. The studio focuses on the Westmead/Northmead precinct in western Sydney which offers expansive development potential with proximity to the hospital, Parramatta City, existing transport and the river. The studio questions the role of the architect and explores the notion of the “client” and “intelligent brief” while negotiating competing priorities of stakeholders – including the patron, the city, the environment, the occupants, the neighbours and the community. Drawing on multi - scalar mapping and analysis, students will develop urban strategies and architectural projects to transform an industrial site on the edge of the health precinct into a pivotal hub for Sydney now and into the future. Students are invited to speculate upon new emergent spaces, architectural typologies and landscapes that embrace the challenges of new manufacturing precincts, community engagement, education, health and well being while rehabilitating the disjointed site.

The developing Westmead health precinct has a strong foundation on medical innovation within Sydney. However, the adjacent brownfield site between Northmead and Westmead has caused a desaturation that diseases the creek’s life stream. As a result, causing an illness to the creek, which will eventually effect the urban landscape and the people within and around. The industrial infrastructure on site has caused a disconnection between each side of the creek. There is an opportunity to strip away the fabric that causes the desaturation, to create a field of re-mediation for the creek.
IMPROVED MOVEMENT
To stitch both sides together, our strategy introduces two main axis, one running southern to northerly to connect Northmead and Westmead together. Along the precinct, to create a street landscape that remedy the health through selective floras. Improved transport is introduced by a new metro station near the children’s hospital in close proximity with bus stops, future light rail station and domestic train transport. With the re-mediation of the creek, it also allows the opportunity to activate movement along the creek. EXPRESS CITY TRANSPORT
Upon analysing the health precinct, we encountered the fact that majority of patient cases are caused by food. This allows the opportunity to develop an architectural proposal along the eastern and western streams to create a platform to educate health through food anthropology and environmental stewardship. Ultimately creating a place where professions of all sorts in relationship with agriculture, can come together and bring an interactive collaboration between profession and community.

T H E PRO DU CTI VE L A N DSC APE AND ARC HITE CTURE PROJECT DESCRIPTION A potential brownfield site between Westmead and Northmead, two suburbs divided by a soon-to-be unidentified industrial site with its ill-fated creek. Historically was once a site of critical infrastructure, which is now being relinquished to the insatiable thirst of profits driven from housing developments. As a result, this act of urbanization paints gentrification onto the urban canvas of any town or city. The main concept of the project is inspired by the strong presence of medical profession of a currently developing health precinct. With a strong focus on medical advancement, there is an absence of something beyond technology’s reach. The project’s aim is to education health beyond medicine, where it is you as a person and how you lead your lifestyle that dictates your health. In order to achieve this, the brownfield site is transformed into a productive landscape and architectural spaces about food, where the community, health practitioners, food producers, chefs, farmers, educators and many more, can intervene. To achieve maximum result, the project explores the connectivity between the health’s precinct and their neighbours. To magnetize the community and remedy the division that separates Westmead and Northmead. Movement across the site has been intensified into two main axis in the form of a boulevard. One running southern to northerly, connecting Westmead and Northmead and the other running western to easterly for the new proposals to intervene. Sub axis of movement bleed across the main movement line to blur the boundaries of private and public spaces. Bringing connection to the 4 main architectural places: 1.

THE MARKET
This place serves as a platform of exchange between the public and the farmers, producers, innovators and health practitioners. Exchange not only in the form of commodity, but also sensory experience, skills and knowledge. These are transformed into spaces of retail and pop up markets, community kitchen classes and library spaces, exhibition and health offices. THE PARLIAMENT
The parliament is a Farmers Congress, a loose fit structure in which farmers and cooperatives meet and solve problems by bringing together the community and farmers across the country. This space serves as a foundation to create health positions in relation to the residents, the health precinct, landscape and the built environment.

As population stats grow, agricultural soil decreases. This facility comes with laboratories that grow crops efficiently with minimal cost. It serves as a place of innovation for agricultural development and technology with a result of yielding up to 250% more crops per square meter, than conventional growth. - This place also acts as a place of exchange, encouraging the public it is efficiently resourceful to grow crops in their own backyard by purchasing seedlings and sprouts from here. 4.

the most important, a landscape of urban production, yielding crops for the public and community. It acts as a tissue that remedies the brownfield site and the desaturated creek, forming an environmental ecology of life canvassing across the urban landscape. This landscape is portrayed as a form of an exhibitionist with pavilion fragments dotted across the canvas. The public are free to visually self-learn the anthropology of food production, alongside express stewardship in the ecology of production and recycling management.

STUDIO ABSTRACT This iteration of the studio looks to examine one of three broader contexts facing Sydney. Developing further our conceptual ruminations on the notion that within a broad definition of context there is ample content to generate an architectural project, wherein the architect’s ethics, own ideologies and capacity to restructure context through the architectural project come into play, the CIFK studios explore three conditions of contemporary Sydney: the POSTPUBLIC, the NEO-GLOBAL and the NEVER IDEOLOGICAL through a series of speculative, provocative urban projects on real-world sites facing imminent redevelopment by the ‘freemarket’. If Sydney’s rise to global city began transforming the city with the Homebush Olympic Village, the Opal Tower problem marks the end of that pubescence. In NEO-GLOBAL SYDNEY the processes of city making have been completely ceded to the interest of the private world. CIFK II moves to evaluate that context, shifting focus from the POST-PUBLIC to the NEO-GLOBAL city – from the ridiculous to the sublime (or maybe the other way around). Congratulations – we’ve made it, we’re here, we’re global. Everyone wants to be in Sydney, but no one can really afford to. Expanding on logics found in the Harvard Design School’s Guide to Shopping, whereby the marriage between shopping and city making is established and today effortlessly evident, CIFK II looks to THE THEME PARK TYPE to further strategize where to from here. In a world where we seem to oscillate between unbridled optimism and dejected ineffectualness, the theme park is the last typology (we argue) that could help structure the relationship between authenticity, commerciality and consumption, spectacle, experience and the city where no one is hiding from the truth – that it’s all a big game and we’re behind on finding space between the rules. We need to see Sydney as a ‘problematic opportunity’ and be more inventive in how we find those opportunities to mitigate some of its problems.

REINVENTING : HOUSING TYPES AFFORDABILITY CONTEMPORARY NEEDS I N H E R I T VA L U E S WAY S O F L I V I N G STUDIO ABSTRACT Sydney is undergoing significant planning changes at the metropolitan level to manage high POPULATION GROWTH, CHANGING DEMOGRAPHICS AND INFRASTRUCTURE INVESTMENT. The Greater Sydney Region Plan sets targets for jobs and housing, however implementing these through strategic planning and rezoning to incentivise development is a challenging task in SYDNEY’S URBAN FABRIC. A typological approach to the distribution of housing offers planners and urban designers a strategic way to provide for a diversity of supply, however this produces HOMOGENEOUS RESULTS when types are too closely regulated in form, function and tenure, a vestige of modern planning practice. Housing diversity is contingent on multiple factors – cost, tenure, development models, size, number of rooms, design etc. And type cannot be considered in isolation from its urban context. In response, this studio will look to Sydney’s existing housing types as sites of opportunity. The studio asks students to develop directed, critical responses to SYDNEY’S CURRENT AND RESIDUAL HOUSING MODELS and the potential for INNOVATION WITHIN THEIR SOCIAL, SPATIAL AND MATERIAL CONSTITUTIONS. The studio will engage with contemporary architectural discourse on type and typology that identifies these disciplinary frames as underpinning ARCHITECTURAL PRODUCTION AND DEVICES through which to understand CITIES AND WAYS OF LIVING. In proposing to adapt, remodel or, reject and reinvent, the social, spatial and material configurations of existing types, students will operate across scales, from the material finishes of the room, to the typological components of the building/s, to the siting and urban context of their projects. Proposals will consider the quantity and type of space, property, domestic and urban infrastructure an individual or collective shares, owns and manages. Ultimately these will form a catalogue of alternative ‘ways of living’ in Sydney that counter and re-imagine the reproduction of dominant housing types.

The Coffee Palace emerged as a typology during the worldwide Temperance Movement. The movement began in the United Kingdom during the early 19th Century when various religious and social groups campaigned against the moral, economic, and health costs of the overconsumption of alcohol. This brought the re-emergence of the coffee house, a typological precursor to the coffee palace from the 17th century Enlightenment Era. These were essentially taverns that did not serve alcohol, and sometimes provided accommodation.
A BUSINESS MODEL A housing typology about servants and being served. Servants worked within these housing spaces and are provided with a room to stay for constant managerial assistant.
PLACE OF REST The accommodations of a coffee palace is temporal, at the same time provides a cheaper form of accommodations with access to social values and daily provisions. There is no living hierarchy and there are two types of living spaces catered to different living sizes.

COMMUNAL LIVING Although there is a bedroom type associated with large spaces for rest, ways of living are negotiated through communal means. Shared bathrooms and utilities are the methods for living and bedrooms are only equipped with the essentials that the public spaces does not provide.
INTELLECTUAL EXCHANGE | PUBLIC LEISURE The ground level serves as a platform of intellectual exchange, in the form of business, academics, social arts, performance, etc. It is a place within a city that establishes a social network through the use of large opened and public functional spaces that engages with the street. Also interpreted as a platform of public leisure, spaces are constructed to feel light opened and attractive to the street and the public.
HOUSING FOR THE NOUVEAU RICHE’S The intended clients of Coffee Palaces within the context of a city, was targeted towards the “New Rich” or “New Money”. Sociologically, Nouveau riche refers to who previously had belonged to a lower social and economic rank and just acquired new wealth that will allow upwards in social mobility.
PRODUCTIVE PROVISIONS The basement served as a place of providing cheap and affordable food for those living within the Coffee Palace and even for the city.

The revamped version of the Coffee Palace is a social engine that remediates the trending issues of the site by providing productive services, amenities or other forms of public space that has a direct axis to the street. As a result, it is transformed into a financial engine that co-operatively subsidise the rental cost for the housing units above. Housing units are define by two separate types, short term and long term stays.
C O - O P E R AT I V E F I N A N C E M O D E L A different view into financing the model of the housing typology, a method required using its urban context of spaces and tenant ship or ownership to subsidize spaces and cost with one another. PROJECT DESCRIPTION With the introduction of lock out laws in 2014, the infamous image of alcohol infused deviancy of Kings cross is shifting towards gentrification. So we might contemplate two alternative futures for the cross. In the first scenario the suburb is razed and built a new. Vacant properties are purchased en mass by developers and consolidated into districts of unaffordable apartments, communities displaced, businesses forced closure, histories forgotten.
N E W L E I S U R E S PA C E S The previous model inco-operated recreational spaces for the leisure of the inmates. By the needs of current environmental issues and cultural identity, rooftop gardens has been incorporated to include local and indigenous flora.
Alternatively, our proposal, Queens Palace, explores a scenario where Kings Cross’ transformation takes place gradually and incrementally, with redevelopment occurring at the scale of a single infill lot. Our design is derived from the coffee palace typology which emerged in the late 19th century as an architectural manifestation of the temperance movement, which attempted to moderate the over consumption of alcohol. Typically, these were mid-rise, infill buildings located in a highly urban context, close to transport hubs. The large dining halls and excessive leisure spaces compensated for the lack of social spaces related to alcohol consumption. The success of the coffee palace can be attributed to the fact that it catered to a wide demographic. Accommodation types were designed to suit temporary visitors, single travellers and more long term stays with shared amenities. Today, not a single coffee palace is in operation in Sydney, which can be attributed to its inability to sustain permanent residences.
MODIFIED COMMUNAL LIVING Rethinking of floor space value lead to the modification of the communal living model. These communal spaces surrounds the atrium light-well where public and shared spaces are located among the residence.
Drawing on the success of the co-living structure that the typology set up as well as the models for alternative night-life and leisure, we’ve adapted the coffee palace typology to tackle the affordability crisis in King’s Cross. Our proposal, posits that a dwelling should be contained in a single private room and all other remaining acts of domesticity should be shared amongst others in a similar co living situation.
R E VA M P E D P L A C E O F R E S T Contemporary living within the city has become temporal, transient across different lengths of time throughout one’s need. Facilitating hikers, visa holders, city workers, labours, etc.
The challenges of an infill typology are the single orientation that limits access to daylight and ventilation. Our proposal inverts the setbacks of a typical infill building and introduces a central void that connects the arrangement of shared living and bedroom spaces. We have created a gradient of privacy levels where shared living and kitchen spaces are centralised around the void and the rooms types are organised to the south and north facade, so that each room has access to daylight and ventilation, and a private balcony. We introduced a set back to reduce impact to the street. Due to the flexibility of the communal spaces, the planning arrangement can be adapted to narrow lot sizes or much larger floor plates.

NEO NOUVEAU RICHE’S The intended clients of Coffee Palaces was the Nouveau Riche, the ‘new economy’. The intentions of this is to allow those that have low income to forge themselves a living space within the city’s economy pool. Current financial situation is now different from when it was in the early 1900’s and housing targets should be aimed at the low income salary rate of the general demographics than the new incomers. RE-CONTEXTUALISED PRODUCTIVE PROVISIONS With contemporary business and retailers buzzing along streets, they become the new provisions that the revamped typology offers. Utilising the business around its context and having the street level spaces bleed and connect to its urban context.

However, as a tennis player, she is flying out mostly every month to participate in tournaments. Every now and then she does fly back home to rest and focus on recovery when she needs it. Queens Co - op was the most viable option for her, since she is not making the big tournament prizes yet, she wants to slowly trickle her prize money through low rent cost and use the rest to continue focusing on developing herself. She loves the community at the housing as well, every single people in the house hold continues to support her with her campaign to win her first Masters Tournaments and Grand Slams.

Although his income is severely crippled, his parents are also financially supporting him through his student in Australia, giving him money to support his living expenses and study materials. However, Jack does feel guilty in this scenario and his daily job is a means of income to lessen the financial pressure on his parents and also provide him some money to spend when hanging out with his uni friends. The low rent rate that the Queens Co - op provided is perfect for him, not taking up too much of his parents money and managing on his own is giving him more self confidence with the independence.

Chase is in pursuit of his passion, earning a living through a camera. He loves coffee and it has become a staple in his life, his workflow cannot progress unless he ingest caffeine. His work requires him to be out most of the day, with the occasional travel to New Zealand, Melbourne, etc, to chase after that content. Where during the night, he needs that work space, to hustle, edit photos and videos to be posted on youtube. The Queens Co - op is perfect for Chase’s living structure, he meets a lot of international students, and fellow house holds to expand his youtube network, convincing them to watch his videos for views. Sometimes the cafe downstairs needs new pictures for their menus and Chase is always willing to support and help them with their visual needs. There is also an flexible space downstairs where he sometimes prints large formats of his photos and exhibits them, sometimes sell prints. Plus the cafe downstairs is an excellent space for him to meet his friends before they head off for a collaboration project.
Mikaela works at Myers as a Sales Woman to support her passion of becoming a dancer. Every day after work she would head to the dance studio where she would practice, and even sometimes hold a teaching class with children of the Neighbourhood for extra cash in hand. However, the hustle is real for her and it is physical trying to earn income to sustain a living and for herself. She chose Queens Co - op because she was only paying for what she needs, which is a place of rest and connect with her neighbours. Sometimes downstairs in the common spaces and cafe, she would pin up advertisements of her dance shows to boost ticket sales as well.

With childcare available at the Council Library across the street and a caring supportive community the co living community provides, she is assured there is help when she needs it, for herself and for baby Dean. Although her parents does support her financially, she is trying hard to not accept any hands out from them, she is trying to make it work on her own. She finds the co - living housing a place that provides her with what she just needs and the adjoining environments, library, gym, commercial spaces near by and also at the same time within her budget range. Till she finishes her degree and finds a job in teaching that pays an amount for her to move onto home ownership, she would like to keep current expenditures of utilities and rent at a minimal.

Sometimes they even offered to babysit Dean while Mary was extremely busy and flustered at work. Lily is a caregiver, conveniently living in the same apartments and she enjoys her job to help the elderly when needed. Lily is also financially supported by the health care agency to ensure she is given what is needed to continue aiding the elderly. Luckily, with the library across the street, James and Margaret has endless reading materials where Margaret also occasionally loves to garden and groom plants. The community built in the Queens co - op provided these opportunities for both James and Margaret and are still able to Fulfil their lives at the elderly stage.

They both agreed that their age is still about experiences and sharing them together. They travel together at least twice a year, seeing the world together. The Queens Co - op is a great opportunity to stay for several reasons. Firstly, the community housing within gives them that communial protection, if something goes wrong when both are out and work or travels, they know their neighbours will always connect with them. Secondly the public domain space on the ground level is always shifting in its space and contents, they love it how sometimes it turns into a mini cinema on the amphitheater or an exhibitions where they can purchase large photography prints.

They are currently building a new house at Surry Hills and construction times is estimated to be 1.5 to 2 years with the budget they had. Both work within the city CBD district and do need childcare for young Celeste. Luckily, the library across the street offers that and also the Queens Co - op’s public domain always provide entertainments for the little one. They find it useful that the elderly couples above them offered to take care of Celeste in house, which was a major help to Mike and Yvette. What also benefits them is that the rent cost for Yvette and Mike and an additional room for little Celeste was relatively cheap, which was good considering how much their new house blew out of their budget range. But what was most important that Celeste’s room was next doors to Yvette and Mike.

On a typical plan, the levels of sharing are grouped. So that two people would share a room, two rooms would share a toilet and everyone shared the kitchen and living spaces. We also introduced false walls so that the common spaces still have a relationship the Void, while also being able to transform when needed. From the site analysis, we found that the dominant industries within the area are hospitality and essential services ( fire department, police station, hospitals, schools). We compared the average income of these occupations to the rent prices within the area and uncovered that rent is unaffordable for the majority of groups who were paying over 30% of their income to rent. Particularly vulnerable were key workers, single parent families, visa holders, new starters and students. Our studies revealed that amongst these groups, more than 50% of their salary would need to go to rent to live and work in Potts Point. The proposal rejects the strata ownership structure of a typical apartment, and instead uses company title to provide dwellings spaces for temporary and permanent residences. Patterns of inhibition within the area of Potts Point revealed a low occupancy rate of 1.2 people per dwelling. Furthermore, a number of backpacker hostels around the Cross indicated a need for temporary residences. Therefore we’ve introduced smaller room sizes that challenge the dominant housing stock in Potts point, which is the Studio, 2B and 3B unit. Our unit types range from 4 bed dorm rooms. 2 bed dorms, studios for couples, singles studios and small family units. It was important to keep these unit types within a consistent dimension allowing for ideas of retrofitting in the future if need be. The changing image of the Cross demanded a new type of entertainment precinct that challenged alcohol consumption. The coffee palace typology celebrated the expression of excess and grandeur within its leisure spaces. Therefore as a way to compensate for the smaller dwelling types, we’ve introduced excessive work and leisure spaces. The ground floor has been designed as a multifunctional amphitheatre space that opens up towards the street, with a cafe to the rear. As well as being a co-work space, the mezzanine level acts as an extension to the amphitheatre and can be converted into event spaces when needed. Furthermore, the level 6 terrace garden introduces native landscaping into a highly urban context. Overall we’ve reintroduced the coffee palace typology within the city to cater to current modes of single person occupancy. Smaller dwellings and shared communal spaces challenge affordability within the rental market in a CBD context. Furthermore, the spatial arrangement of the plan allows this type to be replicable across multiple sites across the city, increasing access to affordability beyond Kings Cross.

INTELLECTUAL EXCHANGE | PUBLIC LEISURE The previous typology used dining halls as a place of Intellectual Exchange. In a contemporary scenario, that space is speculated as a flexible commercial space, shifting its uses from co-working spaces, to a coffee shop, to a exhibition space. Yet this space is not entirely disconnected from the residential space above. Instead these social spaces also becomes an essential service to the space above, proving foods through dummy lifts and the exhibition space becoming an extention to the communal use of the atrium. The Nomadic Persuit Interestingly, I met another traveller at that spot who was struggling with his camera and how to use it. I decided to show him some tips and tricks of the camera and that afternoon, and he too left with a beautiful photo and wonderful memories of the lake. He was super happy with the photo he had just made and we both had fun learning and shooting. For me personally, there is something phenomenal knowing the fact that he too created something beautiful for himself to share. I think this is part of the power of photography I am learning about and I want to continue unpacking it.

My passion for photography and traveling began after completing my undergraduate studies in architecture, which I did in Japan, Singapore and South Korea. I was born in Sydney, Australia, but I guess that due to my studies I feel very much attracted to these countries, I travel back almost yearly now and I consider Japan as my second home. As an architecture student, it’s easy to get shackled to a table, computer, books and in my case, drawings. While studying and having a full time office job, traveling has been the way to reset myself and photography became a device that allowed me to escape from the typical things I do for study and work.
“It allowed me to explore and express. It became a hobby that consumed my life and could satisfy my creative desires and that fed my curiosity.” Photography also became an essential tool that gave me the ability to understand a place in a more meaningful way. This is very useful and important in my profession especially now since architecture is changing due to contemporary and global issues that are reshaping the roles of an architect and how we discuss about a space or a place. Making photos gave me the opportunity to open up, see things from a different angle and this enables me to approach architecture in a more inclusive and innovative manner.

Upon completing my Masters of Design in Architecture at the University of Technology Sydney. I am interested in starting my career in the Architecture Field in hopes to work towards registration. I am interested by all facets of building types, but the the types of projects that drives my curiosity are public spaces, urban planning, master planning and the city itself. The city deserves so much more for the people who live within it.
