REBNY’S 118TH ANNUAL BANQUET SETS THE STAGE FOR BUSY 2014 IN NEW YORK REAL ESTATE More than 2,300 turned out for real estate’s biggest night of the year The Real Estate Board of New York (REBNY) rolled out the red carpet for Thursday’s 118th Annual Banquet held at the New York Hilton. The exclusive event drew in many of New York City’s most influential industry leaders, elected officials and hundreds of the city’s top real estate professionals to celebrate 2013’s accomplishments and opine on the outlook for 2014, which promises to be another exciting year in real estate.

REBNY’s Annual Banquet has been touted as the industry’s most important networking event of the year. Industry insiders often cite the noise level at the banquet as an indicator of how the market will fare in the coming year and all signs point to 2014 being a busy and productive year for the real estate industry. REBNY believes our housing policies must reflect changes in our communities across every borough.” In 2011, REBNY started a new tradition at the Banquet – presenting an educational video on major industry issues. This year’s video, “Building a Sustainable New York,” points out that

the real estate industry helped reduce greenhouse gas emissions in New York City by 15% since 2007 and outlines the challenges ahead in greening the city’s buildings. The pre-dinner, cocktail hour benefiting the REBNY Foundation and hosted by the REBNY Board of Governors proved once again to be one of the most popular attractions of the evening with more than 450 people filling the packed room where attendees were standing shoulder-toshoulder. Networking continued throughout the evening as the six honored industry leaders were presented with their esteemed awards. Award winners at this year’s REBNY banquet were: • Stephen L. EASTERN CONSOLIDATED DELIVERS MAJOR DEVELOPMENT SITE Stillman Development Int’l, Ceruzzi Properties, to redevelop assemblage into mixed-use residential tower at bustling transit hub AT 86th and Lexington Corner EASTERN CONSOLIDATED, a leading investment sales brokerage firm, has arranged a cutting-edge transaction that will transform 147 and 151 East 86th Street into a large mixed-use residential tower with high-end units. Stillman Development International and retail investor and developer Ceruzzi Properties LLC, have entered into a joint venture agreement to purchase 151 East 86th from Town Sports International Holdings — which owns and operates the New York Sports Clubs fitness chain — for $82 million. Stillman also signed a long-term ground lease with Sol Goldman Investments for an adjacent corner property at 147 East 86th Street to complete the development footprint. “This was a multi-layered transaction that achieved benchmark pricing for the sellers, which is a testament to the strength of the current market for development sites in A-locations,” said Matt Crosby, Eastern Consolidated, who represented both the buyer and seller. “The highly visible location affords the developers a rare opportunity to redefine an entire neighborhood.” The project continues the transformation of the East 86th Street corridor started before the downturn with

Extell Development’s Lucida and Related’s Brompton that were part of a broader upturn in the retail and residential landscape on East 86th Street. The developers are planning to construct a 210,000-square-foot skyscraper with approximately 21 stories that will house retail, including a New York Sports Club, on the first four floors of the building with residential condominiums above. The project is slated to be completed in four years.

PARTICIPANTS CROWD RECORDBREAKING PROFESSIONAL WOMEN IN CONSTRUCTION (PWC) CONTINUING ED CLASS ON ENERGY EFFICIENCY PROFESSIONAL WOMEN IN CONSTRUCTION (PWC) launched its first Continuing Ed class of 2014 on January 15th with a record-breaking attendance at “Existing Building Energy Efficiency -Ample Room for Improvement (and Savings)! LL 87 Compliance.” The course was conducted by the global engineering firm Thornton Tomasetti, Inc. and presented by Senior Vice President Dan Nall, FAIA, PE, LEED Fellow, BEMP, HBDP and Vice President Wolfgang Werner, AIA, LEED AP BD+C, at the General Society of Mechanics & Tradesmen, 20 West 44th St., NYC. Event Chair Dorothy Wasiak, director, capital planning, Matthew Adam Properties, said, “I’m glad to be able to organize a seminar on a topic that is essential for property owners and managers.” Nall and Werner began by noting that within the 4.8 million buildings in the U.S. 30% of all energy consumed is wasted. Nationwide, buildings are responsible for 41% of energy consumption, yet in NYC that number jumps to 83%. The new Local Law 87 requires energy audits to help building owners identify and develop energy improvements through new equipment, insulation or other technologies; retro-commissioning involves a rigorous checklist to pinpoint operating deficiencies. The speakers pointed out the enormous market opportunities with studies showing that retrofits offer $279 billion in investment opportunities, can yield over a trillion in energy savings, avoid 600 million tons of carbon dioxide emissions and can create a cumulative 3.3 million in job years. The retrofit market is potentially greater than $150 billion a year. Whole building analyses offer potentially over 50% greater energy savings than partial retrofits. An illustrative case study noted was the Rodino Federal Building in

Newark, NJ, wherein Dattner Architects and WSP USA wrapped the building in glass and created a double envelope façade without vacating the site. Said Amy Greenstein, Empire State Development, “PWC offers a great opportunity to get the word out on the State’s newest small business development programs.” Kemper System’s Artur Slabuszewski, was glad to augment his knowledge as “the market is turning this way.” Jennifer Teixeira of Summit Construction, wanted to show developers how energy efficient housing “saves in the long run.” Among the many needing to gain specifics on energy compliance for their work were James Jabaily, Aggressive Energy; Deborah Bailey, Electric Fixx Inc.; LEED specialist Sara Jazayeri, Studio 360; Keely Braud,Schneider Electric; and Cybelle Kennedy, a restoration architect. Carpenter Clair Mackason of Glory Inc., applauded the presentation’s “clarity, integrity and professionalism.” David Floyd of GreenTech Sustainable Solutions found it “clear and concise.” Laurie Albee of CCI Energy Solutions said it “exceeded my expectations.” Zulmilena Then of Michael Ivanhoe McCaw Architects PC “gained insight into the local laws” and May Chu of Global Arch Design + Build Inc., said “we will apply the information to our clients’ buildings.” Alan Moldol of CA- Speak Language of Construction Accounting, summed it up: “There is a huge untapped resource for financial gain. ONE MADISON

Perhaps the best way to illustrate the unique design that is central to CetraRuddy’s architectural mission is by viewing the projects themselves. A notable example of this design philosophy is One Madison, located at 22 East 23rd Street at the southern tip of Madison Square Park in Manhattan. The new, ground-up, 50 story 155,000 SF luxury condominium building stands as an architectural icon on Manhattan’s skyline that has won 11 international design awards. This project exemplifies CetraRuddy’s commitment to context in designing a modern skyscraper in bronze glass and articulated form that relate to its Madison Square Park historic masonry surroundings. The building is uniquely constructed with a glass and aluminum hybrid curtain wall combination of bronze glass on the main shaft of the building and clear glass with white spandrel glass on the four to six-story “pods” which cantilever to the north and east of the main building shaft. The form and placement of the building in the middle of the site result in expansive 270 degree views from all apartments which have luxurious and classic modern finishes.

200 EAST 79TH STREET

200 East 79th street’s design reinterprets the heritage of Upper East Side architecture, integrating classic and traditional elements with a modern sensibility. The recently completed 19-story 165,000 SF building is located on the corner of 79th Street and Third Avenue and boasts a record six-week sellout. With an elegant facade comprised of limestone, bronze, and aluminum, complemented by large windows, the building takes advantage of its premium corner location to create a distinctive yet contextual mark on the neighborhood’s streetscape. Providing 45 apartments and ground-floor retail space, this building was particularly “designed to create high-end quality residences with a pre-war feel and elegance, appropriate to Upper East Side family buyers who wish to raise their families in a vibrant city environment,” Nancy says.

At 12 East 13th Street, CetraRuddy successfully blended the building’s original steel structure with a new brick and blackened metal facade, thereby reflecting the integrity of the original structure’s downtown industrial past. Detailed metalwork patterns are referential to the historic neighborhood context as well, while a prismatic 3 story glass addition creates a shimmering crown on the weathered brick and metal facade. With a completion date of April, 2015, this 46,000 SF project also houses an interior that spares no detail. Designed with the attention to detail found only in private homes, the finishes carry a curated selection of luxurious materials, floors that include sawn oak board to accentuate the grand proportions of the main entertainment spaces, and kitchens boasting custom designed walnut cabinets with bronze sculptural hardware and smoked glass inserts.

WALKER TOWER

CetraRuddy has also lent its design signature to a West Side building, this time in Chelsea. At 212 West 18th Street stands Walker Tower, which was originally built in 1929, and therefore demands particular attention to every detail in its redesign. As such, CetraRuddy has designed all of the elements for this 305,000 SF Art Deco structure, which features an intricately detailed brick veneer façade with ornate geometric designs. Additional floor area at the top of the building was created from custom designed bronzed stainless steel to reflect design motifs in the building and 9 foot glass windows. There are 22 floors of varying sizes and multiple setbacks. The building has punched windows that afford spectacular city and water views. “We needed to capture the majesty of

form, proportion and detail of the original architect, Ralph Walker, and this heroic American era, yet interpret it for a modern lifestyle,” Nancy says. CetraRuddy therefore took a curated approach to materials and details by incorporating burnished metalwork, custom mosaics, hand-rubbed woods, subtle patterning, and custom hardware designed for this building, that all add up to an understated level of chic elegance. For the interiors, Nancy drew inspiration from a small Parisian hotel for the bathroom vanity and from a fabric that had intrigued her for the stone mosaic powder room floors. “We have honored architectural precedents of scale, proportion and graciousness in this project,” Nancy says, “Yet interpreted it for downtown living.”

LINCOLN SQUARE SYNAGOGUE

CetraRuddy’s design excellence extends beyond residential spaces. The firm has also applied its unique architectural process to a cultural project that takes its identity and community into account. For Lincoln Square Synagogue, which is now close to completion at 180 Amsterdam Avenue, CetraRuddy began the project by first learning about the community and how they manifest their Hebraic consciousness into their daily lives. “Our design creates sacred spaces which integrates this consciousness into the architecture,” Nancy says. “Jewish symbolic references and inspirational imagery played a powerful role in shaping our thought process as we continually questioned how to create a building which is both spiritual and public,” Nancy adds. “The symbolic references which guided our design solution are: the Torah, the nomadic tabernacle-tent structure, Tallis-the prayer shawl and the movement or “dance” during celebrations. and Judaic symbolism are most visibly embodied in the five ribbons of glass that define the building façade which represent the Five Books of the Torah.

INTERNATIONAL AND HOSPITALITY MARKETS

Taking their unique design talents internationally to Europe, India and the Middle East, CetraRuddy recently completed the design for a top rated restaurant name, SushiSamba, in London. Opened in September, 2012, this new construction encompassing Heron Tower’s 38th, 39th and 40th floors includes outdoor terraces, seating and an outdoor wet bar; Sushi Bar, Wet Bar, Robata Bar and kitchen, a SushiSamba Restaurant with a double-height main dining area, and a two-story high glass circular stair at the atrium. A project currently under construction in Jeddah, Saudi Arabia, is the five

star 430 key Galleria Hotel, featuring “monumental interior architecture and interiors that are sophisticated, yet chic and forward-thinking,” Nancy says. With 430 keys, three restaurants and two spas, the building has an entry sequence that is exclusive and private, yet demonstrates the appreciation of the galleria, it’s not surprising that this design style is reminiscent of the Ritz Hotel in Paris, as well as the Plaza Hotel in New York City. “We designed this elaborate space to be sophisticated and urbane, while providing a true reflection of Saudi Arabian history,” Nancy adds. The entry lobby interprets Islamic traditional form, craft and patterns that are translated into modern vernacular. The firm also has projects in India. Choice Marina, located in Cochin, Kerala is a 150,000 SF project consists of 28 deluxe suites, a private marina, rooftop spa and pool deck, enclosed valet park-

ing, and a white tablecloth restaurant. The resort’s interiors complement the tranquil waterfront and showcase the Indian tradition of intricately crafted details. The pair of buildings are being completed in 2014. Further northeast in Chennai, Tamil Nadu, the firm is working on a residential and hotel complex. It is clear that the sophisticated architecture and customized interior designs that CetraRuddy provides reflects a craft that is as memorable as it is practical. “Regardless of the project,” Nancy says, “we want to make spaces that people don’t just walk through, but that will be a memorable architectural experience. This craft represents a type of architecture where we contextualize the form and weave design elements into beautifully embracing spaces. It’s all about memorable place-making for us.”

arilyn entered the workforce after graduating from NYU. Over the next few years she was an English teacher, an editor at Random House, a wife and mother of three. When her marriage ended, she decided to pursue real estate to support herself and her children, joining Norman Bobrow’s commercial brokerage firm in 1986 as a salesperson. Soon after, she developed their retail brokerage division. In 1990, she left to co-found Butler Kane, a commercial real estate brokerage firm, and became a Managing Director to the national real estate firm Sperry Van Ness.

“With the real estate market gaining strength and a renewed influx of foreign investment capital, net lease properties are as strong as ever. We, at Iridium Capital, are poised, along with our developers across the country, to acquire assets below-market price and to provide above-market returns for our investors.” In 2009, Marilyn founded Iridium Capital, a real estate fund management firm, to hold income-producing property. She started with a single $500,000 asset. By the end of 2013, Iridium Capital was managing a portfolio of over 20 Net-Lease properties, with an aggregate value in excess of $45M across 13 states. Marilyn was named one of “New York’s 100 Most Influential Women in Business” by Crain’s and one of the top “100 Women Real Estate Leaders of the 21st

Marilyn’s much-publicized landmark child support case put her on the cover of People magazine, the subject of an article “Ex-Wife that Nailed America’s Worst Deadbeat Dad.” Rather than use her appearances on TV, including 60 Minutes, to lambaste her ex, she became a leading advocate for child-support initiatives. She addressed the House Ways and Means Committee and influenced a Federal Law making it a federal crime to avoid child support by crossing state lines. Currently, Marilyn is on the Board of the Foundation for Social Change, which runs a Global Conference with the United Nations, and has a mission to educate women and girls who are in poverty; and the Board for Shining Service, which works with returning female veterans. Recently she became a principal and investor in the newly-launched company ChangeCorp, a content provider for mobile technology in emerging markets. Marilyn has been married to David Kane, an Iridium partner, for 23 years. Her daughter, a graduate of Annapolis and former Navy navigator, is now a professional children’s portrait photographer. Recent efforts of the brand include the team’s focus on the renovations and leasing at INSTRATA NoMad. Lesley has over 20 years of real estate asset management experience, most recently as a vice president at Lehman Brothers Holdings. She has also been an asset manager at Wafra Investment Advisory Group, Brookfield Opportunity Fund and Emmes Asset Management. Lesley earned a Masters in Science in Real Estate and Diploma in Construction Management from New York University (NYU) and a Bachelor of Fine Arts from Syracuse University. ileen McCarthy is a proven project manager with over 21 years of field operations experience. She has been with Structure Tone for more than a dozen years of her professional tenure. Eileen specializes in complex, often fast track, large New York City assignments. This multiyear, multi-phase effort is one of the most visible and complex restoration projects in NYC. The Cathedral remains open 24/7/365 throughout the process. One of Eileen’s main challenges is coordinating construction with (a minimum) seven masses daily, Sunday services and special events and religious observances. Restoration of the Cathedral includes the exterior and interior, including its renowned stained glass windows, as well as new life safety systems and central utilities plant. Previous notable assignments Eileen has managed include 100,000sf fit-out of office space for JPMorgan Chase at 270 Park Avenue, 14-floor modernization of the NY Hilton, renovation of the Waldorf Astoria and complete gut and rehabilitation of the 65,000sf Royalton Hotel lobby, which encompassed a new restaurant and upgrade to the existing kitchen facilities as well as renovation of guest rooms. The latter was accomplished in a herculean effort of 16 weeks from start to DOB sign-off. Eric Bass, senior vice president for Morgans Hotel Group, said of the Royalton project,

ara Rubenstein has worked for over 13 years in the Real Estate and Construction industries and, In her current role as Associate Counsel for the Americas region of Lend Lease, she works with senior officers and directors to develop, implement, communicate and enforce organizational policies. Concentrating on drafting and negotiating complex real estate contracts, construction agreements and subcontracts, leases, nondisclosure agreements, brokerage agreements, labor agreements, joint venture agreements, consulting agreements and administering other legal matters, she also advises senior officers and directors concerning the legal and business impact and implications of transactions, project issues and disputes. Sara also serves as Assistant Corporate Secretary for the company, where her responsibilities include drafting resolutions, maintaining corporate minute books and ensuring corporate compliance with licensing and other administrative legal matters.

Most recently, Sara has handled the transaction for the 255,000 square foot expansion and renovation of Delta Air Lines’ Terminal 4 (T4) Headhouse at John F. Kennedy International Airport in Queens, NY. The expansion and reconfiguration of the Terminal 4 Headhouse project, which remained in operation throughout construction, added 125,000 square feet of space to the Headhouse and renovated 130,000 square feet in the terminal area. The new, upgraded Terminal 4 reduces congestion in the airline baggage claim and security checkpoint areas. Sara has also negotiated significant contracts related to Lend Lease’s construction of the National September 11th Museum. The Museum’s 110,000 square feet of exhibition space is located within the archaeological heart of the World Trade Center site—telling the story of 9/11 through multimedia displays, archives, narratives and a collection of monumental and authentic artifacts. Sara’s latest project is the Department of Veterans Affairs (VA) new VA Healthcare Center in Kamerville,

thousands of corrugated cartons would not be reused seemed like a waste of natural resources,” Vivian continues. “There had to be a better way.” Advance Group now owns ten thousand plastic, reusable “green” crates, which are delivered to the customer the week of the move and collected the week after the move. This serves several purposes; first, it forces the staff to unpack office contents in a timely manner since “green crates” are provided on a rental basis and, secondly, the client is not burdened by the disposal of corrugated cartons after the move. Lastly, and perhaps most importantly, countless trees are saved by reducing the supply of corrugated cartons. “In good “GREEN” consciousness, we strive to repurpose office furniture to “Not for Profit” Organizations in coordination with their office relocation, and we provide Certificates of Destruction for items that cannot be reused or recycled,” Vivian says.
