The stock of unsold Spanish property fell by 5% last year
Bargain hunters eat into the vast pool of unoccupied homes in Spain. There is some doubt over the exact number of unsold and unoccupied residential properties in Spain at the moment, with different sources sometimes producing significantly different estimates, but the latest data [Image: The stock of unsold Spanish property fell by 5% last year] provided by the Ministry of Development at least suggest that the number fell during 2014. The figure of 535,734 properties at the end of last year is still a high one, as inevitably it has to be given the excess supply which resulted from the construction and property boom in the early years of this century, but nonetheless it represents an encouraging 5% decrease on the total from the year before. An idea of the effect of the boom and slump in the market can be gained by reviewing how the stock of unoccupied homes has grown and shrunk in recent years: in 2005 there were 195,000 homes waiting to be occupied, but by 2009 the figure had risen to almost 650,000 as interest from buyers tailed off sharply while construction projects were completed. Since then construction has ground to an almost complete standstill – only now is it sparking back to life in some areas – and the total has thus fallen by 17.5% to its current level. The report issued by the government also shows that the pool of available new properties decreased in size in all of Spain’s 17 regions, with the decrease
amounting to over 20% in Extremadura, Cantabria and Navarra. However, it has to be said that these three regions were barely affected by the speculation of the boom, and the totals being dealt with here are very small ones: in both Extremadura and Cantabria the official figures show that there are now no new unoccupied properties left at all! This contrasts sharply with the situation in the Comunidad Valenciana, where there are still 98,087 unoccupied properties, Andalucía (85,081), Catalunya (82,753), Castilla-La Mancha (45,126) and Madrid (41,540): these five regions account for almost two thirds of the national total. It is noticeable that in geographical terms most of the highest totals are in provinces which are on the eastern Mediterranean coast. Figures of over 20,000 are reported in Barcelona, Alicante, Castellón, Valencia, Murcia and Almería, as well as in Madrid and Toledo. The bottom line is that over 1 in 50 (2.1%) of all residential properties in Spain are still unoccupied, with the highest percentages being those reported in the provinces of Castellón (6.45%), Almería (5.47%), Toledo (5.39%) and La Rioja (4.73%). In terms of regions, apart from the uni-provincial one of La Rioja, the highest percentages are those of CastillaLa Mancha (3.57%), Murcia (3.18%) and Valencia (3.1%), while of course the lowest proportions are the 0% figure achieved in Extremadura and Cantabria.

Blackstone Said to Buy $858 Million of Spain Property Loans
Run by billionaire Stephen Schwarzman, Blackstone has become the largest private equity real estate investor, more than tripling its money in Hilton Worldwide Holdings Inc. Blackstone Group LP is buying a portfolio of bad loans with a nominal value of 790 million euros ($858 million) from Spanish lender CaixaBank SA, according to two people with knowledge of the matter. The debt is linked to newly completed residential units as well as land and homes under development, according to the people, who asked not to be identified because the deal is not yet complete. The sale of the portfolio, known as Tourmalet, is expected to close at the end of the week, the people said. Spanish banks are seeking to sell
off bad real estate debt that has weighed on their balance sheets since the financial crisis sparked a property crash. Lenders foreclosed on more than 70,000 homes in 2014 with Andalusia, Catalonia and Valencia hit the hardest, according to data from the National Statistics Institute. The assets backing the CaixaBank debt comprise 88 percent residential property, 9 percent of land and 3 percent commercial property, according to a sales document obtained by Bloomberg News. The assets are mainly based in Andalusia, Madrid, Castille La Mancha and Catalonia, according to the document. Spokesmen for Blackstone and CaixaBank declined to comment on the deal.

The latest report from the Spanish Ministry of Public Works, on the 2014 new housing stock, indicates that the number of unsold new homes in Spain amounted to a total of 535,734 properties at the end of 2014. This represents a decline of almost 5% over 2013, when the number of unsold new builds was 563,908, and is the lowest figure since 2007, when the housing surplus stood at a total of 413,642 homes. Moreover, it is far from the highest figure registered in 2009 when the stock of unsold new homes stood at 649,780, or a year later, when the excess stock amounted to 642,793 properties. According to these latest statistics, since 2010 the excess housing stock has now accumulated five consecutive years of declines, with the increase in purchases and, more significantly, the collapse of residential construction resulting in this absorption. Valencia is the region with the biggest housing surplus, amounting to 18.3% of the total (98,087 homes), followed by Andalucía with 15.9% (85,081 properties) and Catalonia with 15.4% of the total (82,753 homes), while Madrid is situated below
the average with 7.7% of the total and 41,540 new unsold homes. Thus, three regions together accounted for 49.64% of Spain’s excess housing stock total in 2014: Valencia, Andalucía and Catalonia. In the general overview, the percentage of unsold new housing stock over the total national housing stock represents 2.1%. All regions registered declines in the excess housing stock figures, except the autonomous cities of Ceuta and Melilla, while the greatest declines were registered in the regions of Extremadura, Cantabria and Navarra, all with over 20%. In terms of provinces, El Mundo reported that the accumulated housing surplus fell by more than 10% in Guadalajara, Málaga, Lugo, Huelva, and Huesca, while in Vizcaya, Ceuta and Melilla, it increased by more than 5%. keyero.com

Property sales in Spain reach three year high
Residential property sales in Spain increased in May to their highest level for three years, according to the latest official figures. But there is an ongoing collapse in new home sales, the data from the National Institute of Statistics (INE) shows. Overall there were 26,455 homes sale in May, up 5% on last year and 11% on the year before that. But a breakdown of the figures shows that the increase came from the resale market, up 34% over 12 months, whilst new home sales fell 42% to just over 6,000. According to Mark Stucklin, of Spanish Property Insight the overall picture is one of a recovery in demand for property in all areas where foreigners tend to buy, but with the market hamstring being a lack of attractive new homes for sale. However this could be about to change. Demand is growing for new homes in Marbella, for example and developers are building again. Land is in high demand and for the first time in almost a decade residential, commercial and tourism projects are under construction and market sentiment is increasingly positive, according to Pia Arrieta, partner at DM Properties Knight Frank Marbella. ‘Genuine interest in good value, good quality, well located plots of land is on the increase. Land prices in Spain climbed 5.2% during the last quarter of 2014 and sales increased significantly compared with the same
period in 2013,’ said Arrieta. Arrieta explained that the strong pound is encouraging UK buyers who are considering a broader range of investments, but northern Europeans, particularly those from Scandinavia, the Benelux nations, Germany and Russia are also ranking highly among those choosing to build their dream homes on the Costa del Sol. ‘The demand for land stems from a growing appetite amongst end users’ for turnkey, contemporary products with the latest gadgets and luxuries. Competitive construction costs and the decline in land prices in recent years has spurred developers on,’ she pointed out. ‘Marbella’s accessibility along with continuing investment in the town such as its new boardwalk and the increasing number of top rated restaurants are also encouraging new development,’ she added. According to Knight Frank’s head of sales in Spain Christian de Meillac this upturn in demand has also been replicated in registration figures. ‘In the first half of 2015 Knight Frank has seen a 65% increase in new applicants registering their interest in Marbella compared with the same period last year,’ he said. ‘Buyers are seeing value again. Half a million home owners are ‘property millionaires’ More than half a million people in Britain are now estimated to be “property millionaires” after the number doubled in three years, according to a website. The total number of people living in houses worth more than £1 million now stands at 524,306 according to Zoopla’s property rich list. There are now 10,958 streets where the average property price is more than £1 million. More than 4,700 of these are in London, around 3,700 in the South East, 121 in Scotland, 17 in Wales and just 53 in the North East. There are 13 streets in the capital the average prices is more than £10 million. The figures come with surveys showing a pickup in house price growth occurred after the election. According to data collected by Halifax, one of Britain’s biggest mortgage lenders, the annual growth rate increased from 8.6 per cent in the 12 months to May to 9.6 per cent in the 12 months to June, the highest pace since September 2014. Experts said home movers had been reassured by “stability” of a party gaining a majority in the new Government, particularly because the Conservatives are seen as supportive of home
owners and rising house prices. Zoopla said the areas outside London with the highest concentrations of £1 millionplus streets are all in Surrey, with Guildford, Leatherhead and Richmond housing 158, 154 and 144 streets respectively. Kensington Palace Gardens is ranked as the country’s most expensive street overall, with homes there worth £42.6 million on average. The Boltons, where one house sold for £51 million this year, takes second place, with average property values standing at £30.3 million. Grosvenor Crescent rounds out the top three, with an average property price of £22.7 million. The latest statistics from the Government show that turnover in the Spanish property business has stabilised after years of declines.
The market turned over €10.5 billion in the first quarter of the year (Q1), just a fraction (0.8%) more than the same period last year, according to data from the Ministry of Public Works (Fomento).
