Home Mortgages Rose 19.7% in March The number of new mortgages constituted on homes listed in the property registers reached a total of 19,806 in March, which represents a 19.7% increase over the same month in 2014, according to data published by the National Statistics Institute earlier this week, relating to transactions carried out in previous months. With March’s year-on-year increase, home mortgages in Spain accumulated ten consecutive months of double digit increases. However, the increase registered in March is almost ten points less than that recorded in February, when the signing of new mortgages on homes rose by 29.2%. The average value of the mortgages constituted on homes reached 101,989 euros in the third month of the year, representing a rise of 0.3% over the same month of 2014, while the capital loaned for these mortgages increased by 20.1% yearon-year, to over 2,019 million euros. Month-on-month (March over February), the number of home mortgages fell by 7%, compared to an increase of 0.4% recorded a year earlier, while the capital loaned decreased by 13.4%, in contrast with the monthly decline of 1.1% recorded in March 2014. Europa Press reported that, in the first quarter of the year, the signing of new mortgages on homes accumulated an increase of 22.9% over the same period of 2014, with
increases of 27.4% in the capital loaned, and 3.7% in the average mortgage value. The regions which recorded the greatest number of mortgages constituted on housing in March were Madrid (3,794), Andalucía (3,397) and Catalonia (3,229), while the regions which registered the highest year-on-year increases in home mortgages were Cantabria (+78.9%), Navarra (+64.8%) and Madrid (+38.6%). Moreover, the regions where most capital was loaned for the constitution of home mortgages were Madrid (517.9 million euros), Catalonia (377.4 million) and Andalucía (291.5 million euros). Month-on-month, the regions where the number of new mortgages on homes increased most were Navarra (+47.5%), the Canary Islands (+34.8%) and Cantabria (+14.9%), while the largest decreases were registered in the Basque Country (-37%) and Andalucía (-15.7%). keyero.com

Spanish property market recovery fastest in the Balearic Islands The Spanish Balearic Islands, which reported some of the lowest house price falls in Spain during the six year economic downturn, is now experiencing the fastest and highest rises in the country. The strong property market is being supported by a healthy tourism sector and a multinational house buying population, according to Alejandra Vanoli, managing director of Mallorca Sotheby’s International Realty. She pointed out that Calvia alone has 19,000 non-Spanish residents from 100 different countries and this year the firm is selling more houses than ever. In Ibiza it is a similar story. According to Glynn Evans, the firm’s managing director in Ibiza the international buyers are attracted by exciting culinary business ventures from multiMichelin starred chefs, supercar and powerboat championships, 70 metre plus berths for the finest private mega yachts and several new five star hotels. On top of this, at the end of April, the Bank
of Spain confidently declared an end to the property crisis. José Luis Malo de Molina, said that ‘the adjustment in the housing sector, in principle, is complete’ and ‘the process of price adjustment, in principle, has already bottomed out’.
The mortgage market is also well into recovery. Data from Spain’s National Institute of Statistics show that property loans in the Balearics, for example, were up 36.2% in February 2015 over the previous year, above the national average of 29.2%. Meanwhile, the Spanish rental sector is also improving.
