GFWC LUTZ-LAND O’LAKES WOMAN’S CLUB President Elayne Bassinger and Vice President Peggy Andrews recently presented a large donation check of $5,000 to GFWC Florida President Linda O’Toole to benefit Camp Boggy Creek, founded in 1996 by Paul Newman and Gen. H. Norman Schwarzkopf. This camp is a medically-sound camp for children with serious illnesses to safely enjoy a carefree camp experience free of cost. Florida GFWC President Linda O’Toole has chosen this particular charity to be supported by the Florida Federation statewide during her term in office. These local clubwomen volunteers held several fundraisers and worked very hard to raise their goal in this current climate when so many charitable organizations are in dire need of financial support.

NEWCOMERS OF NW HILLSBOROUGH COUNTY We are THANKFUL for all the friends we have met in the many activities of our Newcomers Club. GFWC LUTZ-LAND O’LAKES WOMAN’S CLUB is most appreciative of a generous grant received from the Lutz Civic Association, sponsors of the annual Lutz Guv’na fundraiser. A distribution was made to the Woman’s Club, as well as several other local charities, non-profits and the Lutz Elementary PTSA. The clubwomen heartily supported Jerome Smalls as their chosen candidate and raised funds for his campaign. Mr. Smalls ultimately raised the most funds for charity and is now serving as the 2023 Guv’na of Lutz and an Ambassador representing the community. Funds received by the Woman’s Club will help to support its many Pastor Paul Vahue presenting Jerome Smalls, 2023 Guv’na of projects, donations and Lutz, with plaque efforts on behalf of the community and beyond. REAL ESTATE

Housing Market Update: What’s Happening As We Head Into Fall?

I

t’s no secret that mortgage rates are staggering — the jumbo rate is at a 12-year high and the 30-year rate is at its highest since December 2000 — but while buyers are backing off, construction continues to boom. Why? Here’s a quick market update detailing all the things at play in real estate at the moment, and what it means for buyers and sellers alike.

that interest rates and home prices will drop before they buy back in, but this represents a notably small segment of the market. For the time being, many homeowners are choosing to stick with their current mortgage deal and wait for a better moment to sell.

Sellers Are In Golden Handcuffs

With fewer resale homes on the market and such high interest rates, those still shopping for homes are gravitating toward new builds for two reasons. First and foremost, new housing starts remain at healthy levels (giving more choice) and, even more importantly, home builders are able to offer substantial incentives to help offset current mortgage rates. Builders, especially larger builders, are competing in the current market by negotiating rate locks and closing cost incentives to help lower the cost-of-entry for home buyers. Plus, if need be, they have the margins to slash prices much more aggressively than the average private seller, allowing them to keep inventory moving. For buyers who are willing to move into a new development and work with a builder, this presents a promising ave-

Resale inventory is at an all time low, which should put sellers in a good position to list their home for a fast sale, but most homeowners find themselves in a conundrum. Those who bought in at the incredibly low interest rates seen in years prior aren’t so excited to list their home just to have to turn around and buy back into the market at today’s rates. Not to mention they’ll be buying back in at a higher cost per square foot in all likelihood as well. This makes the notion of selling unreasonable for many homeowners right now. With that being said, sellers who don’t find themselves in golden handcuffs include those who are flexible. Maybe they’re selling off a second home or they have another place to land while they cross their fingers

Buying Slows But Favors New Builds

nue for moving homes in the current market.

Interest Rates May Not Increase Again

The Federal Reserve hiked the interest rates 11 times since March of last year. Mortgage rates currently average around 7.41% for a 30-year mortgage, the highest they’ve been in nearly 23 years. Meanwhile, home prices remain high while inventory remains low. It all sounds like bad news for buyers, but there might be change on the horizon. As it stands, inflation remains far above the 2% target, and rate hikes are designed to slow inflation back to that level — but Federal Reserve policymakers have highlighted the importance of not raising borrowing rates to the point that it triggers a deep recession. Over the past couple of years, the job market has remained resilient and consumer spending has continued to be optimistic, despite inflation. But now, the many markers that the Fed tracks to monitor the impact of interest rates on the economy could be pointing to a slowdown. “If we continue to see a cooling labor market and inflation heading back to our target, we can hold interest rates

steady and let the effects of policy continue to work,” Mary Daly (president of the Federal Reserve Bank of San Francisco) told the Economic Club of New York. This is good news for both buyers and sellers, as the burden of high interest rates has contributed to the golden handcuff phenomenon, keeping many homeowners put, and it’s directly pushed buyers into new builds — or out of the market completely. Only time will tell, but recent indicators look like the last of the rate hikes may finally be behind us.

Is Now a Good Time to Make Your Move?

Fall Gardening “To-Do” List By Lynn Barber, FFL Agent, UF/IFAS Extension Hillsborough County

Either you love or hate “to-do” lists. For those of you that love lists, here’s my list of Fall “todo’s.”

• Water less: Decrease landscape irrigation frequency. Consider turning off your irrigation controller and watering only when plants need water. We offer a Water-Wise Workshop for Hillsborough County residents who can receive a microirrigation kit, which uses less water than an in-ground irrigation system, applies water where plants need it -- which is at the root zone -- and does not lose water via evaporation. • Mulch more frequently and as needed: Mulch retains soil moisture, regulates soil

temperature, adds nutrients to the soil as it decomposes, suppresses weed growth, reduces stormwater runoff and erosion, enhances the beauty of your landscape, provides increased area for root growth and protects plants from lawnmowers and weed eaters. Mulch should be two to three inches deep after it settles.

• Plant: You can plant fall vegetables (broccoli, cabbage, carrot) and shrubs and trees that are cold hardy. For more information on what and when to plant, type one of the following in your browser: UF Central Florida Gardening Calendar, which provides information about what to plant and do each month of the year, and the UF Florida Vegetable Gardening Guide that provides recommended varieties, days to harvest, spacing and seed depth. Both are great resources. • Check for pests and handle accordingly. The most challenging aspect of controlling

insects can well be proper identification which is critical to selecting the proper method of control. These methods include cultural, mechanical, biological, and chemical. There are several environmentally safe pest solutions available.

• Divide and conquer your perennials:

Dividing clumping perennials is a great way to spread their beauty throughout your landscape or ‘gift’ them to a special friend or neighbor.

• Cuttings for spring: Take cuttings of plants that will not survive the winter outdoors. This is a terrific way to start your spring plant collection inside, on your lanai or porch, depending on the temperatures. • Relocate houseplants: If your houseplants

were outside for the summer and early fall, consider bringing them inside your home before temperatures dip below 55 degrees Fahrenheit. Fall is an exciting time to manage what needs to be addressed in your landscape. The heat, humidity and thunderstorms of summer have moved on. Now it is much more pleasant to get outside and garden.

Aluna's Zodiac By Aluna Michaels

NOVEMBER 2023 Scorpio (Oct. 23 – Nov. 21) – Happy birthday Scorpio! This month is about standing your ground in relationships. It’s easy to do when you have healthy boundaries. Then you can have conflict that leads to growth and healing instead of rage and frustration. If you’re feeling like attacking or withdrawing entirely, meditate on your sense of safety. Being able to have “ground rules” with others actually build intimacy and trust. You are loved, so love yourself enough to construct flexible, yet firm limits around your heart and mind! Sagittarius (Nov.

22 – Dec. 21) – This is an emotionally loaded month in terms for everyone, but especially you! Meditate daily to stay centered, even if it’s just deep breathing or a few minutes of quiet walking. Think before you speak when confronted. Also, if you feel you “have” to tell someone something, please wait until it seems less urgent. Use the mantra, “this too shall pass”. Next month will be far more serene! However, it’s great time to accomplish goals. Just be willing to pivot if you have temporary blocks and turn toward what is flowing in that moment.

Capricorn (Dec. 22

– Jan. 19) – So much is bubbling up from your subconscious. It’s very healing, but can feel bumpy and raw. Hopefully you can express things to a non-reactive friend who can hear you with compassion, without trying to fix you. Merely letting this “junk” into the light can dissolve it! Be patient even if this seems like stuff you “should be done with by now”. It’s a deeper level of healing at the root! Don’t make big decisions about relationships now. Wait until next month when things are smoother.

14 Lutz Magazine - NOVEMBER • 2023

Aquarius (Jan. 20 –

Feb. 18) – Lots of breakthroughs can happen with work, especially things that have been months in process! But resist sudden changes that are reactive. Things are too volatile now to take actions on a whim. Deep healing can happen about family trauma issues. It can even seem like a miracle, but you’ve been working hard for these results! Like Capricorn pals, wait on big decisions with relationships until December. Settle into the “new you” that is unfolding this month to see what you next steps are.

Pisces (Feb. 19 – March 20) – In meditation, practice listening for your inner voice. Be subtly alert throughout the day to hear and feel prompting and guidance. When dealing with others, take their ideas into consideration, but don’t give your inner truth away. It’s a tricky balance! Watch out for people saying you’re stubborn when you hold onto your opinions. That’s especially true if you can’t give facts about your stance. Your inner conviction is enough proof! If job opportunities come up, don’t leap at the chance. Proceed cautiously and make a choice next month if possible. Aries (March 21 – April 19) — The Full and New Moons create a bumpy ride this month. When you’re nervous you like to take action. But things get more chaotic if you just “do something”. Go against your grain and sit quietly, breathe and observe all the moving parts. Confront the feeling of powerlessness that arises. Next month, you’ll be able to move forward in a poised way that uncomplicates the circumstances. There’ll be breakthroughs in finances as well as intimate relationships. Taurus (April 20 –

May 20) – It can be a tense time in relationships this month. It’s ok

to have time for your individuality while bonded! You might need to have challenging conversations about creating balance about “us” and yourself. More intimacy and depth is revealed once the dust settles. Don’t make big financial decisions, especially if you’re being pressured. Wait until next month if possible, when you’ll see all aspects and outcomes more clearly.

Gemini (May

21 – June 20) – The Full and New Moons want you to look at work/ life balance. Don’t hide out in work to avoid relationship issues. And don't get bullied by superiors to do more than is physically or emotionally healthy for you and your family. In general, when emotions get intense, allow yourself to step away for a few minutes of meditation or deep breathing. You’ll be off-kilter if responding too quickly. Re-centering will avoid lots of chaos!

Cancer (June 21

– July 22) – Relationships are likely very passionate, but also challenging right now! Make sure you are actually compatible with your partner. Having an “opposites attract” mentality can wear you down emotionally. On the creative front, be brave and try an art, dance or acting class, or maybe even improv comedy. You’re more talented than you think! If you’re having trouble sleeping or concentrating, be honest about caffeine and sugar intake. Cutting back soothes your nervous system.

Leo (July 23 – Aug.

22) – Don’t get too worked up about work chaos. It’s not a good time to make job changes, since this month is a bit disruptive and disorienting. Look at options and weigh your choices, but leave decisions for December. In relationships, you might have

issues about friends or hobbies/activities. It might seem like you have nothing in common. Hang in there and try not to argue in circles together. Instead, remember what drew you to one another in the beginning and meditate on that soul connection. Next month it will be clear what your next steps are as a couple.

Virgo (Aug. 23 – Sept. 22) – You can be feeling edgy and nervous with the New and Full Moons. Meditate each day and also take minibreaks anytime. Close your eyes and breathe deeply even just three times and you’ll notice a shift. This allows the wild energy to feel invigorating and inspiring, rather than irritating. Relationships that seem to be at a dead end can have surprising breakthroughs. So try to remained poised and ride out these intense vibes. You’ll be rewarded with peaceful circumstances by month’s end! Libra (Sept. 23

– Oct. 22) – Send your body positive thoughts. Don’t be a “mean girl” to the wonderful temple in which you live! Meditation can reveal insights about the root of health issues, or “fitness disappointments”. You can make a loving decision to take certain steps that bring harmony to your mind and body. Try not to make impulsive financial choices, or even decisions about intimate relationships. Wait until next month if possible. Aluna Michaels is a second-generation astrologer.
