A little poem about Thanksgiving Days (365 to be exact) It’s not just about one day a year, it’s about every day and everyone in your days.

Be thankful! Be thankful for this day, and you will fill it with joy. Be appreciative of those around you, and they will bring much value to your life. Be grateful for your opportunities, and you’ll find yourself making the most of them. Be thankful for what you have, and you’ll get more from it. Be grateful for the challenges, and they will help you become stronger. Appre-

ciate the dark, cloudy days and they’ll instantly become brighter. Appreciate the sunny days, and you’ll enjoy them even more. Those things you take for granted will fade from usefulness as you forget they’re even there. By contrast, those things for which you’re thankful remain readily available and will grow even stronger as a result of your appreciative attention. Consider how very fortunate you are. Consider it often. The more you count your blessings, the more there will be to count. (Author unknown)

Remember to send your December messages, pictures and announcements. With gratitude,

Cindi Matter

Simple Tips That can Save you a Bundle During the Cooler Months

There are several things a homeowner should consider doing as the cooler months approach. • Schedule a professional to inspect your furnace, heat pump or heat strips • Schedule a professional to inspect and clean the chimney • Vacuum vents and other heating components • Replace furnace or A/C filters • Seal leaks around doors and windows • Add or replace worn weatherstripping around doors and windows • Caulk gaps where needed • Insulate! Focus on crawl spaces, basements, walls, floors and attics • Consider replacing old windows

with newer, more energy-efficient models • Draw your drapes at night to keep out cold • Open the drapes during the day to allow the sun to help heat your home. • Turn your ceiling fans on reverse and run them on low to help circulate warm air • Replace your old light bulbs with Compact Florescent Lamps or with LED bulbs. To Fix or Not To Fix (The Roads)

A

s a former member of the U.S. Navy and an industrial arts teacher and contractor, I know the old saying, “an ounce of prevention is worth a pound of cure” are more than words in this state. No matter what the manufacturer or sales people tell us, the Florida sun cuts the time that products are supposed to last by a great margin. Another problem we have is the soil under our homes and streets. Our homes develop settling cracks and the same happens to our streets. The cracks that you see are not necessarily bad for your auto, but it lets moisture in and this will play havoc with the asphalt, causing ruts and holes. We have a system in place to do work on the roads at a given time in their life cycle. That would basically mill down the entire road and

Report from our new landscape maintenance company LMP. (Landscape Maintenance Professionals)

LMP, Inc. is a family owned and operated landscape contractor with 20 years of experience based in the Greater Tampa Bay areas. We have over 150 employees and roughly 60 trucks on the road every day. Our management team has a combined 200+ years of hands on landscape management experience throughout the Southeastern United States

place a new asphalt surface on top. The problem is that it’s extremely expensive to you, the homeowner, and the ruts and holes do a job on your auto until it’s done. We are now in the process of milling (removing about 1” of asphalt) and patching all of the cracks with new asphalt. This will seal the cracks. After about 30 days of drying out the new asphalt, we will come back and spray a heavy duty sealer over the entire road. This sealer fills in all the small cracks and imperfections in the asphalt. If needed, we will be back every three to four years to repeat this process, fixing any new cracks that develop and resealing the road surface. This should increase the road life by about twelve years before a major rip out must be accomplished. This is the same procedure for the townhouse parking lots as well as the streets in the individual home villages. Remember that oil/gas spilt on the surface will eat right through. If you see this, a small amount of kitty litter will soak it up before it does too much harm. On behalf of myself and the MPII CDD Board, I want to thank you for your cooperation while this process is being completed. Feel free to call me at 991-5016 if you have any questions about this project. v Respectfully, Mark Glassman MPII CDD Supervisor and we are on the cutting edge of new technology and products as they are introduced. At LMP, Inc. we take great pride in working very hard to protect your landscape investment. We understand the landscape maintenance of most properties is typically the largest single line item of the operating budget, and we also realize the landscape is also the largest “uninsured asset” of your property as well. On behalf of the entire LMP, Inc. family, we truly appreciate the opportunity to work with the Meadow Pointe II CDD and its residents.

MEAD W POINTE III INFO Meadow Point III/IV HOA to Trim Trees

R

ecently the MPIII/IV HOA was informed by the Pasco County School Board that school bus service within selected communities would be terminated due to street side tree branches striking passing school busses. The school board requested that tree branches be trimmed high enough (ten feet) to prevent this from happening. As a result the HOA reviewed street side trees within the various communities and found that, in addition to the issues raised by the school board, street side tree branches often impeded people walking on sidewalks and that many required pruning to help assure they would grow into nicely shaped trees. At a recent HOA meeting the Board of Directors voted to trim, prune and elevate street trees wherever it is needed in the community. On October 16th, 2010 a letter was sent to each registered property owner, the text of which is summarized below. This article is being published to assure that all residents are aware of the tree trimming actions that will take place in selected communities. Street trees are the ones that were planted in the areas between the sidewalks and the streets. Although they are owned by the Com-

munity Development District, each homeowner is responsible for the care and preservation of any tree that was planted in the right of way adjacent to his or her property. This requirement is included in the HOA Covenants signed and agreed to by each homeowner. Unfortunately, however, only a handful of the community’s street trees have been pruned correctly. Therefore, as a one-time service that ultimately will benefit the entire community, the HOA is arranging for proper pruning of street trees throughout the community. The HOA has the financial wherewithal to make this commitment because short sales and foreclosures are leading to relatively strong recovery of long-delinquent assessments. In the past, homeowner assessments had to be increased to compensate for the high rate of delinquency. By choosing to trim street trees, the HOA Board of Directors is, in effect, returning assessments to members in a way that will beautify the community and protect the members’ collective investment in shade trees. Any questions regarding the tree trimming should be directed to Steve Szekely of the HOA management office at 994-1001. v

r. Jeffrey Seymour and his staff at Wesley Chapel Orthodontics are proud to be a part of the Seven Oaks/ Meadow Pointe neighborhood. A Florida native and University of Florida graduate, Dr. Seymour has practiced in the Tampa Bay area for 15 years and is thrilled to have recently opened in Wesley Chapel. Our philosophy is that orthodontic care should be comfortable, timely, and tailored to the individual needs of each patient. We place great emphasis on customer service and understand your busy schedule, therefore we maintain full-time office hours and have plenty of after school appointments.

Our modern office is comfortable, family-oriented, and conveniently located at 2653 Bruce B. Downs Boulevard, just north of the Shoppes at Wiregrass. Dr. Seymour uses the most advanced technology available to create beautiful smiles in the shortest amount of time possible. We offer traditional and clear braces, and Dr. Seymour is a preferred Invisalign provider.

Chapel Orthodontics is friendly, skilled and dedicated to making sure our patients get the most out of their orthodontic treatment. Dr. Seymour believes that all children (and adults!) should benefit from a beautiful, healthy smile, so we accept most insurances and offer a variety of excellent payment options. Schedule your visit to Wesley Chapel Orthodontics today, we look forward to meeting you! v

We offer a complementary new patient examination and consultation. Dr. Seymour believes strongly in early interceptive treatment when necessary for children and recommends that children be examined by an orthodontist by age eight. The team at Wesley

Great American Teach In November 18th The Great American Teach-In is an opportunity for students to learn about many special interests, careers, and a variety of information outside of their normal curriculum. For parents and community members, it offers the opportunity to come into the school for a day and share your career, hobbies, or interests with students. If you are interested in sharing your talents and experience with Sand Pine Elementary students, contact the school at 974-1900! Wiregrass Ranch High School The excitement could barely be contained as Wiregrass Ranch high School celebrated its 5th Homecoming with a weeklong celebration of Wiregrass pride. The week ended with the Wiregrass Bulls beating the Fivay Falcons, and the “Saturday Night Fever” Homecoming Dance on Saturday, October 9th. Bruster’s Night Sand Pine Elementary School’s first Bruster’s Night in September was the most successful Bruster’s Night that Sand Pine has ever had. Even Bruster’s was impressed by the turn out! Principal, Mr. Todd Cluff, and Assistant Principal, Mrs. Karyn Kinzie, did a fantastic job serving ice cream to all of their smiling customers. A portion of the proceeds and tips went directly to the school. A special thanks to all the families that participated, Mr. Cluff and Mrs. Kinzie, along with Bruster’s for all of their support!

A resident of Meadow Pointe IV since 2006, he believes that Meadow Pointe is a great place to live, work and play. With a focus on the family, Andrews seeks to preserve the exceptional resort style quality of life in Meadow Pointe IV while keeping assessments as low as

Please keep our neighborhood neat & clean • Keep trash cans out of sight from the street and nearby homes • Garbage must be placed in secure garbage cans for pick up. Do not leave trash bags exposed to animals

Specifically, owners of lots adjacent to ponds are obligated to regularly mow the area down to the high water line and keep the ground free of noxious weeds. In addition, if the turf in this area is damaged, you are obligated to lay new sod in order to minimize erosion. Please note, however, that the deed restrictions prohibit removal of vegetation from the pond itself.

Thank you.

Andrews looks forward to serving to serving the residents of Meadow Point IV. v

Community Spirit

In Meadow Pointe III and IV, the owners of waterfront lots are responsible for maintenance of all the land to the edge of the pond behind your property.

In addition to keeping our community clean. There has been an increase in trash debris outside the entrance of Whinsenton. Specifically, there is an abundance of hot pocket wrappers each morning. If you have a child that waits at the entrance for school pick up, please make sure your child is not littering the entrance or streets leading to the front gates. Together, we all can make a difference.

The Wesley Chapel Chamber of Commerce has watched Wesley Chapel grow in the area of health and wellness with many health care professionals and businesses (including our own Wesley Chapel Health Center) setting up practice in the community. We are joining forces with these health practitioners and wellnessminded businesses to give you Wesley Chapel’s first Health & Wellness Fair and 5K Run. This event will provide many free health screenings for the whole family, free health seminars and healthy family fun. On the first Saturday in December, the year winds down with the Chamber joining local businesses, and non-profit organizations for our Holiday Festival and Christmas Tree Lighting. Local schools, places of worship, clubs and organizations bring their talent to the stage with holiday music. The evening ends with a gathering around the beautifully decorated Christmas tree for the “Lighting of the Tree” and a reading of The Night Before Christmas. With holiday spirit, local businesses and organizations give back to Wesley Chapel residents.

WEIGHT LOSS SURGERY?

Because our award-winning surgeons train other bariatric surgeons. Because our hospital is the training center for the Southeast U.S. Because you won’t pay a single cent in program fees. Because we offer “My LAP-BAND Journey”online support. If you’re ready for a surgical solution to weight loss, look what Pasco Regional can do for you. Not only do our surgeons train other bariatric surgeons in this procedure, but our hospital is the area training center for revisional LAP-BAND® surgeries. Here, you’ll never pay a program fee, yet other hospitals charge $2,000. Also, we provide post-surgery support.

Why the LAP-BAND system? - Because it’s the most popular band surgery in the U.S. - Because most cases are covered by insurance. - Because financing is available when needed. Ask for LAP-BAND by name at Pasco Regional. Because it’s that important.

“Chuckie” C

huckie became part of our family Thanksgiving 2008. Chuckie is a Pekingese mix…some have told us he’s a Pekapoo. He definitely has the personality of a Pekingese and will let you know it occasionally. Our friend Brian sent us a picture of one of his rescue dogs and it was love at first sight when we saw his picture. Brian takes in dogs that have health issues and that no one wants to adopt and that would otherwise be put down. He provides a sort of hospice for them giving them the required food, medicine and love…all out of his own pocket…. for the rest of their days. As a certificated pilot he will fly to various shelters to pick up

these dogs and provide his special care. He is indeed an unsung hero to our pet population. Brian found Chuckie at Ft. Lauderdale Pekingese Rescue. Apparently he ended up there when his lady owner was jailed. He told us Chuckie was a “special” dog. Little did we know just how special and how he would take over our lives. Chuckie had just been neutered when we got him and he was understandably disoriented and miserable with all the change. His surgery became infected and his sutures burst on the Sunday after Thanksgiving. By the Grace of God we were able to reach Dr. Reddy of Seven Oaks Pet Hospital at home and he met us at his clinic in half an hour and performed emergency surgery on Chuckie to save his precious life. Dr. Reddy is our hero now…the absolute best in the business..and he and the staff at Seven Oaks Pet Hospital now have a special place in their hearts too for the Chuckster.

Seven Oaks Pet Hospital WE OFFER:

• Laparoscopic Spay Procedures - for faster healing, quicker recovery and less pain for your loved one.

Chuckie enjoys his routine morning walks around the Manor Isle neighborhood where the neighbor ladies love to stop and pet him. Chuckie also enjoys meeting up with and playing with his two best neighborhood canine friends Colby and Champ.

• Anesthesia Free Dentalsdental, scaling and polishing without the anesthesia.

HOLIDAY SPECIALS:

Chuckie loves to travel. He loves to stick his head out the window and ride “hair straight back” ..at low speeds of course… around the neighborhood. He loves to people watch and enjoys vacationing with us at the condo and the beach at Cape San Blas each summer. It is amazing how such a small beast can capture our hearts and become the center of our lives. He has truly brought lots of love and laughter…along with some challenges…to our home. - Arnie & Sonja Newland

• $50 off all of our surgical procedures. Expires 12/15/10 • 50% off Physical exam for all new clients. Expires 12/15/10
