Put the list where you will see it frequently. Then, start whittling them into reality. Say to yourself each day, I am thankful for......running that half marathon, then do it and REALLY be thankful! Or br thankful for.....taking that cruise you always wanted to go on, then start planning and saving and REALLY be thankful. Once you have accomplished something on the list, put a star over it. The more you smile and feel the thankfulness of all that you have and all that you WILL have and do, the more it will fall into your lap. Thanksgiving is about everyday, not just one day a year.

CDD Update
D
like to see an additional community building, perhaps with larger workout facilities? Do you want to see additional playground amenities, or basketball courts, or tennis courts? Or would you prefer the CDD save it for a rainy day?
o you remember the promise of the trail? An 8-mile fitness and recreation trail, winding its way throughout our neighborhood. At least that’s how I heard it from my builder. Maybe you heard something similar from your builder, or from the Crown receptionists at the clubhouse? Maybe you’ve wondered why the trail just sort of dead ends at Colonial Grand apartments? Whatever happened to the promise of the trail? Off and on for the past several years as I’ve been a member of the CDD, and even before that when I was a member of the Residents’ Council, a neighbor would ask about the trail. Earlier this year, I turned to fellow resident Melissa Cone for details. Melissa, I knew, had personally spoken with employees of Crown—the developer of Seven Oaks— about the trail. Among Melissa’s many notes was an early map of Seven Oaks that, in fact, showed a trail running throughout the neighborhood. To be fair, this was more of a conceptual map from before the neighborhood was actually built, and Crown would later say that it was never their intention to “complete” the trail. Whether it was or was not their intention is debatable. The fact is, the trail was never completed to its early concept.
If the community wanted to spend that money on the trail, $250K could pay for the majority of the previously mentioned “leg” (leaving $72K that would require a one-time single assessment of approximately $19 to $43 per Seven Oaks household, depending on the size of your property. Multi-family homes and business would be required to contribute, too.). But $250K is just a small portion of the larger $2 million dollar price of the “Crown” concept of the trail. The remaining $1.75 million would require much longer assessments, perhaps $60 to $140 per household per year for seven years. While there are many options (both trail options and financing options), the board needs your feedback: is this something worth pursing, or is it simply too costly?
Remember the Trail
Curious about what might have been, I began looking at a map of Seven Oaks to see where potential routes for the trail could be. With input from three of our past (and current) Residents Council Chairs, we identified a number of options for extending the trail. But we also knew that some of those options passed through wetlands, which would require boardwalk— much more costly than pavement. So I took these options to our district engineer, American Consulting Engineers of FL (ACE-FLA), and asked if they would review. Happily, ACE-FLA agreed to create rough estimates for extending our trail at no cost. A special thanks goes out to ACE-FLA for volunteering their time on this project. Big Estimates Thanks to the work of ACE-FLA, we can now see that to complete the trail to the early concept would likely cost in excess of $2 SEVEN OAKS NEWS

However, instead of building the entire trail all at once, there’s also the choice to complete just specific sections. For example, suppose the community felt that extending the trail from Colonial Grand apartments back to Ancient Oaks Blvd. (AOB) was a worthwhile project. That “leg” of the trail could be completed via boardwalk or by paving along an existing access road north to the power lines, then east to AOB. Paving along the access roads is much more economical than boardwalk, but this “leg” would still cost approximately $322,000.
Is it Worth it? Before deciding on what value—if any— expanding the trail brings to Seven Oaks, we should consider the costs. As a member of the CDD Board of Supervisors, I can tell you that I strive to be a good steward of your money. The board has worked hard to save you money, from merging the two CDDs into one to reviewing vendor contracts to exploring bond refinancing options. Did you know that the CDD was considerably under budget this past year and moved $250,000 into our capital reserve fund? This $250K was not earmarked for any specific purpose. What do you want the CDD to do with this money? Are you interested in expanding the trail? Would you November 2010
We Need to Hear From You! If the CDD Board of Supervisors is to truly represent your interests, we need to hear from you! What is your vision for Seven Oaks, now and down the road? If you’ve never reached out to your neighborhood representative of the Residents’ Council, I encourage you to take that step now. Also, I encourage you to post your comments at www.mysevenoaks.com. Communication is the greatest tool that we, as neighbors, have. With great communication, the trail towards Seven Oaks future is very bright indeed.

ello Seven Oaks’ Residents! I hope you are enjoying this beautiful fall weather! Thank goodness for the break in temperature outside. When you look closer though, things are really heating up around here in a different way. Nothing will ignite more heat in our hearts than when we feel our children’s glowing futures are being tampered with beyond our control. If you are not aware by now, Seven Oaks has been thrown in the middle of a school rezoning debate conducted by the Pasco School Board’s “School Boundary Committee.” As I type this, our children face the possibility of being forced out of Dr. John Long Middle School and Wiregrass Ranch High School and redirected to Weightman Middle School and Wesley Chapel High School. By the time this note reaches your homes, the situation will have changed. So, I’ll refer you to our community’s website: www.mysevenoaks.com for the latest information on this topic. From a parent’s perspective the impact on our children goes without saying. Weightman Middle School and Wesley Chapel High School simply cannot compete academically with the top-notch educational environment offered at Dr. John Long Middle School and Wiregrass Ranch High School. The parents in Seven Oaks are aware of this since we based our decision to move here or rent here on these high quality schools. I love Seven Oaks in countless ways, but if you tear down all the palm trees, drain the pool, and close up the parks; I would still live here for the quality of schools, and so would you. For those Seven Oaks residents who are in the fabulous phase of getting their house back to themselves after 18+ years of raising kids, or those residents who are just starting to think about having kids one day and everyone else in between, you might not be immediately concerned about this issue…but should you be? Yes you should, and here is why. As I combed through the web to research studies based on the relationship between property values and school quality, I quickly discovered there are too many to reference. Economists agree there is a direct correlation between school quality (test scores, performance outcomes, progress statistics) and property value. The higher the measured school quality, the higher the property values rise. The lower the measured school quality, the lower the property values fall. If the Pasco School Board ultimately decides to rezone all or even part of Seven Oaks, the rest of the dominos will fall. In the future when or if you sell your home, refinance your property or even take out a second mortgage/line of credit, this will affect you. Please help us maintain Seven Oaks as the premier community in Pasco County and frankly New Tampa. Offer your assistance where you can whether it is spreading the word, offering advice and guidance or even if it is attending a School Board meeting with us to show your support. Join us when we meet together as Seven Oaks’ residents and construct the appropriate strategy for preventing the rezoning of even one Seven Oaks child to these inferior schools. Our community is a great one. We stick together and support one another. I pledge when an issue pops up in the future that affects you directly, it will be your good neighbors who stand beside you and fight for your cause. I promise you that fact. The Resident Council supports this cause 100% and we will stand with the Concerned Parents of Seven Oaks until the job is completed to our community’s satisfaction. Thank you for reading this note!

Holiday Safety Presentation
A proposal has been submitted by a small group of residents that wish to see a US and FL flag installed at the clubhouse. The group behind the effort feels that the flag pole is an important part of the community, and is long overdue.
On November 3, the Seven Oaks Resident Council will be hosting Captain Chris Nocco of the Pasco Sheriff’s Office and or his team with a great 30 min presentation on how to stay safe this holiday season.
Presentation will include topics such as Shopping Safety, Increase in Property Crime During Holidays, and more!
The cost for the 30 foot flag pole is estimated around $1,900 and would come from the existing improvement budget. The price is including installation labor, pole, materials, and the 5x8 foot US and FL flags.

Watching Hillsborough. Will connect to Wesley Chapel as well! Light Rail Adopted
T
he Hillsborough Area Regional Transit (HART) Board of Directors adopted light rail as the preferred alternative transit mode to implement in the study areas of the Alternatives Analysis. The HART Board voted on this during its regular meeting at County Center in downtown Tampa. Since July 2009, HART has been conducting the Alternatives Analysis to study increased and improved transportation options in an area that extends from New Tampa to downtown Tampa (Northeast Corridor), and continues to the

Westshore area and through Tampa International Airport to Hillsborough Avenue (West Corridor). The vote came after HART staff presented the findings of the Alternatives Analysis study, which recommended light rail over bus rapid transit based on air quality benefits, the ability to encourage transit-oriented development, strong support from the public and partnering agencies (i.e. Tampa International Airport, Metropolitan Planning Organization, etc.), and consistency with local and regional plans.
There are plans to make a route to connect East and West Pasco along SR54/56 as well as add service between Wesley Chapel/New Tampa and Zhills along BBD if vote passes. The next HART Board Regular Meeting is scheduled for Monday, Nov. 15, 8:30 a.m. at County Center, 18th Floor, 601 E. Kennedy Blvd., in downtown Tampa.For more information about the Alternatives Analysis, residents may visit www. goHARTaa.org
In November, HART staff will present findings and recommendations on the specific routes where the light rail will travel within the Northeast and West Corridors. As a requirement to request capital funding for a major transit investment, HART will submit its final Alternative Analysis to the Federal Transit Administration in December. rts in Motion Community Youth Theatre & Art Education, Inc., also known as AIM is currently in rehearsals for their fall production of "Annie". This production features 60 children in grades K-12 and it wouldn’t be possible without the talented volunteers on the production team. “I love being a part of AIM because it gives me a chance to perform on stage in front of a real audience” says Courtney Graham who is one of two children who will play Annie in the upcoming production. “I learn things from the production team that will help me pursue a career as a performer."

Boundary Process Begins for East Side Middle & High Schools
D
ue to the overcrowding situations at both Dr. John Long Middle School and Wiregrass Ranch High School in East Pasco County, a boundary committee has been tasked with creating new middle and high school boundaries to better balance student populations. The process began on October 18th with the initial meeting of the committee to look over data and to develop several potential scenarios. The middle schools that may be affected include Centennial Middle, Dr. John Long Middle, Pasco Middle, R.B. Stewart Middle, and Thomas E. Weightman Middle. The high schools that may be affected include Pasco High, Wesley Chapel High, Wiregrass Ranch High, and Zephyrhills High. The committee consists of principals, parents, administrators, and representatives from the Exceptional Student Education, Transportation, and Planning Departments.
