t sure feels like Summer, but we still have until the 21st before the official kick-off. Then a long haul from there; as you all know. Being a native Floridian, a.k.a. Florida Cracker, I am quite used to the heat. Inside this issue are some exceptional Prom pictures from the resident high schoolers. It looks like they all had a very exciting time.

he end of the school year is upon us and that will mean a noticeable increase in the number of children playing on our streets and playgrounds. While we are expected to always observe the posted speed limits and rules of the road, please exercise

extra caution and keep this in mind as you drive throughout our beautiful community. As you may have noticed, a set of benches were installed along Ancient Oaks Boulevard. The CDD has received positive feedback regarding these additions and will look add additional benches for residents and guests to enjoy. Our next monthly CDD meeting, which is open to the public, is scheduled for Wednesday, June 8th @ 6:30pm

We would like to take a moment to reiterate a few key points to make everyone’s experience, guests, vendors and staff, a pleasant one. troller Strides of New Tampa and Wesley Chapel is holding an outing at Tampa Yankee Stadium on Tuesday, June 28th, Tuesday, July 26th, and Tuesday, August 30th. Protecting

Our Property Values

E

ach of us serving on the Residents Council has been asked to pick a topic to write about that is of importance to all residents of Seven Oaks for our monthly news magazine. For June, it’s my turn and being a Realtor, I have decided to write about a topic that is near and dear to me – Protecting Our Property Values. At the May RC meeting I gave a presentation on property values in Seven Oaks. Where they have been, where they are now, and where they may be heading in the future. If you would like a hard copy of it, please email me at sappel@tampabay. rr.com. There are many things we as residents of Seven Oaks can do to protect (and increase) our property values. Keep your house looking nice whether you own or rent and abide by the deed restrictions that all of us are bound by. Report major violations to our Rampart representative Cindy Lynne (clynne@rampartproperties.com) for her follow-up. If there is a foreclosure home near you that needs some TLC on the outside, consider getting some neighbors together and sprucing the place up. If you see some street lights that are out during your walks, call in the 8 digit number on the pole to Withlacoochie River Electric Company (352-567-5133). If you see anything suspicious in the neighborhood or something that just doesn’t look right, call the Pasco County Sheriff’s non-emergency number (9291204) and report it. If you see some trash in the neighborhood, please pick it up. If you know someone that is considering a move, ask them to think about moving to Seven Oaks. We have homes of all sizes and price ranges as well as new construction homes and three new villages from which to choose from including the soon Page 8

to be released Sabal Point. We also have a clubhouse and athletic facilities that are second to none! Property values are also about supply and demand. Currently, there are 43 homes for sale and 6 homes for rent in Seven Oaks. For a community that I believe is now over 2,000 homes strong, that’s outstanding! The more buyers we have chasing fewer homes in Seven Oaks, the more likely our home values will hold and eventually go up. And as we approach build-out stage in Seven Oaks, our supply will no longer increase. In our favor, there will always be demand for homes in Seven Oaks. What other communities in the New Tampa and Wesley Chapel areas are so close to two interstates, a first class mall, a soon to be completed hospital right across the street, and a new community college campus soon to follow? Not to mention all of the recent road improvements and a soon to be widening of I-75 that will certainly alleviate most of our traffic concerns. Many more companies will be coming to our area as well for the above reasons. Raymond James has already purchased an option to buy land at Wiregrass in the future. So please do your part in protecting our property values and we’ll all enjoy the increased value in our homes now and in the future! Seven Oaks is a wonderful place to live and when the time comes where each of us has to sell, we all want to get top dollar for our investment.

BIG in Seven Oaks

Big Brothers Big Sisters of Tampa Bay is part of the nation’s largest donor and volunteer-supported mentoring network. We’ve been around for more than 45 years in Hillsborough, Polk and Pasco counties, and more than 100 years nationally. Our mission is to provide children who are facing adversity with strong and enduring, professionally supported one-to-one relationships that change their lives forever. And we accomplish that mission every day right here in Pasco County.

Big Brothers Big Sisters of Tampa Bay currently has more than 2,000 Little Brothers and Little Sisters who are matched up with mentors and we’ve been serving that number consistently for many years now. But we always have more youth waiting for mentors. We especially need Big Brothers in Seven Oaks.

Most children served by Big Brothers Big Sisters are in single-parent and low-income families or households where a parent is incarcerated. Our mentors help these children discover and realize their potential to succeed and thrive in life—just by being a friend. When at-risk children have Big Brothers or Big Sisters in their lives, they gain a lot—namely increased confidence, greater success in school and a more positive outlook on life. (We have the research to prove it!) It costs about $1,000 a year to support a match between a “Big” and a “Little,” which pays for background screening,

Most of our volunteers are what we call community-based Bigs—they spend nine hours a month doing low or no-cost activities out in the community with their Littles. We also have a site-based program where Bigs visit their Littles at school for an hour a week. We have a strong site-based program here in Pasco County. Every week during the school year, you’ll also find high school student Big Brothers and Big Sisters visiting their Littles at various elementary schools. For every site-based volunteer in Pasco, we have almost two community-based volunteers. Of the 171 million dogs and cats in the US, over 84 million are overweight and 23 million of those are considered obese. The Furry Fitness Challenge will run for seven weeks, from June 11, 2011 until August, 6, 2011. Your workout team—you and your dog or cat—will go to the Home Buddies Weigh-In on June 11 to do your official Weigh-In at LA Fitness, 6411 County Line Road (at Bruce B. Downs Blvd). For those who can’t make it that Saturday, you will have up to a week to enter. The workout team with the largest combined percentage of weight lost wins. I

n May Rosa’s Lawncare Services was trying to mow the back of a foreclosed property at 27321 Roseling Ct. in Seven Oaks. Since the grass was so high and dry, it started a small brush fire. Javari Moore (an employee of the landscaping service) ran across the street to get the assistance of a neighbor, Nick Bolli. Nick pulled over both of his hoses and hooked up to a neighbor’s (Rick and Carrie Knight) hose bib and they got the brush fire under control and put it out before the fire department arrived (thank goodness!) v Nick Bolli, Kenny Berryhill, Jose Alamo, Javari Moore.

The beauty of the Clubhouse and surrounding areas is one of the things that makes Seven Oaks such a great place to live and work. As we tour the grounds to make sure that everything looks as scenic as possible we have noticed an abundance of litter around the basketball courts and parking lot. While we do have staff that maintains the grounds, they are not able to pick up after everyone all the time. This also takes us away from other duties that need to be performed in the Clubhouse. Please make an effort to use the trash cans that have been provided on the premises for any litter that should be disposed of.

Gathering Room Rentals Thinking of hosting a party? Consider reserving the Clubhouse for your private function. We offer morning, afternoon and evening rentals. Rates are as follows for Seven Oaks residents: 3 Hours $100.00 (tax inclusive) 4 Hours $130.00 (tax inclusive) 5 Hours $160.00 (tax inclusive) 6 Hours $185.00 (tax inclusive) (Includes the Theater)

NEW ADDITIONS TO THE CLUBHOUSE We have added two new additions to the clubhouse amenities. The first is a tennis ball machine that can be rented for your time out on the courts. The cost to rent the machine is $5.00 (tax inclusive) for 90 minute usage. Rentals can me made same-day, or reservations can be made by individuals that leave a credit card on file with management. Credit cards will be charged for cancellations and no-shows as these acts prevent other residents from using the equipment. There will be no monetary penalty for cancellations due to inclement weather.

The other addition to the facility is an outdoor Ping Pong table which is located just outside the Gathering Room. Paddles and a ball for the table can be obtained by dropping of your Access Card at the Cafe for the duration of play. The length of time allotted will be 30 minutes unless there is nobody else that is waiting to use it. Page 16

Pool Rules & Etiquette Now that warm weather is here to stay the pool becomes the hot spot of the summer. We ask that while you are here that you please observe the pool rules and be mindful of others trying to enjoy the facilities as well. Pool rules are posted at various locations throughout the deck. We ask that there be no running, diving, or rough-housing on the pool deck at any time. This is for your own safety as well as the safety of others. Smoking on the pool deck is also prohibited. We have designated smoking areas for your convenience. We hold a zero tolerance policy for alcoholic beverages on the pool deck and coolers must be inspected upon arrival. Cabana Rental Policy

Slide in to see us

It has come to our attention during these last few weekends that there has been some confusion as to what the Cabana rental policy is, and how it works. Cabanas by the pool are on a first come first served basis. These cabanas can also be rented for 3 hour blocks from the hours of 10am-1pm, 1pm-4pm, and 4pm -7pm. All cabanas that have been rented will be clearly marked by a posted sign first thing in the morning. The signs have the rental times listed on them so that you will know what time the cabana has been reserved for. These signs do not mean that the cabanas are off limits the entire day, it simply means that if you are going to occupy that cabana then we ask that you make the cabana available by the allotted rental time posted. It may look as though many cabanas are rented for the day, but we only allow 5 rentals for any given time slot.

The slide will be open on Saturdays and Sundays (weather permitting) until Pasco County Schools end for the summer break on June 1st, 2011. Thereafter, the slide will be operational (weather permitting) throughout the summer from 11am7pm. HEALth Spotlight Low Glycemic Index: Where “low carb” left off, the “low glycemic index” has taken over. The glycemic index ranks foods based on the how quickly they elevate blood sugar levels compared to the same quantity of a reference food (pure glucose or white bread). In addition to not considering the amount of food usually eaten, the GI doesn’t include the amount of fiber in the food. A medium baked potato has a higher GI (85) than a Snickers bar (55), and who’d say a candy bar is better than a baked potato? The quantity of food represented by that ranking is always 50 grams, regardless of how much food (volume) it takes to eat 50 grams; it’s real easy to eat 50 carbohydrate grams of cookies (7 small cookies) but much tougher to eat 50 carbohydrate grams of carrots (5 cups of carrots) in one sitting!

hat to eat? Seems like a simple question, but it’s one that can vex even the most savvy eater, especially when trying to make sense of food packaging. How many times do you browse the grocery aisles trying to discern the “best” pasta, cereal or bread? Most concerned healthy eaters know the obvious, like there is no fruit in “Froot Loops.” But what about “grown up foods”? You know, those labeled as “whole grain,” “all natural” or “healthy”?

The USDA says that the “natural” claim means that the food does not contain any artificial ingredients, coloring ingredients, or chemical preservatives, and, in the case of meat and poultry, is minimally processed. However, the meat may be full of “natural flavors” and “naturally raised” doesn’t mean the animal isn’t raised on a factory farm. It also doesn’t mean that the animal has access to the outdoors.

Food Label Foolishness

Multi-grain: From breads to crackers to hot and cold cereals, “multi-grain” does not mean whole grain—it means just about nothing at all, except that the product contains an undefined amount of different types of grains. What you really want to look for is “100% whole grain,” so you’re assured that you’re getting all of the good nutrition from that grain’s kernel—the nutrients, including vitamin E and magnesium, and fiber. To know what you’re eating, read the serving size first, then the calories per serving, how much fiber and then how much sugar per serving (for example, a serving of shredded wheat and bran mini wheats is 1 ¼ cup, has 200 calories, 7 grams of fiber and less than 1 gram of sugar!).

There is much confusion for consumers who rely on the front of food packages to make their choices. Although “natural” should mean no artificial colors or ingredients, the term “natural” isn’t a guarantee that the product contains whole wheat—or any fruits or vegetables at all. Cut through the confusion and read the package from back to front - read the ingredient label first! Heed these tips to shop smart amid:

Organic: The truth is, if it’s sugar, it’s sugar— organic or not, high fructose corn syrup, honey, cane sugar or white, maple syrup, or agave nectar— all nutritive sweeteners have approximately 16-20 calories per teaspoon, and negligible nutrition—said differently, they are empty calories. I took a cruise through the breakfast aisle, and found “organic toaster pastries” but compared to conventional toaster pastries, there’s just as much sugar, and making it “organic” doesn’t make it lower in calories or higher in fiber. If you’re looking for a healthy breakfast that’s convenient and portable, choose a toaster waffle with whole grains. “Free” foods: Yes, we want to be free to eat what we like, and for many, that means fake foods that imitate sweets and desserts. However, foods labeled “low fat” or “fat free” does not make it calorie free.—manufacturers add sugar to add texture and bulk lost from removing fat. A “sugar free” cookie may have a similar calorie count compared to the regular too. So, the most important thing to look at when you’re reading a label is not the calories, fat or sugar, but always, it’s the serving size that must be read first. Buyer beware! wanted to start this note out by doing something different. I wanted to say a sincere “Thank You” to all of the Seven Oaks residents who have pride in themselves, their homes and their neighborhoods. You know who you are, I don’t have to name names! You are the ones who make sure your grass is mowed. Some of you do it yourselves, some hire someone else to do it…but it gets done. Your shrubs are always trimmed, your beds weeded and the house is always looking good. You might not enjoy yard work but you do it because you want your home to look good and it’s a matter of personal pride. You are the same group that pays attention to the covenants and files a modification request with the Design Review Committee before

painting, putting up a fence, or cutting down that tree. You pay your assessments on time. You take care when using the common areas, neighborhood play grounds, pools or tennis courts. You treat them as something you paid for because indeed you have and you teach your children to have the same respect for the common property that you do. You might not agree with all the rules for Seven Oaks but you know that they are a necessary part of any neighborhood that keeps it’s value. You recognize that without rules or covenants we’d most likely have a neighborhood that resembles a trailer park. You recognize that neighborhoods are part of a community we call Seven Oaks and that it takes a majority who want to do the right thing. You realize the attitude of “They are not going to

tell me what I can and can’t do with my property!’ has no place in our community. Sometimes you put up with the neighbor who doesn’t care, has no pride or is just plain lazy. , Many of you volunteer to help make Seven Oaks a better place to live. You serve on the CDD Board, Neighborhood Watch, Residents Council, DRC, or yes…even the SOPOA Board. You use your time and talent for the betterment of the place where you live. ropical Nights is a Dinner/ Silent Auction held once a year to benefit many local animal rescue charities. This year it is August 13, at 7 p.m. at the Wyndham Westshore. 2009 and 2010’s Tropical Nights raised over $170,000 for 68 non-profit local animal charities, and has helped find forever homes for over 1200 lucky animals. While there won’t be animals for adoption at the event, there will be many incredible items (including jewelry, trips, and more), and the best part is all the money raised goes to the animals. Jeanine Cohen, a volunteer with Tampa Cat Crusaders has already started working on donations for this year’s event. “We have to start early to get the big ticket items, like the trip to Key West, but the local community comes through also. We had a wonderful “The Shops at Wiregrass Gift Basket” last year which included gift cards to the shops, lunch, a manicure, a massage, as well as a donation from the management office themselves. he Discovery Point Child Development Center has been proud to be part of the Seven Oaks community for 5 years. It has been our pleasure to play such an important role in providing care and education to all of our children.

Attention, Affection and Approval are cornerstones of what have made us the loving and nurturing center that our families have come to admire, trust and respect. As an educational based Child Care Center, we incorporate fun, love and happiness into our daily routines. We provide care for infants as young as 6 weeks old and offer before and after school care for kids up to 12 years old. Our Lead Teachers are all CDA credentialed and all of our teachers have passed rigorous background screenings as well as being certified in CPR and First Aid. Our programs feature hot lunches and daily snacks included in our weekly tuition. In addition to our infant and preschool classes, we are pleased to be one of the areas most sought after VPK programs, offering this free program to any child who turns 4 years old by September 1st of that school year. In our 4 plus years of operation we have received a tremendous number of referrals from current and past parents as well as the enrollment of siblings into our various programs. We are proud of these recommendations and are committed to always provide the level of excellence, care and

Seven Oaks Surveilance Camera Project Update

T

he Seven Oaks CDD board of Supervisors is pleased to announce the beginning of the installation of the Seven Oaks Community Surveillance System. As a part of a broader effort to do our part in making Seven Oaks continue to be a safe and family friendly community, the CDD has approved a project to install surveillance cameras throughout the entire community. This project is a product of over six months of diligent research and testing, and is being installed over the coming weeks. The main purpose behind the surveillance system is to allow for footage of vehicles, license plates and persons, moving about Seven Oaks to be recorded, so that in the event that crimes occur in the community, we can use the footage to assist law enforcement in the apprehension of those responsible for such crimes. We need residents to be aware that the system is in place, so that if an incident occurs such as a burglary or similar crime, they can notify the system administrators to pull the footage. There will soon be a page on the official community website, MySevenOaks.com, where residents can report a crime, and surveillance system administrators will be able to access the footage on or around that time. We know some of you may have questions about the system, so we have created a Frequently Asked Questions (FAQ) page on our community website located at “MySevenOaks.com/CDD/ cameras�. We look forward to the completion of this project, and welcome any feedback from residents. Wiregrass Ranch High School “Summer Learnin’ @ The Ranch” website Although students and teachers have the opportunity to rest and recharge from June to August, learning does not have to stop during the sweltering days of summer. WRHS is proud to offer the “Summer Learnin’ @ the Ranch” website to better equip students to reach their highest potential. This resource, which will be housed on the WRHS website, contains many useful tools to help students continue to improve, including suggested and required reading lists, online course content for advanced classes, common supply lists, key dates and vital contacts. GASPARILLA PIRATES Storm Middle School

D

r. John Long Middle School Became an Official BookCrossing Zone to Promote Literacy Amongst Students and the Community On May 10th, Dr. John Long Middle School became an Official BookCrossing Zone (OBCZ) and gave away over 1,000 books to students. BookCrossing is a social networking site that gives new life to old books through their mission of connecting people through books. It is the “World’s Library” with 927,126 Book Crossers and 7,960,775 books traveling throughout 132 countries. The basic premise of BookCrossing is to “Remember the R’s: Read. Ready. Release. Repeat”. Students were asked to

read a book (that some of them received during the event). Get the book ready to go by journaling about the book they read. Release the book “into the wild”. Lastly, to repeat with enthusiasm! Bookcrossing is sustainable literacy at its best through the recycling of books. To make the event memorable for students, the campus was transformed into a pirate island that was invaded by official Gasparilla pirates and their helpers. Pirates from the Krewe of the Shamrock, the Grace O’Malley Krewe and others volunteered to hand out books to students. A select group of students participated in the pirate themed scavenger hunt, collecting doubloons as they followed clues

around campus eventually leading them to the school’s Scholastic Book Fair where each student was allowed to select a free book and was encouraged to register it on the BookCrossing website. In conjunction with the above activities, JLMS also coordinated a family technology night at the Barnes and Noble located at the Shops at Wiregrass. Nearly 200 students and their families attended the event, learning how to get the most out of their eReaders or other electronic devices they use for reading books. Dr. John Long Middle School hopes that while harnessing this 21st century technology they will promote an on-going book swap amongst students and the community thus promoting literacy. v
