Land Pooling Policy and Housing Scheme in Delhi Nearly six million people are expected to be added to the population of Delhi by 2021. This will reduce the total Delhi Infratech to around 8 million people. According to the DDA website, in 40 years from 1967 to 2007, it has been able to provide housing to only 3.7 lakh families which is less in demand in Delhi, therefore, the new model of housing development in Delhi is needed so that the needs of the population can be fulfilled. About 50,000 acres of land should be developed to accommodate 80 million people in the next 10 years.
The existing land acquisition policy is unable to meet the demands due to the limited financial capacity of the DDA, as the reluctance to acquire land parcel as well as reluctance on the share of land owners. Keeping these points in mind, a new participatory land policy which resolves the authority and the concerns of landowners, due to which DDA land pooling policy was formed. This policy has been started as a part of the review process of the Delhi Master Plan Delhi-2021(MPD 2021), the land pooling policy has been approved by the Urban Development Ministry on September 5, 2013, land pooling policy.
Delhi Infratech the main purpose of the Land Pooling Policy is to restrict the sale of land without the consent of the owner. This land pooling policy will enable private players to make pockets of housing in the city. According to the land pooling policy, many small holdings have been collected together. A portion of land is taken from the land transported to the infrastructure and public facilities. For the purpose of development, the remaining land has been returned to the original owners. After the accumulation of the land, land owners will be deemed to be reclaimed about 40–60% of the land, for example, for the developmental land, for example, for every 2–20 hectares of land, deposited about 48% of the land back to the land owner.
On the other hand, more than 20 hectares of land will be reclaimed, approximately 60% of the land will be returned to the land owner. For Master Plan 2021 facility and development, Delhi has been divided into 15 areas. Regional Schemes include Zone A from Zone A and Zone P from Zone J Land Pooling Policy is mainly to develop in the Pare Urban areas such as Narela, which falls under Zone P1 and P2 (North Delhi) and Dwarka, which falls under the Zone 1. And some of the housing society of K2 (South West Delhi) has already started land pooling and offering flats in their projects for interest projects.
