Mortgage insurance: A faster way into your first home
For many Americans, the biggest hurdle in buying a home is the down payment. According to a recent report, 49% of non-homeowners stated that not having enough money for a down payment and closing costs was a major obstacle to purchasing a home. Many people also mistakenly believe lenders require a 20% down payment to qualify for mortgage financing. Data shows that by using private mortgage insurance, millions of homebuyers with down payments as low as 3% or 5% have been approved for affordable and well-underwritten mortgages. Weak inventory limits November sales Home sales down, but outlook remains optimistic
Home sales were down across the area last month in comparison to November 2018, according to the most recent analysis of the existing home market by the Wisconsin Realtors Association. Tight inventories continue to be the key driver of Wisconsin’s housing market, officials with the WRA said. Statewide, closed sales in November were slightly below those of November 2018, falling 0.8 percent, and median prices rose 6 percent to $194,000 over that same period. In the Southern Lakes Area, sales in the same comparison were down in all three counties. Sales in Racine County were down 19.3% (197 from 244). Sales were down a relatively moderate amount in Kenosha (-2.2%; 180 from 184) and Walworth (-2.5%; 157 from 161) counties. Median sale prices were up in Kenosha (8.2%) and Racine (5.7%) counties and down in Walworth County (-6.8%). On a year-to-date basis, home sales statewide trailed the pace established in the first 11 months of 2018 by just 1.4 percent, whereas median prices increased 6.9 percent to $197,500. “As we close in on the year-end, it’s clear that

With November inventories falling to just four months of supply, the number of homes for sale has tightened over the past 12 months, keeping Wisconsin a seller’s market. “The inventory problem is most pronounced in our large urban areas and homes selling at lower price points,” said Beers. The counties that comprise metropolitan areas had just 3.3 months of supply in November compared to 6.8 months of supply in rural areas. A review of the last 12 months shows that the tightest supply levels were for homes selling between $125,000 and just under $200,000, where there were just 3.1 months of supply. “Starter homes sell quickly, so buyers and sellers need to be ready to move quickly once those homes hit the market,” Beers said. “We’re experiencing the longest expansion in U.S. history, and it looks like it’s going to continue for a while longer,” said WRA President and CEO Michael Theo. It protects you if you’re found to be at fault for someone’s injury or property damage. It even covers you for non-automobile incidents away from your home. Generally, it also covers your legal costs associated with such claims against you. As a rule, your liability coverage should at least be equal to the total value of your assets for both your homeowners and auto insurance. If your assets are higher than the maximum coverage allowed under the policy, consider purchasing umbrella insurance to cover the difference. This is important to protect the savings and other assets you’ve worked hard to acquire. DEDUCTIBLES As with other types of insurance, a deductible is the part of a loss that you’re responsible for covering out of your own pocket. The higher your deductible, the lower your monthly premium. Choosing a higher deductible can save you money with a lower monthly premium but increases the risk you take. Consider the amount of cash you typically have on hand
in your emergency fund or checking and savings accounts. Make sure you can cover the deductible amount comfortably. PERSONAL PROPERTY PROTECTION This protection covers your furniture, clothing and pretty much everything else inside your home. Most policies set the amount of personal property protection as a percentage of the dwelling coverage. It may not be enough, though. Homeowners’ plans set limits on certain high-value items. If you own expensive jewelry, art, guns, stamps, furs, cameras, computers, silver or collectibles, you’ll want to consider buying valuable personal property insurance. This is sometimes called a “personal articles floater.” When you set up your homeowners policy, you may have to make an important choice about how to reimburse losses. There are two approaches: • Replacement cost – this coverage is the amount needed to replace the property with a comparable, new item; and • Actual cash value – this coverage considers depreciation in the value of your property. If your 10-year-old couch is destroyed, you’d receive what it was worth at the time of loss, not the money you’d need to buy a new one. To make your recovery from a loss as smooth
as possible, replacement cost coverage is recommended. WHAT MAY NOT BE COVERED Your policy’s basic coverage won’t cover some special risks. • Floods. While a standard policy covers most weather-related events, floods aren’t one of them. Flood insurance is inexpensive and the federal government offers it through insurers. While it’s mandatory when you have a mortgage and live in a flood zone, you should give it strong consideration no matter where you live. Whether it’s a flash flood or a few inches of excess water, flooding can cause massive damage to your dwelling and its contents. • Earthquakes. You can add coverage for earth movements to your policy with an extra premium. If you live in an area prone to earthquakes, consider reinforcing your home protection with this coverage. • Home businesses. Homeowners plans provide limited coverage for business equipment. If you run your business from home or have expensive office equipment, you may need to consider additional coverage. Early indication suggests that economic growth in the fourth quarter of this year will come at a pace close to the second and third quarters, according to the WRA. “We’ve also seen some promising signs that the trade disputes with Mexico and Canada are being resolved, and that will be a welcome development for the state economy,” said Theo. The U.S.-Mexico-Canadian trade agreement is nearing ratification by Congress, which
should provide some relief for agricultural and manufacturing sectors, according to the WRA. “Even though home prices continue to rise at a robust pace, they were offset by improvements in income and lower mortgage rates, so our affordability has actually improved,” said Theo. Mortgage rates are down significantly, dropping from 4.87% in November of last year to 3.7% last month. The Wisconsin Housing Affordability Index shows that fraction of the
median-priced home that the buyer with median family income can afford to purchase, assuming 20 percent down and the remaining balance financed using a 30-year fixed-rate mortgage. Overall, the Wisconsin Housing Affordability Index increased to 213 in November, up from 201 in November of last year. “There are still good opportunities out there, and the solid economy and low rates make this an ideal time to buy,” said Theo.
