Heat up your chances of a speedy sale!

If you’re trying to sell your house in the cold, dark, winter months, making it cosy, warm and inviting is key. Here are Paula Burns’ top tips on enticing buyers who will never want to leave FIRST IMPRESSIONS

HOME IS WHERE THE HEARTH IS

We have all been told never judge a book by its cover, yet in the same breath we say that first impressions last. Live a lifetime and you come to realise we all judge in some little way and when buying a house our judgement radar is in full force. In short, how a house looks from the outside can make all the difference to getting a buyer in the door. During winter we don’t have to worry quite as much about overgrown grass or hedges but there is still the matter of pesky autumn leaves scattering the ground. Before a viewing do a garden clean-up, clearing away debris or any rubbish that may have blown in during the last gale. Ensure drains and gutters are clear too. As the evenings draw in, some viewings may be after dark, so making the house look inviting and warm from the outside is crucial. Check that any outside lighting is clean and working. Investing in a sensor light around the front door area will give any perspective buyer a sense of security while lighting the path to their potential new home.

If you have an open fire or a wood-burning stove, having this lighting for a viewing is a must. People are immediately drawn to the cosiness of an open fire. It creates a warm, welcoming atmosphere, making a house feel like a home. The only problem is you might not get them to leave!

LET THERE BE HEAT

It is probably sacrilegious to suggest having the heating on, what with the extortionate energy prices, but there is nothing better then a warm house. Pop it on about an hour before the viewing to give the perspective buyer that cosy feeling. A warm house is enticing and it will give the illusion that the house is always warm making it instantly attractive. However, the sassy buyer will be looking for an energy efficient home. If your pre-sale budget can extend to a new boiler, possibly an energy-efficient combi boiler, this will add value. New buyers don’t want the hassle of replacing an old one. If it is too much cash to splash, an alternative would be a digital thermostat. This will allow a potential buyer to have better control over heating their new home.

LIGHT IT UP

Good lighting can create the perfect ambience. This is not the time to have the big light on. It may be tempting on a dreary, wet day to let light in by having all the main lights on but this can make a house feel cold. Subtle lighting in the living areas work best. Have a couple of lamps such as a floor lamp in the corner of the room and maybe a table lamp on. Again you want to create a cosy, hygge-style vibe, and soft lighting works best. However, the kitchen is the space that should be bright. When preparing food etc. having good lighting is a must. Spotlights provide good lighting and a well-lit counter space is definitely a plus. 4

BE FESTIVE

The winter months include the festivities of Hallowe’en and Christmas. As a seller you want to show off the full potential of your home. Embracing these festivities will add a certain ‘je ne sais quoi’ to the mood. We are not suggesting going full-on haunted house, but a few decorative pieces wouldn’t go amiss. Coming up to Hallowe’en an autumnal wreath of burnt orange and burgundy tones will add character and richness to the front door. Inside an autumn garland with a scattering of small pumpkins would add just the right about of autumn spice to your home. Come Christmas time you can swap the autumn wreath for a festive one. Although you may be in the throes of packing and putting up a Christmas tree can feel more of a chore than a joy, it will be worth it. Not just for you but for the potential buyer too. Who doesn’t love the twinkling lights of a Christmas tree, peeking out from behind the curtain, inviting you to come in? It shows that although you’re selling up, you love the house and it will make a beautiful new home.

HOME COOKING

If you’re still putting your home baking skills learned during lockdown to good use, why not bake a pie just before a viewing. This is probably up there with the biggest clichés of how to sell a home. It’s an oldie but a goodie that really works. Who doesn’t love the smell of freshly baked bread or the sweet scent of apple pie? This is all part of staging your home, making it feel and smell like somewhere someone else would want to call home.

First time buyer?

Buying your first home can be a daunting task. Aside from raising money for a deposit and finding a suitable home, there are a whole host of hoops to jump through, writes Dylan Mangan IT can be hard to know where to start and if you’re not sure how to navigate a tough property market it could take a long time for you to secure the keys to your first home. With that in mind, here are some ‘key’ tips to help ensure you get it right first time out:

GET THE RIGHT HELP

There are plenty of people with the expertise to help you wade through any difficulty.

A mortgage broker will talk through your options and pair you with the right lender to give you the best chance possible to secure your first home. Build up relationships with the estate agents in your area. Know what you’re looking for and the right estate agent will help you get in there early – often a key part of getting that first home. You will also need to nominate a solicitor to act on your behalf in the purchase of any property. Make sure they have conveyance expertise, and they will ensure the deal goes

through smoothly. Whether you’re buying new or second-hand, it’s crucial for you to obtain a structural survey report of your potential home. Approach a suitably qualified architect, engineer, or surveyor who will produce the report and flag any potential issues that could arise. This is your responsibility – there’s a reason for the phrase ‘buyer beware’!

CONSIDER YOUR OPTIONS

There are many options when buying – you can go for a new build, a second-hand home, a fixer-upper. You can buy from plans or buy a site and build yourself. It’s important to understand what each option entails and which one is best for you. A new build should offer security that other options may not. New houses will avoid some of the potential headaches that come with second-hand homes. They will likely be more energy and cost-efficient and will have more modern layouts and facilities. Second-hand homes come with the history of their previous owners, which can be both good and bad news! Second-hand homes can come at a lower upfront price, often offer more character and are in better locations but can be high maintenance and come with extra renovation costs. A cheap fixer-upper could end up costing more long-term if you’re not careful. Building yourself means that planning permissions, architects, builders, and insurance will all need to be considered along with your budget. A poorly planned build can quickly eat up your savings and leave you with nothing to spare . However, there is something romantic about building a home that caters to your exact needs.

PROVE YOU CAN PAY

The main question any mortgage lender will have when deciding whether you qualify or not is ‘can they afford it?’ To make sure you have the best chance possible to get a mortgage, it’s important to make sure your bank statements are clean and read well. You need to be able to demonstrate a strong monthly repayment history. In the 6-12 months

It helps to be able to show your ability to manage and save your money well. Lenders need to have confidence in your ability to repay, so being able to point to a regular savings account, for example, can help build that trust.

SAVE, SAVE, SAVE

Having money saved for a deposit is the most important factor in buying a house – you won’t get even a toe in the door without it. First-time buyers need to put down at least 10% of the house’s value as a deposit. In simple terms, if the house is going to cost €300,000, you will need to have €30,000 saved. The current climate dictates how you can save and options such as moving back in with family to save on rent (and dramatically rising energy bills) and cutting back on any ‘extra’ expenses such as subscription services and takeaways may seem miniscule to begin with but do add up. The ‘Bank of Mum and Dad’ gets a lot of criticism but can be one of the best ways to give your finances a boost, provided they are in the position to help. Any way to increase the deposit you can put down will be welcome as it could possibly save you thousands in interest by reducing your mortgage size. Switch providers for insurance, electricity, TV, and broadband – or renegotiate your current deal. Most providers have discounts they will offer once you ring up and threaten to switch or cancel.

The help-to-buy incentive is available on houses valued up to €500,000. The first-home scheme aims to help first-time buyers close the gap between what they can currently borrow and the price of a new home. Under the scheme, the government takes a stake in your new home in return for a percentage of the price of the property. You can receive up to 30% of the value of the home,

or if you are also availing of the help-to-buy scheme, you can receive up to 20%. You will have the option to buy back the stake from the government at a future date. The government also offers help through local authority home loans, which you can apply for through Cork County Council. Crucially, this can be used to buy both newly built and second-hand homes. Each of these schemes have different eligibility rules, so check with your mortgage broker to see which one is best for you.

MAKE USE OF GOVERNMENT SCHEMES

There are several government-funded schemes available to first-time buyers to help you secure that first home. The help-to-buy incentive is a tax-refund scheme which helps you reach the 10% deposit needed; however, it is only available for newly built homes. It offers a tax refund of 10% of the value of the property up to the maximum of €30,000, so if you qualify for the full amount and the house you are buying costs €300,000, you

To this end it is in your benefit to maintain good communication channels with your tenant and ensure they have all your contact details, and you respond promptly. Be aware that you are also responsible for any anti-social behaviour by your tenants, and neighbours can make a complaint against you to the RTB. CIF calls for a renewed focus on ‘nuts and bolts’ construction safety The Construction Industry Federation (CIF) launched Construction Safety Week on Monday 17th October 2022 and it runs until October 28th. In doing so, the CIF is urging Corkbased companies to refocus on traditional, ‘nuts and bolts’ safety procedures, with Covid measures now firmly established. Some 794 injuries were reported across construction last year, an increase of 4.3% on 2020, according to the latest Health and Safety Authority figures. The CIF Southern Region has arranged for HSA Inspector, Enterprise and Employee Support, Brian Molloy, to brief Cork members on recent prosecutions, accidents statistics and costs, as well as the wide range of initiatives developed by the Health and Safety Authority to help businesses comply with health and safety regulations. Dermot Carey, Director of Safety and Training at the Construction Industry Federation, speaking ahead of the rollout of the safety awareness programme, said: ‘The next two weeks will see construction companies across Ireland highlight best practise in on-site safety with their workers. Last year saw a slight increase in workplace accidents, which could be due to the important shift to Covid safety during the pandemic and an increased improvement in incident reporting. This year, we are underlining the need to double down on basic health and safety, to prevent accidents from occurring. The CIF aims to promote positive safety and health among Ireland’s 159,000 construction workers, clients and related industries and is encouraging construction companies to hold ‘toolbox talk’ training events across the country to educate staff about workplace safety and highlight safety awareness initiatives under #CIFSafety22.

The top three causes of construction-related accidents from 2017 – 2021 were: slips, trips and falls (702 incidents), lifting and carrying (560 incidents), and falling from height (519 incidents). The CIF is asking those involved in the industry to focus on five themes: • Safe access and egress • Safe working at height • Safe control of hazardous energies • Safety by example • Safe use of mobile equipment. Dermot Carey said: ‘Working at height continues to be the greatest causal factor for fatalities and serious injury in construction, predominantly from relatively low heights, 2-3 metres above ground level. Roof work is high-risk with falls from or through roofs one of the most common causes of workplace death and serious injury. All work at height must be adequately planned, risk assessed and organised to avoid, or reduce risks.’ Construction Industry Federation President, Frank Kelly said: “Since the launch of Construction Safety Week in 2016, the Construction Industry Federation and its members have worked tirelessly to reinforce robust safety cultures within their organisations. I would encourage all construction companies across Cork to take advantage of the extended Construction Safety Week period and to get involved with some of the excellent initiatives taking place over the course of the campaign. As the focus begins to move away from the Covid-19 pandemic, now is an ideal time to re-double our 18

efforts in the traditional safety space.’ In conclusion, Dermot Carey said: ‘The health and safety of every worker on-site is of paramount importance. Construction Safety Week is a chance for the construction sector in Cork to work together to keep safety front and centre in our industry. It is an opportunity for employers and workers to collaboratively refocus on workers’ safety and well-being and to reaffirm commitments to plan and work safely. We are encouraging everyone in the industry, and support sectors, to get involved and think safety.’
