OU don’t have to build a new house to enjoy an up-to-theminute lifestyle in the countryside. This lovely home is set on threequarters of an acre, with natives and fruit trees. Time to consider building To buy or to build? That is the question, Emma Goodwin writes.
W
ith GST about to go up – and about to affect the cost of constructing new homes – one might assume the building trade is suffering. Not so, however. Now is apparently as good a time as any to build a new home. And as many people are finding, building a new home is often no more expensive than buying something already lived in. Furthermore, you get exactly what you want. Peter Robson, of Stonewood Homes, says business is good and the phone is ringing. ‘‘We’re busy, but it’s too early to tell whether it’s just us or across the board.’’ Mr Robson says the number of building consents for new homes, for the year from August 2009 to July 2010, is 213. But of course, not all of those homes are
Stonewood Homes. ‘‘Two or three years ago, the number would have been in the high three hundreds. But now it seems the average is just under 20 a month.’’ The current numbers are approximately the same as they were before the height of the building boom, Mr Robson says. ‘‘There was a big peak during the boom, but now it’s coming back to normal.’’ So what are the reasons for people wanting to build new? ‘‘It’s more affordable now for people to build new. Prices are more competitive.’’ The Department of Building and Housing website has a calculator that allows people to roughly assess the cost of building a house of a certain size. Although it’s a ballpark figure that doesn’t take varying standards of
materials into account, it does give you an idea. For example, the calculator puts the cost of building a 210-square-metre home in the Manawatu area at $223,440. But clearly, costs will vary between companies, according to styles and materials used. ‘‘In general terms, costs have lowered. Subcontractors are more inclined to talk about price than they used to be when things were busier. They are more flexible.’’ Mr Robson says subcontractors regularly seek work with his company, thanks to its strong reputation. ‘‘We’ve been around for a while, which shows stability.’’ The current situation thus stands in stark contrast with the days when subcontractors were inundated with projects.
Mr Robson also says people are being a little more careful with their design plans, which are tending to emphasise needs rather than desires. ‘‘Clients are building to their financial means. Rather than coming in and saying ‘I want four bedrooms, triple-car garaging and so many square metres’, they are giving basic needs. ‘‘In previous times, it was much easier to borrow larger amounts of money to build a bigger home. ‘‘But we are building homes of all shapes and sizes.’’ And the GST hike doesn’t seem to have made a difference to Stonewood clients. ‘‘No one seems to be bothered. We are quoting with the hike in mind. ‘‘People may be buying appliances before the price rise, but that’s normal. ‘‘It hasn’t been the issue that we thought it might be.’’
Research the area before you move Sometimes, for one reason or another, you have to move out of an area you have lived in for a long time. You might be relocating to a new town, or shifting inside the same town to meet the demands of new circumstances. In either case, you are likely to be unsure about where to go. Jumping into the car and inspecting the various neighbourhoods is one option. But doing this will leave you with little more than an idea of what a suburb looks like – rather than what it is like to live in. Usually, a little more research is required. The obvious factors of personal taste and choice aside, it is wise to draw up a checklist of things to look for while investigating a new town or area: ■ If you have children, or plan to have them, what is the quality of the schools in the area and how close are they to where you are thinking of buying? Also look carefully at school zones. You may think you are in the right zone, only to
discover, too late, that you have missed out by a street or two. ■ What sort of people live in the area? Are they predominantly families, retirees, young couples, or transient people? A student area may not be suitable if you have small children who will be disturbed by loud noise. ■ Is the style of the houses or apartments in the area appealing – or suitable? Buying a character home, in a street full of such properties, could land you with a maintenance problem. ■ What are the local crime statistics? Is there too much traffic noise? Does the area have a regular bus service? Is there going to be any major construction in the area in the near future? Are there too many one-way systems that could cause problems for your visitors? ■ How have property values behaved in the area during the past few years? Is it becoming a popular area, or has there been a lot of house movement? ■ When you drive around the area, do you see many ‘‘For sale’’ or ‘‘Sold’’ signs? Remember, too, that having a local
