We catch up with one of Norfolk’s most notable chefs, Richard Bainbridge, who is passionate about flying the flag for our county’s foodie scene – read the story of his restaurant, Benedicts, on page 41 before treating yourself to a meal at his brilliant Norwich eatery. The ‘Norfolk look’ is a term often used to describe property, but what defines the style so many buyers are looking for? We asked some of the county’s best interior designers to share their opinion of what essential ingredients are needed to create the look. Read their opinions on page 06.
This issue features some stunning homes on the market with Sowerbys – across coast, country and city, we have the perfect place to suit your needs. We also chat with Sowerbys’ lettings team to find out about how the rental market is changing – they are professional experts, so give them a call if you are looking to let property. We wish you the most marvellous season ahead and if you are planning to move, Sowerbys looks forward to helping you with your house-hunting.

THE
NORFOLK LOOK
Hugely popular with buyers, what defines the style of Norfolk homes? We asked the county’s interiors experts to tell us how they’re styling the homes we love to live in
06 sowerbys.com
INTERIOR DESIGN
Collette Hanlon of Home Stagers ON NORFOLK STYLE ‘We have been lucky enough to work in the North Norfolk market for many years and as such have been part of this unique style’s evolution. We feel that it is very important to evoke the sense of this exceptional location by introducing natural textures and elements into the design, building layers of tactile materials that reflect the natural beauty of the surroundings. Our designs have a calm and comfortable quality which reflects that desirable relaxed pace of life!’
OUR SIGNATURE DESIGN ‘We do not have a signature style as such at Home Stagers. Our designs are uniquely tailored to suit the client’s requirements, the architectural detail and location. Many of our projects are show homes and we tailor the design to meet the aspirational lifestyle of potential buyers and maximise the marketing potential.’
TREND-SPOTTING ‘There are some absolutely fantastic light fittings available these days. Well-designed functional lighting paired with great feature lighting can absolutely transform a space.’
MY SECRET INGREDIENT ‘Our secret ingredient for creating the quintessential Norfolk home style would have to be a beautiful soft palette of neutral greys, blues and very soft greens. I would also introduce a few vintage pieces to add character and create that perfect imperfect style!’ Home Stagers, D4 Pinetrees Business Park, Salhouse Road, Norwich NR7 9BB tel: 0800 5428952 homestagers.co.uk
Birdie Fortescue of Birdie Fortescue ON NORFOLK STYLE ‘Connection with the surrounding landscape is key. The sea, expansive beaches, big skies and rolling countryside all translate into interiors; from pale wooden floors and rustic pamments to pared back colours and lots of natural light which all help to bring the outside in.’
OUR SIGNATURE DESIGN ‘The proportion of furniture and balance of colours which combine to create a calm and harmonious interior. Artworks and accessories are then added to the basic structure of the room to add interest.’
TREND-SPOTTING ‘Tiling has taken on a completely new dimension in interiors. There are some wonderful new patterns and designs available now, whether
for use on floors or walls. These striking designs can be used in a much less utilitarian way than before to become the focus of a room.’
MY SECRET INGREDIENT ‘I think it is very important to take the exterior of a house into consideration as well as the interior. We live so much of our lives outdoors and it is important to extend the interior decoration onto terraces and into garden spaces where possible. I start a scheme with a key element, such as a fabulous rug or striking work of art and then choose complementary furniture and objects which are both useful and pleasing to the eye. Building colour from this basic framework creates a harmonious interior.’ Birdie Fortescue, 4 Clipbush Business Park, Hawthorn Way, Fakenham NR21 8SX tel: 01328 851651 birdiefortescue.co.uk

Charley Nichols of Arcadia Home Interiors ON NORFOLK STYLE ‘The Norfolk look can be defined by interiors which are both charming and timeless. With so many beautiful properties around the county, we aim to incorporate their character features as much as possible whether this is tying into a traditional home or by juxtaposing them with a more contemporary style.’ OUR SIGNATURE DESIGN ‘We orient our designs solely around our clients, tailoring each project, whether kitchen or bathroom, to their lifestyle and personal taste whilst ensuring that the end result is functional.’ TREND-SPOTTING ‘With the sought-after ‘open living space’ concept, we are seeing kitchens as more than a place to cook – they are multifunctional spaces where social interactions and activities come into their own. We are seeing this in our designs as we

incorporate SieMatic’s pocket doors (a fantastic way to create the illusion of a spotless kitchen) and floating shelf system to seamlessly transition from kitchen to lounge. We are also seeing a focus on light, whether natural or artificial. Thoughtful lighting design has a vast impact on the spaces in which we live and, along with natural wood grains and textures, we gain a calming way of bringing the outside in.’
Inside and out, Storrs in Halvergate is an exceptional five-bedroom property which combines period features with gorgeous styling. £600,000 Norwich, 01603 761441

NEW DEVELOPMENT
SECRET
HAVEN Norfolk’s landscape and wildlife have helped to shape Millthorne Developments’ stunning waterfront homes
Norfolk is renowned for its incredible scenery, rich wildlife and relaxed lifestyle. When all three come together, as at Torrey Meadows, a new gated development with eight exclusive properties in four acres at the coastal village of Heacham, the result is simply stunning.

NEW DEVELOPMENT
“We have always had a strong history with Sowerbys and they are the right fit for our properties”
T
he creation of two brothers, Darren and Paul Wright, Torrey Meadows has been planned and developed over two years, with the first few homes already sold ahead of completion, and the remaining properties generating plenty of interest from would-be owners.
The site has a particularly personal significance for the brothers who teamed up to create Millthorne Developments three years ago. It sits within 18 acres of woodland owned by the family and, having built a luxury barn conversion home on the site a number of years ago, the long-term vision was always to create a select development within the setting to attract high-end buyers looking for a second home or retirement property to enjoy this incredible location. “The barn set the theme as it takes full advantage of the natural beauty of the site,” explains Paul. “With woodland and paddocks, the focal point is the lake and natural stream which run through the plot and we wanted all of the new properties to face the water which is an incredibly relaxing scene. We dredged the lake some years ago and banked the earth to create privacy and to reduce noise from the nearby coast road.”
12
sowerbys.com
Set over two levels, every room to the front of the property overlooks the lake, while at the rear a spacious open plan kitchen diner has bi-fold doors which open onto a secluded patio and garden, the perfect spot to relax with a coffee or for easy entertaining. The kitchen is from Kitchens Etc, finished in soft Farrow & Ball paint and topped with gorgeous granite worktops, complemented by a natural limestone floor. “We enjoy the design process, selecting the materials and colours that we will use and creating something we are proud of,” says Paul. “Historically we never replicate a house and visually each one has to be different so we tend to tweak on plan to refine both the aspect and the finishing details. “We focus on the luxury market and we’ve over-specified at Torrey Meadows to create an extremely comfortable environment that looks and functions perfectly – in fact the insulation level alone means that through the winter, the properties are extremely economical to heat.” The result is a secluded haven, teeming with an array of wildlife, which now inhabits the area. Even though Heacham village is well-serviced for local facilities and offering easy access to the coast road, the setting feels a world away from busy suburban life. “We’ve planted 2,000 trees over the years to establish a mature setting which attracts wildlife – we have a kingfisher in the river bank, muntjacs roaming, a pair of Egyptian geese, herons and cormorants, plus an owl in the box,” says Paul. “We spent time establishing the structure by planting mature hedging as we want each property to have a feeling of seclusion and enjoy the natural scene.” Each house is indeed ideally positioned and uniquely designed to enjoy a personal vista overlooking the lake. The properties are individually built to a high standard and beautifully styled with plenty of luxury finishes. “We have always focused on premium coastal properties,” says Paul, “and our style combines natural materials with a contemporary design to create well-built, traditional homes with a modern twist.
“We always tend to use a traditional type of brick and at Torrey Meadows we have combined this with cedar and oak, materials which blend sympathetically with the natural environment the homes occupy.” A characteristic of Millthorne Developments’ properties is the brothers’ close attention to detail. Having personally been involved in the shaping of the plot and planting to establish the framework, they have worked closely with the architect to tweak plans and been hands-on throughout the build, preferring to take time to carefully ensure every job is completed to their own high standards. “You have to be on site every day,” says Paul. “The ground works and infrastructure are the time-consuming part and the most important thing to get right.” While structure and build are important, close attention has also been paid to the premium finishes which are apparent at each of the homes at Torrey Meadows. As you enter one property, a beautiful galleried lobby features limed oak, which sets the scene for the natural materials and colour palette that follow.
On the market for just five weeks, two plots at Torrey Meadows have already sold with keen interest from both in and out of county. “The response has been fantastic and Sowerbys is the natural partner for marketing our developments,” says Paul. “From our very first project, we have always had a strong history with Sowerbys and they are the right fit for our properties – their name brings the right type of client who are looking for a second home on the coast, or to settle in a retirement property in this beautiful part of the world.” With two further developments pencilled for two acres on the other side of the plot, a few more lucky homeowners will have the opportunity to enjoy Torrey Meadows’ beautiful location. But the brothers are not in a rush to complete their vision, preferring instead to create a quality development which fits the space that means as much to them as the people who will ultimately live there. ● To view Torrey Meadows, contact Sowerbys’ Hunstanton office on 01484 533666.

LOCAL GROWN HERO Richard Bainbridge is arguably the county’s current head chef, with three AA Rosettes for his Norwich restaurant Benedicts, and a recent spot on BBC’s Saturday Kitchen, but forget the glamour, his passion is for good, honest Norfolk food

or many restaurants, an ordinary Tuesday lunchtime can be a graveyard with a paltry number of diners accompanied by a skeleton staff watching the shift slip by before the evening rush. If you are indeed lucky enough to snag a table at Benedicts on this or any other day, you will feel as if you and your guests have lucked out, where the food is truly extraordinary, the service a charm and that you really don’t want the party to end. For owner Richard Bainbridge, the scene is a particular joy, the realisation of a dream for the chef who ploughed everything he and his wife Katja had to open Benedicts – simply named after the street it sits on – four years ago. “My ambition was to create a family business on a tight budget with no investors, serving great seasonal food at an affordable price in an unpretentious setting,” he explains. It’s fair to say that Benedicts’ patrons, and the AA food inspectors who awarded it three rosettes in January 2018, would say he nailed it. Having been named in The Times’ and Square Meal’s
Richard’s summer dish With a larder of Norfolk ingredients, what would Richard cook to celebrate with friends and family this summer? “Norfolk’s fish pool is amazing and if you head to the coast you can fish for it yourself – super fresh mackerel cooked simply on a barbecue is amazing. Pair it with samphire and a potato salad made with Norfolk Peers, fresh raspberries and salad simply dressed with rape seed oil, plus a glass of chilled Flint Vineyard wine.”

Top 100 Restaurants in the UK, along with a rating of 6 in The Good Food Guide and, more recently, voted EDP Norfolk’s Best Restaurant, the accolades continue to roll in, but at the heart of it all is Richard’s determination to realise his vision and share his love of good food. The Norwich-born chef who worked for Michel Roux Senior, Günter Seeger in New York and Kevin Thornton in Dublin before returning to Norfolk at Galton Blackiston’s Morston Hall is evangelical about his home county’s growing reputation for food and drink. From its traditional growers and artisan producers, he is on a mission to wave the flag for Norfolk’s foodie scene, and an appearance on BBC’s Saturday Kitchen in April confirms he’s attracted the attention of national media. While it would be easy to get lost in the ‘celebrity’ of it all, Richard’s attention doesn’t deviate from dishing up the best possible dining experience each and every day. “I feel grateful to have a restaurant people want to come to,” he says. “It’s lovely to go to London and talk about Benedicts and Norwich, and I want people to

see that Norfolk is a foodie destination – typically visitors head to the North Norfolk coast and there are some fantastic restaurants such as The Neptune and Morston Hall there, but you can equally have a culinary city break in Norwich and experience vibrant pubs serving great Norfolk ales and spirits, a thriving market with brilliant street food and independent restaurants such as Benedicts and Bishop’s where the focus is on simple food done really well.” Of course social media has played its part in creating a global culinary community where chefs, producers and patrons share inspiration and recommendations. “The great thing about Instagram is it has brought the world together and food has probably become the new pop music,” says Richard. “Diners want selfies with me and people come from all over the world – one couple flew from Edinburgh to eat at the restaurant so I feel that it’s my duty to deliver a brilliant experience for them. “It’s a bit surreal and sometimes it feels like being in Trumpton when I walk around the city and people stop me. I never thought at 13 that I would be a recognised chef but it’s an enormous privilege and I’m quite humbled to be part of Norfolk’s restaurant scene. I try not to dilute myself with too many projects and if I ever feel a bit overwhelmed I remind myself that I’m not doing anything special, I just have a great team and we try to support each other to ensure that we give the best service we can each day.” Despite his own success, Richard still draws inspiration from some of the industry’s biggest names – Michel Roux Senior for his passion about the entire hospitality experience, Tommy Banks’ innovative plant-based cooking and new kid on the culinary block, Tom Brown with his Hackney Wick fish restaurant, Cornerstone.
While chefs might be considered today’s rock and roll stars, for Richard the real heroes are those who work hard to produce the ingredients they use. “We work hard but we have to appreciate the producers who make us look good. I love the guys on allotments and fishermen at the back door who bring in their amazing catch or crop and inspire us. It’s our job to do them proud and create something amazing that our customers enjoy and look for again. I want to tell a story through food and showcase Norfolk on a plate.” It’s one of the reasons that Richard is a patron of Proudly Norfolk, the county’s food and drink organisation which supports and champions small artisan producers, restaurants and the industries which support them. While it would be easy to rest on his laurels, Richard is keen to evolve Benedicts’ offering further and encourage the next generation of cooking talent to follow behind him. “I want to explore the five senses more in our dining experience and experiment with Asian cooking, it’s so clean and fresh. We all lead busy lives and I think more of us are looking for lighter flavours. Traceability is also enormously important and the shift away from processed foods and saturated fats means we want to connect with our food and know where it is come from. I never want to stop learning and we are putting a training programme into place for young chefs to give them the chance to make their way.” Having accomplished so much, what are his next goals for Benedicts? “A Michelin star would be amazing,” he says, “but over the last 18 months it’s become less and less important. If the staff are proud at the end of a day’s work, I’m happy. We all want to be the best we can be, and as long as what we like is the same as our customers like, that’s a success for me.” ●

ALL THE BEST LETS
The rental market has traditionally played second place to property sales, but things are changing and Sowerbys’ lettings team is leading the way with its highly professional and expert approach
Home ownership has long been the goal of many, with the potential for long-term gains in property value, a nest egg for the future. But times are changing and more of us are choosing to rent property, both short- and long-term, for many reasons. For investor landlords too, the landscape is changing and tenants’ expectations of a rental property have increased in recent years. Alongside this sea-change, the regulation surrounding rental properties continues to change, with increasing complexity and obligation for landlords to ensure their properties meet the required standards. The new Tenant Fees Act, which came into force on 1 June 2019, now caps the amount tenants can be charged for a deposit at five weeks’ rent. While the legislation has generated headlines and raised the concerns of The National Landlords Association that the act may limit access to rented property, Sowerbys’ lettings team believes the Norfolk rental market will remain buoyant with continued demand from tenants looking for quality property. “Lettings is at the core of Sowerbys’ business and we are very proud of it,” says group operations manager Ed Tyman, who has led the division’s exponential growth over the past three years.
“There are challenges and the sector is in transition, but Norfolk is massively diverse and we are fortunate that with our county-wide reach we can cover all areas from Burnham Market on the coast to Watton on the border. “Our expertise and knowledge means we are wellpositioned to help landlords navigate the changes in regulation. Rental prices are still increasing in Norfolk and the demand for rental property is increasing with no shortage of applicants. “It has been suggested that the financial benefits for landlords may be eroded by the legislative changes, and portfolio landlords may stand to gain from new rental properties coming to market, but we can offer expert advice. It’s definitely not all doom and gloom as the headlines would suggest and rental properties are still producing good yields and capital growth.” It’s this tailored advice, a hallmark of the Sowerbys brand, which creates a point of difference from national agents, as lettings manager Sophie Osler explains: “We work with our landlords to identify exactly what they need and create a bespoke service which works for them. We can support them even before they invest in a

REASONS TO LET Operations manager Ed Tyman explains why Sowerbys should be a landlords’ first choice of lettings agent. 1. We are a local agent with nine offices across Norfolk. Most landlords buy near where they live so having a property manager in your area can make a big difference to the advice and service you receive. When things change with regulation or the end of a tenancy, it’s far less painful.
buy-to-let, advise on valuations and likely rental income, bring their property to market and handle negotiations to achieve a successful let. “There are different types of landlords, many of whom have inherited property or are looking to rent out a second home or holiday let. Although there is a smaller market of buy-to-let investors, rents are on the rise and void periods are minimal, so with good advice there are still opportunities in this area. Many more people are looking to rent, whether short- or long-term, perhaps to try before they buy after a relocation, or to live in high quality accommodation while they work in the county or are on contract from overseas.
With three areas of lettings management, from tenant introduction to a part- and fully-managed service, which Sophie describes as a “pressure off” option where Sowerbys ensures a property complies with regulation and keeps you up-todate, landlords can combine and adjust their requirements to suit their needs. Landlord John Bullard of Bullards Gin first worked with Sowerbys’ lettings team ten years ago, using the company for a tenant find, and has worked with it ever since. “They are the first go-to firm for our eight properties and excellent at getting the right people in the right place,” he says.
“The Norfolk coast is always a hotspot for good quality rentals but there is also more choice appearing in market towns which will always be popular for tenants needing accommodation near their workplace.
“Our properties are classic, old-fashioned accommodation on a small, estate in private woodland and what we needed was a 21st century mindset to find the right sort of tenant to appreciate the environment, look after our properties and keep them beautiful.
“We pride ourselves on being a premium agent with a wide range of properties, and landlords should be confident of our ability to let accommodation of all sizes. Although our lettings business has grown phenomenally over the last two years, we don’t want to lose our reputation as local, independent property specialists and word-of-mouth recommendation is incredibly important to us.”
“Sowerbys are great to work with, they are always receptive and responsive, understanding that ours is not an average buy-to-let but a small piece of English real estate. It’s like a jigsaw and they ensure all the pieces fit together – I can’t speak highly enough of their level of customer service, local knowledge and consistency to find the right tenants at the right time. I’m a very happy customer and I wouldn’t go anywhere else.” ●

2. Our staff turnover is far below industry standards and so we have a stronger relationship with our clients for longer – we get to know what they like and how they prefer to work. 3. The Sowerbys brand is incredibly strong with excellent recognition. People trust us to deliver a high quality standard of management and tenants. We don’t work for multiple shareholders, so profit will never come before our clients’ needs. 4. The majority of our lettings team are ARLA qualified, the first step to creating a professional status for our industry. I would like to see the sector become fully regulated as there are more than 150 pieces of regulation involved with property transactions and knowing that the person taking care of this for you is trained, adheres to best practice and provides a ‘gold standard’ should provide reassurance to our customers. 5. Sowerbys is a forward-facing business and part of my role is to adopt technology to ensure we are geared for the future. We are already ahead in incorporating new systems to keep our lettings business effective and efficient, but this will never be at the expense of customer service – we want landlords to feel that they are well looked after.
