CLARKE QUAY REDEVELOPMENT SINGAPORE

Sparch’s first major project in Asia, a dramatic redevelopment of the river front district of Clarke Quay in Singapore, is succeeding in drawing tourists and locals back to the historic waterfront. Developed by CapitaLand, the SGD 88 million (approx. £30.6m) mixed use scheme, designed to increase commercial and leisure activities, gives the riverfront area a new identity and re-positions Clarke Quay as a vibrant and attractive destination. Crucial to the success of the project has been the architect/engineers ingenious manipulation of the site’s micro climate through the design of a distinctive and sophisticated shading/cooling system that provides the Quayside with tremendous visual interest and environmental benefit.

RAFFLES CITY BEIJING, CHINA

Raffles City Beijing, a key component of an expanding global brand developed, owned and operated by CapitaLand, is located on the junction of Dongzhimen Neidajie and Beijing’s 2nd Ring Road. The site is at the heart of Beijing’s developing business district and sits on one of the city’s most important crossroads, and will complete the avenue of prestigious developments that are nearing completion along Dongzhimen. The organization of the building is designed to be straightforward, well-connected and clearly expressed. There are 3 elements: the retail podium, residential accommodation and the commercial office tower. The shopping mall with its 5-storey sweeping day-lit enclosure and glass ‘Crystal Lotus’ is the defining centrepiece of Raffles City, and combined with the office lobby’s tessellated glass envelope are a statement to the project’s ambition, commitment to excellence in design and construction, and pushing the boundaries of the rapidly developing construction skill and technology in China.

CAPITAL PLAZA

NINGBO, CHINA “BEST FUTURE MIXED USE DEVELOPMENT”-CITYSCAPE SHANGHAI 2008

The CapitaLand Ningbo Capital Plaza project is a new 150,000 sqm mixed-use development, consisting of an office tower, a residential tower and a retail podium. It is located to the east of the Yuyao River, within the Jiangbei district, next to the Ningbo historical downtown. The site planning strategy for plot 5 is to provide two different kinds of the spatial experiences, “Fast Express” and “Soft Leisure”. The retail podium sits at the intersection of two main city roads: South Daqing Road & Jingjia Road, as the “Fast Express” interface for the city, showing the speed, power & image of rapidly expanding Ningbo. The 90m high office tower located at the corner of these two main roads will be the exciting visual link from Jiefang Bridge, the main connection between Jiangbei District and the historical downtown cross the Yuyao River. In front of the office and retail podium, a sunken plaza creates a dynamic space link between the South Daqing Road and Jiangjia Road, also connecting to the future the subway station. And at the rear of podium, facing the 1#-4# residential plots, the serviced apartment & central sunken courtyard provide a quiet public space as the “Soft Leisure” interface to the residential community.

SHANGHAI INTERNATIONAL CRUISE TERMINAL SHANGHAI, CHINA

Sparch won the appointment to masterplan the site for Shanghai’s New International Cruise Terminal in early 2004, and is now delivering the architecture in two phases. This 800-metre long riverfront site is conveniently located north of the historical ‘Bund’ center of Shanghai, and will become a new gateway into the metropolis, accommodating three 80,000-tonne cruise ships at any one time, with an expected passenger flow of over 1.5 million people per year. The total construction area is 260,000 sqm, but the brief required that 50% of this be placed underground, including the cruise terminal passenger facilities (planned by Frank Repas Architects) , thus freeing up most of the site as a green park terracing down to the water’s edge. To create ambiguity as to where the ground plane is, a honeycomb of sunken courtyards was created. The buildings appear to disappear into these sculpted holes, providing abundant opportunities to explore connections between the ground and ‘lower ground’ levels.

Zhabei Plot 313 is a 70,000 sqm landmark development which sets to be the starting point of a transformation of the Zhabei area. Ascott Hotel, star of the development, is seated at the northwest corner in a group of 4 buildings. Located in the centre of the ensemble is a sunken plaza, which creates a lively interface of these buildings. The courtyard itself, filled with cafes and shops, goes beyond the needs of circulation - serving as an attractive destination throughout all seasons. Being a centre of connectivity and activity, the sunken plaza lends Plot 313 its identity and a strong sense of community. Commercial activities with street-front access and courtyard access make this an extraordinary destination.

Sparch’s ambition for this project is to make One Mont Kiara a unique and exciting retail destination standing out among its competitors. The scale of the ground floor public area demands for an eyecatching surface that provides the space with an identity while at the same time establishing a connection to its context. The floor depicts an abstract image of lush tropical greenery. Hibiscus petals guide shoppers towards points of interest such as escalators. They provide visual points of attraction within a dynamic floor. Thus the differentiated floor design becomes part of the strategy of enticing the shoppers’ sense of exploration and bringing them to the upper floors.

SEMARANG, INDONESIA Located in Semarang, Indonesia is Paragon City. The 7-storey podium block with 2 basement levels have a total of 75,000sqm floor area. It houses a shopping and lifestyle mall, hypermart, cineplex and car parking facilities. A 6-storey hotel block and convention centre rest upon the podium, adding a further 27,000sqm of floor area.

The facetted hotel block and convention roof, combine with the podium’s pleated form to create a distinctive and dynamic icon for Semarang. The atrium skylight features prominently within the mall, allowing daylight to filter into the atrium. The mall’s subdued monochromatic interiors allow the shop fronts to stand out, and still maintaining a cohesive overall theme. The design aspires to maximize the mall’s exterior as an attraction while providing an interior that allows the retail outlets to take centre stage.

The city of Shanghai in preparation for the world EXPO of 2010 wishes to construct an iconic visitor attraction on an extraordinary vacant parcel of real estate next to the Huangpu River. The site is located on the Puxi side of the river, commands a city central location and panoramic views of the river including the historic Bund and the new city developments across the river in Pudong. Sparch architects are part of a consortium with Arup and Shanghai Honyear Investment Company. The Sparch Arup consortium is one of 3 teams invited by the Shanghai North Bund Development office to submit proposals for the site in September 2004. Shanghai as many other “world� cities wished to construct an observation wheel similar in size to the London Eye and the proposed Singapore Flyer. Our team has developed an exciting alternative to the observation wheel inspired by the romance and passion of this magnificent city. We call it the Shanghai Kiss.
