Rhubarb is one of the least calorie vegetables. Nonetheless, it holds some vital nutrients such as dietary fiber, polyphenolic antioxidants, minerals, and vitamins. Further, it contains no saturated fats or cholesterol. The stalks are good at several B-complex vitamins such as folates, riboflavin, niacin, vitamin B-6, thiamine, and pantothenic acid. Red color stems carry more vitamin-A than the green varieties. Further, the stalks also contain small amounts of polyphonic flavonoid compounds like ß-carotene, zeaxanthin, and lutein. These compounds convert into vitamin-A inside the human body and deliver same protective effects of vitamin-A. Vitamin-A is a powerful natural antioxidant which is required by the body for maintaining the integrity of skin and mucosa. It is also an essential vitamin for healthy eyesight. Research studies suggest that natural foods rich in vitamin-A may help protect from lung and oral cavity cancers. As in other greens like kale, spinach, etc., rhubarb stalks also provide proper amounts of vitamin-K. Vitamin-K has a potential role in bone health by promoting osteoblastic (bone formation and strengthening) activity. Adequate vitamin-K levels in the diet help limiting neuronal damage in the brain; thus, has an established role in the treatment of Alzheimer’s disease. Appraisal Less than Sales Price Clause: With homes quickly escalating in price, the chance that the bank appraisal of the home may come in below what you are paying for the home increases. With the Appraisal Less than Sales Price Clause, the Buyer has options to renegotiate with the Seller. Obviously, the Seller does not want this to happen. Most Buyers will waive this clause to help strengthen their offer. However, there are risks to waiving this clause; if the appraisal is lower than the purchase price then you, as the Buyer, will have to make-up the difference by adding more to your down payment. Example: You purchase for $500,000 and the home appraises for $485,000. You will need to put an additional $15,000 down on the home, on top of the original down payment. It’s best to have a discussion with your agent on the risks associated with

waiving this clause.

Offer Letter: Adding a one-page letter talking about why you love their home, a little about yourself/family, and maybe a nice photo of you with your wife, kids, and cute labradoodle can sometimes make all the difference. Believe me, I’ve seen it happen. It may matter to a Seller more that the right Buyer purchases his/her home rather than accepting the highest priced offer. Emotions can play a large role in a Seller’s final decision. Of course there are additional contingencies that can be waived as well to make your offer stand-out even more, but the items mentioned above are a great start to winning your dream home in this competitive Seattle real estate market. How PMI can make your dream of home sweet home a reality (BPT) - In the 2017 housing market, those who choose to pursue the dream of owning a home face several important decisions, such as how much to put toward a down payment. Twenty percent down is typically recommended by most lenders. While 20 percent is not a requirement, paying less can have a big impact on the amount you pay monthly. There are several of these loans and each has a different approach to handling down payments and mortgage insurance.
