The drop zone is the area in a home’s entryway used to store coats, shoes, keys, mail and bags of items just brought from the car or that need to go back in the car. It serves the function of a coat closet and … a place to “drop things” quickly. For a busy family, this area can become congested with piles of items very quickly and not provide adequate function. Drop zones are usually found in the main entry into the home and need to be functional, because in many homes, this area is the first part of the home a guest encounters. Therefore, it’s an important visual part of the home: it communicates the home’s decor style, color preference up front, and is an immediate window into the inhabitant’s lifestyle. Life gets busy and, sometimes, a mess is hard to control. Our homes usually do not look straight out of a design magazine but there are steps to take to make your drop zone functional and beautiful and, most importantly, a reflection of your aesthetic and a welcoming space. Looking at this space as a design problem is a good approach. First, think about functions that happen in your drop zone. Do you need a place for keys and mail and things to immediately recycle? The influx of investment in outlying areas didn’t slow real estate values or demand within the city. Instead it rejuvenated areas like Oakland and bolstered the overall Bay Area’s growth. Seattle’s outlying areas are experiencing some of the same impacts. Over the past 5 years, the national trend and desire for walk-able, urban neighborhoods with an in-city lifestyle have dramatically overshadowed the growth and desire for suburban living – especially amongst millenials. Tech firms including Amazon, Google, and Facebook have a median employee age of 30 years old or younger. Thus over half of their employees fall firmly within the millennial age category. Real estate data shows this segment of the population has a strong preference for urban living. This trend isn’t just true of the tech sector; new housing construction in rural areas hit
at an all time industrialized low! Neighborhoods with an attractive walk-able retail district like Queen Anne Avenue remain significantly more desirable to buyers than suburban areas outside of the city. Many of our millennial clients who reside on Queen Anne, Magnolia, and downtown are employed on the eastside by Microsoft, area hospitals, and other employers. It’s easy to look at companies like Amazon, Nordstrom, and Starbucks as the only major players in town, but small and midsized business growth in Seattle is also among the nation’s strongest. Even with the city’s heightened property and rental values, Seattle ranks #7 nationally for entrepreneurs and start-ups. We believe the strength of the city and surrounding area’s economy – to include large, midsized, and small companies - and the desirability of walk-able urban neighborhoods will correlate to a persistently hot real estate market.

Question: What advice can you give a potential homebuyer in Seattle given that the values are at an all time high? Should you consider renting for now until the market trends lower? Answer: With demand continuing to outpace supply, values are not likely to drop QUEEN ANNE any time soon. Unless an unexpected REAL ESTATE egress from Seattle occurs spurring an unexpected housing supply, prices will likely continue to increase. 2018 value growth predictions are significantly more modest than what we saw in 2017. However, even conservative estimates predict a 5-6% increase in Seattle real estate prices this year. On Queen Anne and Magnolia, the median residential sales price last month was $980,500. So even a very conservative 5% increase in values equates to nearly $50,000. Seattle continues to have one of the nation’s strongest economies amongst small, midsized, and large companies alike! Even with the rising prices, Seattle ranks in the top 10 cities for entrepreneurs and start-ups. So while prices have increased as a function of demand, the trend isn’t likely to reverse.

In addition, the combined effect of rising mortgage interest rates and the tax benefits of homeownership are additional reasons to purchase now rather than hope values go down. The Federal Reserve began incrementally raising interest rates this year. While rates remain low historically, on a $600,000 mortgage balance, a 1% increase in the interest rate equates to an approximately 10% higher mortgage payment each month. Thus, if mortgage rates increased from 4% to 5%, the affordability of the mortgage payment would decrease by 10%. The projected rate increases for 2018 are around 0.25% per quarter. Even seemingly modest rate increases will overshadow Seattle’s projected home value increases with regards to a monthly mortgage. Additionally, many Seattle households will continue to benefit from itemized deductions on their federal taxes – even with the new federal income tax law. Thus, homeownership affords many the opportunity to itemize both their property taxes and mortgage interest. This benefit alone provides a substantial homeownership incentive. Rental rates are also at an all time high! Rents may not be increasing as rapidly as home values due to the construction of additional rental units, but the tax benefits of home ownership, increases in mortgage rates, and continued growth projections for home values do not support waiting for Seattle’s market to cool off.

Do you need more surfaces to place items or are you seeking out of sight storage solutions? Consider removing all items from this space, including furniture, and carefully considering what is needed and truly desired. The eye is drawn to contrast, so the more clutter, the more chaotic this space may feel. Finally, consider a focal point for the eye to rest on, maybe a treasured part of your family’s décor or something that visually communicates the style of your house. A mirror, colorful rug, console table, large-scale ceiling-hung pendant light or table can each serve as a functional focal point for your space. These items can also add an interesting accent and direct eyes away from all the shoes and coats. Key items interior designers use in their practice include console tables, trays, baskets and bins. Hats were a high use item to this family and so I used vertical space to hide these. The result was a welcoming, beautiful, and functional space. It may be called the drop zone, but your guests will know this space as an amazing first impression of your well put-together home!
