In my experience, this is usually a bluff. A recent Magnolia listing of mine had 14 offers on the date of offer review. Despite my telling buyer’s agents, at the instruction of the sellers, that they would not entertain early offers, 3 offers came in prior to the date of offer review. While all three were terrific offers, my sellers would have accepted an offer less desirable to them had they accepted any one of them. What to do to stop unwanted phone calls (StatePoint) Whether you use a landline, mobile phone or both, you’ve likely received those pesky robocalls -- phone calls that use a computerized auto-dialer to deliver a prerecorded message. As a consumer, here is what to know about this common annoyance to your home or personal line. • Robocalls are often illegal. However, keep in mind that some robocalls are permitted, such as companies you have done business with under certain circumstances, medical appointment confirmations and school closing calls. Political and charitable calls are among others that also may be allowed, along with banks and telephone companies, provided those companies make the calls themselves. Be Prepared

It’s hard to be at one with nature when nature itself is making you miserable. So be prepared for all kinds of weather and climate conditions. If you are camping, patch or replace tents that are worn or torn and bring a tarp for extra protection. Check the weather report for temperature, precipitation and other factors and pack the proper clothing and sleeping bag accordingly. Make sure socks and shoes or hiking boots are in good shape so that long hikes don’t cause you any undue pain. And of course, don’t leave civilization without a first aid kit, water, sunscreen and insect repellent. With a bit of extra preparation, you can take your outdoor adventures higher and farther than ever before.

In China, a new millionaire is created every 30 seconds. Because of demand for houses there, the price of real estate in China has soared. As a result, Chinese investors have flooded major housing markets including Vancouver, British Columbia, New York City, Los Angeles and, more recently, Seattle. Mainland Chinese have emerged as a major force in the global real estate market in recent years. Chinese investors overtook Canadians to become the biggest foreign buyers of U.S. homes in 2015, spending a total of $28.5 billion. Chinese money now funds about 55 percent of all foreign home purchases in Washington state, according to the National Association of Realtors. Seattle is now the No. 1 U.S. market for Chinese homebuyers, according to the

They can sell one condominium in their home country and afford two single-family homes here, according to a recent article by CNN Money. Most of those purchases are happening in wealthier suburbs on the Eastside, targeting homes priced more than $1.2 million. Neighborhoods in Bellevue,

Medina, and Mercer Island have seen home prices skyrocket 125 percent in the past five years — twice as fast as the rest of King County, according to the Northwest Multiple Listing Service. Looking to Vancouver, British Columbia, as an example, home prices rose almost 18 percent in 2016. Home prices in the Fraser Valley, long considered an affordable alternative to pricey Vancouver, rose 27 percent in 2016. Feeling the pressure, provincial leaders implemented a 15 percent foreign-buyer tax last August. As a result, December home sales in Vancouver were down 39.4 percent from a year earlier, according to the Real Estate Board of Greater Vancouver. Each property should be reviewed by a wellqualified real estate broker to present strategic options to sellers. This is not one size fits all proposition. Vancouver’s foreign-buyer tax has indirectly brought attention to Seattle, as Chinese investors look for alternatives to paying the 15 percent tax. As a result, Seattle received more inquiries from Chinese home buyers than any other American city, according to Juwai.com, China’s biggest real estate site for buyers looking in North America. Will Seattle become the next Vancouver? Maybe not. China recently imposed new currency controls that could dampen sales here. On Dec. 31, the People’s Bank of China and the State Administration of Foreign Exchange began an aggressive intervention to curb capital flowing out of China. As part of the new restrictions, foreign currency purchases by individuals at banks “are not allowed for overseas property purchases”, the China Business Network reported. Overseas cash transfers are limited to $50,000 in an attempt to curb overseas investment. “The new policy may hit

some middle-class Chinese who have just started to consider overseas asset allocation,” said Thomas Lam, a Hong Kong-based senior director at property consultancy Knight Frank. “But for high net-worth individuals, I don’t see any impact, as most of them already have offshore bank accounts and investments.” Market insiders say the volume of foreign home purchases may slow down amid the tightened currency policies, but Chinese demand for overseas properties is likely to continue. Already, there are efforts to circumvent the currency rules by some U.S. banks, offering zero-down loans for Chinese borrowers, with no income verification required. These mortgages don’t require tax returns or pay stubs. With 100,000 new Chinese millionaires created each year, experts believe the money will find a way around the rules. Go ahead... EAT THE WHOLE WATERMELON (Family Features) Sliced or diced, grilled or blended, there are countless ways to prepare watermelon. With some fruits, half or more is wasted when you throw away the seeds and peel, but you may be surprised to learn that you can use an entire watermelon, including the rind, to make delicious and refreshing dishes. Most people think of watermelon as a sweet, juicy snack perfect for hot summer days, but with its high water content (92 percent), the fruit is more than just tasty. It’s also an ideal way to keep your body hydrated. What’s more, the ability to use the entire fruit makes watermelon one of the most versatile and value-conscious options in the produce department. An average watermelon consists of about 70 percent fruit and 30 percent rind. Hollowed out, the rind is an attractive way to serve any number of recipes, but the rind is actually edible, too, and can be stir-fried, stewed or pickled, or even enjoyed

raw. This yummy slaw gets its distinctive crunch from the watermelon rind, which is packed with citrulline and arginine, two compounds that may aid in healthy blood flow. Watermelon is also a flavorful substitute for tomatoes, as shown in this traditional Italian appetizer, and contains higher levels of lycopene than any other fresh fruit or vegetable per serving, according to award-winning nutrition author and registered dietitian Elizabeth Somer. Additionally, it lends some sweetness to a spicy salsa and a refreshing twist on a summery salad. You can also try blending watermelon with other fresh fruits for a super smoothie or mixing it up with some adult libations (and don’t forget, you can transform the rind into a mini-keg in minutes; just add a pour spout). Watermelon Caprese Salad with Balsamic Vinegar Reduction Makes: 6 servings 12 slices watermelon cut into rounds or squares, approximately 3 inches wide and 1/2 inch thick, with seeds removed 1/2 cup balsamic vinegar 2 tablespoons honey 1/2 pound fresh mozzarella cheese, cut into 12 slices salt, to taste pepper, to taste 1/4 cup fresh basil leaves, loosely chopped 2 tablespoons extra-virgin olive oil 1 sprig basil, for garnish Place watermelon slices on paper towels and cover with additional paper towels to absorb excess fluid. In small saucepan over medium heat, add vinegar and honey. Stir to blend, bring to simmer and reduce heat. Stir occasionally until mixture is reduced by almost half. (Do not let reduce too far or allow to froth.) Set aside to cool slightly. On large platter, place watermelon slices and top each with slice of cheese. Add salt and pepper, to taste, then sprinkle basil leaves evenly over top. Drizzle with olive oil, followed by reduced balsamic vinegar. Garnish with sprig of basil. Tip: Use red and yellow watermelon for an extra pretty presentation.

Makes: 3 cups

2 cups cubed and seeded watermelon 1 cup fresh or frozen raspberries 1 cup raspberry kefir 2 tablespoons orange juice concentrate 2 tablespoons hemp 2 tablespoons agave syrup ice (optional)

Dressing: 1/4 cup fat-free plain Greek yogurt 1/4 cup low-fat sour cream 1 1/2 tablespoons stone-ground mustard 1 tablespoon apple cider vinegar 4 teaspoons fresh lemon juice 1 tablespoon sugar 1 teaspoon poppy seeds 2 teaspoons olive oil salt, to taste pepper, to taste

Place watermelon, raspberries, raspberry kefir, orange juice concentrate, hemp, agave syrup and ice, if desired, in blender and blend until smooth.

Slaw: 4 cups grated watermelon rind (fruit and green peel removed) 1 cup grated carrot 1 1/2 cups diced fresh pineapple In small bowl, blend Greek yogurt, sour cream, mustard, vinegar, lemon juice, sugar, poppy seeds, olive oil, salt and pepper thoroughly. Set aside. Place watermelon rind on several layers of paper towels to soak up excess fluid. In medium bowl, place dressing, rind, carrot and pineapple, and toss to thoroughly coat.
