Dreaming of a Home Remodel? Meet the Pros Who Make It Possible Oct. 27–28 The annual Remodeled Homes Tour is an open house exploration of our region’s most spectacular remodeled homes. Get ready for a fun and inspiring weekend exploring some of the Puget Sound region’s top remodeling projects at this year’s Remodeled Homes Tour. Presented by the Remodelers Council of the Master Builders Association of King and Snohomish Counties, the Remodeled Homes Tour invites visitors to experience firsthand—for free— some of the finest craftsmanship and most innovative ideas in home remodeling. This year’s tour takes place the weekend of Oct. 27 and 28, from 10 a.m.–5 p.m. each day. All 15 featured homes are open Saturday, with some open all weekend. Many visitors plan a day tour using the handy tour map to experience as many homes as possible over the two-day period. Visitors gain exclusive access to some of the most impressive custom-remodeled private residences throughout our region, where they can get up close and personal with cool new features from Instagram and all those HGTV shows. Better yet, this home tour offers a chance
to walk through home remodels and speak one-on-one with the remodelers themselves. Remodelers participating in the tour hope guests will see the possibilities in their own homes and leave inspired to make their dream renovation a reality—with the help of a professional remodeler, of course. The diverse homes featured on the tour reside in Seattle and many parts of the Eastside, in addition to neighborhoods in Shoreline and Renton. From kitchen and bathroom remodels to outdoor living additions and master suite updates, there’s something for everyone amongst this year’s projects. Catch a sneak peek at the homes, learn about the remodelers, view the tour map, and get your free tickets (good for both days!) at remodeltour.com/free-tickets. While the tour is completely free, visitors can choose to donate to our charity partner, Rebuilding Together Seattle. The nonprofit organization helps low-income homeowners by providing safety and accessibility improvements around their home. Their services help support housing stability and are given free of charge. Look for volunteers

Is Your Heating System Ready for Cool Weather?

(StatePoint) Savvy homeowners know that with cool weather, comes a bit of preparation. A quick audit of your heating equipment can mean less wasted energy, a more comfortable home and lower energy bills. Nearly half of all heating and cooling equipment in U.S. homes never performs to its advertised capacity and efficiency due to incorrect installation, according to U.S. government estimates. And if you have an older system that was built before current efficiency standards, you could be spending more than needed on heating your home. If it’s time to replace your system, be sure to have it properly installed by an HVACR professional, certified by North American Technician Excellence (NATE), the nation’s largest nonprofit certification body for HVACR technicians. NATE-certified technicians are skilled professionals who have proven their knowledge in the HVACR industry by passing specialized certification tests. “The NATE-certified techs who perform maintenance and repairs do a consistently great job. We never have any concerns if the job is done right,” says Rob Kirkpatrick, a longstanding customer of Thermal Services, a Nebraska-based contractor. Ready Page R4

“Ask Sam” Question: I’m planning to list my home but have a limited budget for making improvements. What items should I prioritize prior to listing?

Is it Time to Replace Your Entry Door? What to Know
Answer: Every property is different, but there are a few inexpensive preparations that can benefit virtually any home before listing.
QUEEN ANNE REAL ESTATE
Repairing dents, holes or damage to interior walls makes a big difference in the perceived condition of a home. Follow these repairs with a fresh coat of interior paint in a light and neutral color. This not only helps your home appear fresher, cleaner, and better maintained but also, yields better listing photographs! Even recently painted rooms that are not in a neutral shade should be repainted to a light, neutral color. While a colorful accent wall may be appealing in person, it will not photograph as well. Neutral paint colors appeal to a broader range of buyers and yield better photographs. Since online searches are typically buyers’ first exposure to properties, capturing a buyers’ attention with quality photographs to showcase a home at its best are crucial to capturing buyer interest. Smell is a sensitive issue for many buyers, even if its simply the smell of recently applied paint! Use a low-odor paint if listing shortly after paint is applied! Minor repairs like re-caulking bathtubs and sinks or replacing damaged or missing outlet covers are important, simple fixes that should not be overlooked. Having carpets professionally cleaned or replaced, when necessary, eliminates set-in odors and presents homes – especially older homes – as clean and well maintained. By remedying these quick fixes, buyers are less likely to form unnecessary concerns about a property’s condition. Additionally, replacing a single appliance can be relatively inexpensive. Especially when all appliances in a room except for one have been updated, consider replacing the dated appliance to match the others. Even if it still functions well, notably older and mismatched appliances negatively stand out to buyers. Once the minor repairs and updates have been made, it is important to stage the property. In recent years the prices of professional staging companies rose so significantly that it became cost prohibitive for many sellers. Seeing a tremendous value in staging and not wanting the expense to deter sellers from benefitting, Queen Anne Real Estate invested in our own staging pieces and now offer this service to clients free of charge. We believe staging is an important part of the listing preparation process, which is why we invested in this service for our clients. Data shows that properly proportioned pieces in a neutral palate yield better listing photos, help buyers picture themselves in the space, and result in a more polished presentation of the space.
(StatePoint) Is it time to replace your home’s entry door? If your foyer is drafty, the answer is yes. Particularly with winter around the corner. Not only will a new door boost exterior appeal, it will prepare interiors for a temperature dip, making your home more comfortable, while saving you money on utility bills. So, what should you be looking for in a door? • A tailored fit. Nothing feels quite as good as welltailored clothing created specifically to your size, shape and style preference. Off-the-rack clothing just doesn’t fit everyone’s measurements. Similarly, offthe-rack doors fall short of expectations in the same way. The materials and workmanship that go into custom-made doors are of exceptional quality and durability, and far exceed what is available as ready-made. Unlike consumer-grade doors, which are cut down to fit your need, professional-class doors are built to your exact measurements for a more secure and energy efficient door. • Energy efficiency. Look for ENERGY STAR certified doors, which have been independently tested and certified to meet strict energy-efficiency standards set by the Environmental Protection Agency. While a new door does come with a price tag, it’s important to keep in mind that the right choice can help you lower your utility bills and ultimately present a return on your investment.
• Quality materials. While wood doors offer a beautiful classic look, they require regular maintenance and lack the endurance, security and energy efficiency of fiberglass or steel. Consider opting for quality materials that will last a long time but not force you to sacrifice the look you want. For example, the lowmaintenance fiberglass options offered by door system manufacturer ProVia include the Signet and Heritage collections and provide the classic look of real woodgrain, but are engineered to be highly energy efficient. The Legacy steel collection provides durability and energy efficiency, whether you opt for a woodgrain texture or smooth steel look, and is a good choice if security is your top priority. • The right style. When selecting a style and color, take into consideration the current architectural elements of your home. Use online tools that allow you to upload an image of your home’s exterior and play with various combinations to determine the right fit. Keep in mind that an entry door can either be a place to maintain the overall mood of your home’s exterior or a way to add a pop of color. For more tips and resources, visit provia.com. This fall, set yourself up for a comfortable winter. Upgrade your entry door for substantial energy savings and a more secure home.
Black and White: A Reemerging Home Design Trend
The final piece is landscaping. Since the exterior of a home is where first impressions are formed, a tidy landscape is an important component. As summer turns into fall, landscape preparations include trimming back plants and trees, weed removal, raking fallen leaves, and cutting and edging lawns. These preparations require very little financial investment but yield a much crisper presentation of properties in photographs and in person.

➧ Ready, from Page R1 Beyond having an efficient heating system properly installed, you can prepare for the season in the following ways: • Clean heating filters. Check them every couple of weeks and change them at least twice in the season, or as directed by the manufacturer. • Check and maintain insulation. Improperly insulated walls, floors, attics, basements and crawlspaces drain away heat and can also lead to moisture imbalance. Adding weather stripping and caulk around windows and doors can also improve a home’s insulation. • Turn down the thermostat or install a programmable thermostat to regulate temperature. • Clean the furnace area. Don’t keep chemicals or cleaning products near a heater, and don’t store anything next to it that could impede ventilation.

• Free all vents and returns of obstructions. Don’t lay carpet over vents, place furniture over or in front of them, or obstruct the flow of air. • Dry air feels cooler than moist air, so install a humidifier. A simple humidifier may make the home feel five degrees warmer than a home with dry air. • Look into geothermal heating systems which use earth’s natural heat and are among the most efficient and energy-conserving heating and cooling technologies currently available. • For optimal performance of your HVAC system, get an annual service contract which includes both heating and cooling maintenance. But take care to avoid poor service and scams. To find a qualified local contractor who employs certified HVACR professionals, look for the NATE logo or go to www.natex.org.

➧ Reemerging, from Page R2 • Create a Luxurious Living Room. They say the darker the wall color, the smaller the space feels -- but that’s not entirely true when black walls are paired with the right light accents. In the right instances, black and white go together like yin and yang, transforming living rooms into picture-perfect spaces. “You can either go heavy on the black, with black painted walls or wallpaper, or make it the accent color and opt for white walls,” says Danielle DeBoe Harper, interior designer and senior creative content manager at Moen, a leading manufacturer of kitchen and bath fixtures. “In a whiteheavy room, include touches like artwork in black frames, a black fireplace or a black painted floor and ceiling moldings. In a black-heavy area, use white trim and rugs to offset dark walls for a contemporary look, or organic wood accents to create a unique boho feel.” In modern homes, DeBoe Harper recommends incorporating a pair of bold buffalo check chairs or large scale black and white photos. For a more traditional approach, she suggests using silk black and white striped curtains, or painting the ceiling in a black and white herringbone design. • Turn up the Heat in Your Kitchen. Also known as entertaining central, your kitchen is the perfect location for some wow factor. The boldness of black and white will seriously impress your guests. “A lot of homeowners want the clean kitchen look, so they’re afraid to bring in a dark, dramatic color,” says DeBoe Harper. “In reality, incorporating black cabinets or fixtures into an all-white kitchen can give it an upscale, current feel that’s still streamlined -- and doesn’t require cluttering your countertops with accent pieces.” Consider combining a matte black faucet, such as Moen’s Sleek kitchen faucet, with a white backsplash and counters, or mixing black bentwood café chairs around a modern white tulip table for a more eclectic approach. • Shower Your Bathroom with Style. Black and white can give your bathroom a clean, crisp look. Infuse black accents through a matte black faucet and coordinating accessories, like those from Moen’s Genta bathroom suite, or through black and white floor tiles in a geometric print. Towels also provide an opportunity to add texture and visual interest, whether it’s a modern floral or traditional houndstooth. For a seriously eye-catching shower, install black and white striped tile. Keep the bathroom’s walls white, so the tiles really pop, expanding the stripes to the ceiling to emphasize the height of your bathroom walls and make it feel bigger -- the thinner the stripes, the bigger the statement. “Integrating black and white makes your space feel sophisticated, yet playful and on trend,” adds DeBoe Harper. “Use these tips to achieve the ideal balance in your home.”

Tips for Taking Control Over Your Financial Destiny (StatePoint) Whether you’re a novice or experienced investor, there are steps you can take in order to take control of your financial destiny, and you don’t necessarily need a professional financial planner to do so, say some experts. “Many individuals are quick to hand over responsibility for their future to financial advisors and fund managers in the hopes of achieving better returns than they could on their own,” says Dale Gillham, an analyst, financial educator and author of the new book, “Accelerate Your Wealth: It’s Your Money, Your Choice. “If you’re looking for the best person to handle your investments without any conflict of interest, look no further than yourself.” From losing money to being misled to falling victim to dubious investments -- such mistakes are not only prevalent, they’re also avoidable, says Gillham (www. wealthwithin.us), whose new book can help empower readers to confidently invest in the stock market. Indeed, Gillham shows you how you could have grown the value of your portfolio over the past 10 years by over 400 percent just trading stocks on the Dow Jones Index (DJI) and significantly outperformed the returns achieved by the majority of fund managers.
Fall Wine and Food Tips for Outdoor Entertaining
erance. (Keep in mind, you can ultimately lower your risk by not straying too far outside the top 150 stocks on any market.) • Protect your capital: Most people spend more time deciding where to go on vacation than they spend selecting stocks to buy. Protect your capital by doing your research. • Think small: There’s a common myth that overdiversification is beneficial. “While this makes the brokers money, it does very little to enable you to generate wealth,” says Gillham. Smaller portfolios -- between five and 12 stocks -are easier to manage and represent lower risk. That said, never invest more than 20 percent of your total capital in any one stock. • Stay focused: Eliminate emotions, such as fear and greed from the process, taking care not to get caught up in the roller coast ride of the market’s highs and lows. Strive to trade from an objective and detached perspective.
To help you get started, he is offering these quick tips and insights.
• Leave it be. Don’t overcomplicate trading by trying to predict the next best thing. Find out what you’re good at and keep doing it instead of chasing the next pot of gold.
• Know your goals: Once you’ve identified your goals -- for example, are you seeking growth, or growth and income -- develop a watch list of stocks to suit them.
• Trade with the trend: Trading with the trend is about adhering to the laws of supply and demand. Become a smart trader who recognizes momentum early and rides with it.
• Be comfortable: All stocks have their own personality. Some stocks are high risk, providing higher returns, while others are slow and steady. Consider the time you have available, as well as your skill and knowledge level, to find stocks that suit your risk tol-
More information about the book can be found at bookstores and online at Amazon.com. “Investing is less complicated than you might realize,” says Gillham. “With some simple knowledge of proven strategies, you can build wealth on your own.”
PHOTO SOURCE: (c) Africa Studio / stock.Adobe.com (StatePoint) Autumn is the ultimate time for outdoor dining. For your next gathering, bring the party out to the deck or patio for an evening of enjoyable light bites and delicious wines. If you need some inspiration to create a delectable spread, one resource is St. Francis Winery and Vineyards, a certified-sustainable winery in Sonoma County, California. The winery offers luscious, fruit-driven varietal wines and a food-pairing program voted #1 Restaurant in America by Open Table. If you are hosting an autumn gathering, elevate the evening with some tips and pairing ideas from the winery’s culinary team. White Wine Pairings Chardonnay is a perfect white wine to drink in cool weather. Consider serving a Sonoma County Chardonnay 2016 (SRP: $16.99), a classic, medium-bodied white wine that is refreshing, yet rich in flavors of green apple, juicy pear and melon. The winery achieves these aromas and flavors by picking the grapes in the cool of night and fermenting in French oak barrels. Serve the Chardonnay alongside a tray of Smoked Salmon Mousse in Phyllo Cups. The creamy salmon mousse, paired with the crisp, bright flavors of the wine, refresh the palate and will have guests going back for seconds. Another delicious pairing with Chardonnay is a Burrata, Beet and Grilled Peach Salad. Featuring fresh, seasonal produce, the sweetness of the beets and peaches will pair wonderfully
with the melon and citrus notes of the wine for an enjoyable combination. Red Wine Pairings With the brisk fall air upon us, add a spicy, rich and balanced Sonoma County ‘Old Vines’ Zinfandel 2015 (SRP: $20.99) to your spread. This classic red wine, produced from 50 to 100-yearold vines, has enticing baking spice aromas and mouthwatering flavors of wild, crushed berries and red licorice. You can serve this ‘Old Vines’ Zinfandel with a starter, such as Goat Cheese and Olive Skillet, a robust, easy-to-make dish perfect for dipping your choice of breads or crackers. The cheeses with tomato sauce and herbs bring out the warm spicy scents and fruit-forward flavors within the wine. Better yet, the wine’s velvety texture accentuates the olives’ saltiness, making for a harmonious pairing. One more appetizer option to make for your guests is Peperonata and Ricotta Crostinis, an appetizing blend of tomato sauce, red pepper flakes and garlic, topped with ricotta cheese. The Zinfandel’s bold flavors and richness will balance this dish nicely without overpowering the creamy ricotta. Create an evening to remember, complete with perfect pairings of two Sonoma wines and four appetizers. Your guests are sure to leave satisfied and impressed by an array of flavors that nod to the transition of seasons and help you welcome the tastes of even cooler weather.

A Few Things To Consider When Creating An Office Design By Melissa Morrisette Interior Designer; Director of Marketing and Sales WinnComm, LLC - WinnComm helps companies create logos, websites, SEO, and office environments that reflect the company’s emotional brand. Designing an office space is important because we spend many hours of time growing our own business or building the company who employs us. Making that space a productive and fun environment that reflects the company’s emotional brand helps to retain employees and build strong customer relations. Look around the office or think about the interior design plans for the new office space. What do you want the office to convey? What do you want your clients or customers to experience? There are six types of brand “feelings” that can help answer these and many other questions. These brand feelings are warm, fun, excitement, security, social approval and self-respect. Building an emotional brand affects people’s behavior and builds deeper relationships, which is important to grow your business. To help identify your emotional brand your company and the office space, it’s a good idea to answer the following four questions: 1. Who are you? This is your brand identity. 2. What are you? This is the meaning behind your brand. 3. What do I think or feel about you? This is how people respond to your brand. 4. How much connection or type of association would you like your customers to have with you? This is your brand resonance or how deeply your customers bond with your brand. When answering these questions, keep in mind the type of industry you’re in and its culture. Is it fast-paced like a restaurant or slow-pace like a relaxing spa? Some things to keep in mind are the requirements needed for the inventory of equipment and storage. Think about the traffic pattern flow. Is your space set up for success? Some key design components that really make your space come to life is the reception area
when you greet your clients. Do you want to offer amenities? How should they be displayed? Consider people with disabilities, evacuations in case of an earthquake, the technology that is needed to run your company, lighting, furniture and sensory details (smells, accent décor, and music). There are just so many things to consider! We know that business owners and company CEOs desire an office space to be aesthetically pleasing and attractive. As a designer, the most important part of the design is functionality. People in company leadership roles understand that it takes a lot of time to run a business and how you spend that time is vital. That’s why when creating a branded space, it can be more desirable to hire an interior designer to help you through the process so that you can focus on running the business. There are many thoughts and questions that need to be answered and interior designers are experienced with the processes and can guide you through them that way nothing is missed. They not only will save you time and stress, they will help minimize the risks in your remodel or new construction and they are experienced with design, ordering, receiving, and installation. They can manage any unexpected mishaps and the punch list for the final walkthrough. Many corporations have found that redesigning their space boosted productivity and improved company culture. Some offices have an entertainment feature for guests or employees, foosball, flat screen tv, pool table etc. Some companies have showers and sleep areas for their employees. They make it so comfortable that you don’t need to leave. In the state of Washington (RCW 43.70.640) it is required to have a mother’s room for the
employee so that they can breastfeed their baby. I had a personal experience of not having an adequate space to pump breast milk. As a woman, it felt uncomfortable and I felt embarrassed at times. The company
I worked for did not realize this and then quickly provided a space. We all have our own needs and the office space should be designed to support everyone’s needs within the company brand.
