The Pacific Riviera Collection (PRC) is an investment fund for the acquisition and development of premiere residential real estate in Southern California. The fund shall initially consist of two shovel-ready assets, one in Bel Air and the other located at The Strand in Dana Point, California. Each asset is unique, and has virtually no competition of similar size, features, state of entitlement, or level of design and quality. The Bel Air property is architecturally approved for a 30,000-square-foot estate on 2.2 acres of land. It is located in the area commonly referred to as Billionaires’ Row and surrounded by — and adjacent to — some of the most luxurious homes and projects in the world. The building site immediately across the street is under construction, with a 108,000-square-foot spec home that will reportedly be priced at $500,000,000 upon completion, according to Bloomberg and Forbes.

The architect for that project, Paul McClean, designed the personal residence of Brad Kuish and was later brought to the Los Angeles market by Kuish and his companies to design their acclaimed Blue Jay Way project. Since this successful project, McClean has become one of the most important architects in existence. Due to radius restrictions on one of the largest home projects in the world, he was only able to formally serve as a consultant for the Pacific Riviera Collection. This afforded McClean’s protégé Derek Wolf the opportunity to assume the role of architect on the Bel Air project, after his work was published in Architectural Digest, placing him on a similarly trajectory as McClean. One of the most significant value determinants in high-end residential homes, after design quality, is the supply of similar inventory. We have positioned the Bel Air project in a class by itself. There are several 15,000-square-foot spec projects in development in Bel Air, but certainly no other 30,000-square-foot homes with the style, location or views that our property offers.

Furthermore, the Hillside Design Ordinance has become more restrictive and it will no longer be possible — or extremely rare — to have the ability to build a home of this breadth on a lot measuring this size. Our submittal and approvals were submitted prior to the change and are therefore grandfathtred, making this asset with entitlements and the finished product much scarcer. As Milton Friedman might say, “With scarcity comes price appreciation.” Curent market price and profit margins are robust without the additional scarcity. The current rough underwriting is $25,000,000 for land acquisition, $25,000,000 for construction costs and a listing price of approximately $150,000,000 with a sales price between $90,000,000 and $150,000,000, depending upon macroeconomic factors. Detailed pro-forma and sales comparables are included in this package.
BEL AIR 960 STRADELLA
The Dana Point asset is located within The Strand at Headlands, one of the last gated coastal development sites in Sothern California (thestrand.com). We are nearing full approval for a 13,216-square-foot residence on a point lot. Again, this asset will be rare for the immediate area of Newport Beach, Laguna Beach and Dana Point, as there are few sites that can be entitled for a home of comparable size and include an entertainment space, multiple pools, a spa, gym, theater, golf simulator, and putting green with bunker, all of which afford amazing ocean views. A similar property doesn’t exist within a sixty-mile radius. The rough pro-forma is $7,500,000 for land acquisition, $11,000,000 for construction with a list price of $40,000,000 and a sale price between $30,000,000 and $40,000,000. Construction on these properties can begin first quarter of 2017 with completion in 18-26 months. The PRC fund is a $100,000,000 fund designed to acquire and build these assets, and to purchase an additional one to three projects for development and sale.

CORONADO DESIGN GROUP Santiago Coronado, Owner and Principal of Coronado Design Group, a Southern California based high end residential design firm, was born in Laguna Beach and raised on the beaches and in the small towns of Orange County, California. Santiago’s love of architecture and building started at a young age and led him to study at the nationally ranked University of Southern California School of Architecture and Tulane University/Universidad de Buenos Aires. Upon completing his education, Santiago worked on the design of quality custom homes and acquired the skills to see projects from conception to completion with prestigious architectural firms, Michael Burch Architects, Doug Ewing and Associates and Landry Design Group. After acquiring the depth and breadth of knowledge necessary, Santiago opened Coronado Design Group in January 2000.
