One of the key pieces of guidance from estate agents for vendors looking to secure a quick sale is to ensure their home is free of clutter, such as piles of books and CDs, clothes and ornaments. While some are much-loved possessions, others are unused and gathering dust, and may be hindering buyers’ attempts to visualise themselves living in a new home. Research by discount website, Student Beans, reveals that people could earn as much as £2,250 simply by selling off the unwanted contents of their attic, garage and spare room. Given the rising inflation in 2022, this extra money would come in handy to meet the cost of moving home in the region.

According to property website home.co.uk, a lack of available housing stock in the property market is ensuring prices are continuing to climb well into 2022, despite the rate of borrowing creeping up to counter inflation. “Prices continue to rise rapidly across all regions driven by considerable demand and an extreme scarcity of property for sale,” says the website. “Despite warnings by the Bank of England that interest rates must rise to combat inflation, demand continues to overwhelm supply,” it adds. In England and Wales, the average value of a home in London in May is £560,000, up £6,000 in the last month alone. More locally in Battersea, the average price of a one bedroom property is £560,244 and a two bedroom average sells for an average of £762,300. Further house price analysis shows that the average price of a three bedroom property in Battersea is £1,492,382 and the four-plus bedroom average stands at £2,241,761. Meanwhile, in Battersea the average number of days it takes for a property to sell is 197. Lender Halifax is also reporting continued price growth.
