As

the HBA of Greater Springfield enters our 60th year in operation, I’ve been looking back at the archives reflecting on all the changes that have occurred in our industry. Sixty years ago a group of Springfield builders came up with the idea of an association that would allow fellow builders the opportunity to get together for support, camaraderie, to share ideas and to help each other. In the 60 years since that get-together, that original focus of the HBA is still going strong. We, as builders, need to not focus on competition with each other but instead focus on making the industry in our area stronger. As you think about building a new custom home or remodeling the home you are in, consider the advantages of working with an HBA member on your next project: •

The HBA works with municipal and county officials to develop and adopt building codes and land planning regulations that protect safety and affordability. We fight at the state and national levels to turn back costly and unnecessary legal and regulatory burdens and replace them with enhanced opportunities for consumers to make informed decisions for themselves about what is best for their homes and their families.

The HBA also has a focus on continuing education so builders can “stay in the know” and have access to the most innovative ideas to enhance the comfort and enjoyability of your home. Whether you are looking to “go green”, or at least save a few bucks on your utility bill, get the latest trends in electronics or ensure that your home has all the latest trends, an HBA builder can help.

In 1954, when that group of home builders got together to form the HBA, the industry looked a lot different than it does today. Builders did all of their own work, they did not use sub-contractors. Now, associate members (companies that work hand in hand with builders on your new home or remodel) are critically important as well. Whether it’s exterior products, windows, roofing, insulation, cabinetry, millwork, painting or flooring, the HBA has a strong group of associate members who have the same dedication to excellence as our builders do. Our associate members work closely with our builders to ensure that all goals are met or exceeded. Sixty years ago, the HBA members would have never have imagined the impact the internet would have on our industry. Managing moisture in and around your home is one of the most important things you can do to ensure its longevity, make it comfortable to live in, and prevent damage to its contents. High Performance Home Benefits New high performance homes incorporate the latest building science principles to control temperature and humidity, maintain indoor air quality and increase energy efficiency. Although your home may not include all of the latest air-sealing, ventilation, and moisture-management technology, you will be more comfortable in your home and it will last longer it you do everything possible to manage moisture. This includes replacing filters, controlling humidity, and—when outside air is cool and dry—allowing fresh air into your home. Basements As with all other parts of your house, basement walls are not waterproof, and a perfectly dry basement may have wet walls during the summer because of condensation that forms when warm moist air hits a cold surface. Before making expensive structural repairs to correct wet wall conditions, thoroughly check your drainage system. Repairing or adjusting downspouts or gutters will help to carry surface water away from foundation walls. Ideally, the downspout will end 6’-10’ from the house. If the ground outside your basement slopes toward the wall, pack and bank up soil so water will drain away. Avoid planting shrubbery within 3’ of the foundation. Never water your plants towards the foundation. Ask your builder about foundation coatings when building a new home. Humidity Keeping indoor humidity in the recommended range of 30%-60%, as well as introducing fresh air into the home, can improve indoor environmental quality. When relative humidity is too low, your eyes and skin get dry, asthma and allergies flare up, and wood furniture and floors shrink and crack. Excess humidity can breed mold, pests, and rot. Too-humid air is more likely to cause heatstroke, heat exhaustion, headaches, and dehydration. Mildew Even in climate-controlled homes, mildew (another name for mold) can appear in areas of high humidity, such as bathrooms and laundry rooms. You can take positive steps to reduce or eliminate mold growth by lowering humidity. Vent clothes dryers to the outdoors. Ventilate rooms, particularly kitchens and bathrooms, by opening the windows, using exhaust fans, or running the air conditioner or a dehumidifier to remove excess moisture in the air. Promptly clean up spills, condensation, and other sources of moisture. Thoroughly dry any wet surfaces or material. Do not let piles of wet towels or clothing stand in the home. Regular vacuuming and cleaning will also help reduce spore levels. If you notice mold or mildew developing, depending on the surface, you can scrub the affected area with a commercial mixture of trisodium phosphate or a commercial cleaner like Jomax and bleach. Use this checklist to help you select a home builder or home remodeler to work on or build your home:

• Make sure the builder or home remodeler has a permanent business location and a good reputation with local banks and suppliers.

Requirements To Join Our HBA: • Workers Compensation Certificate of Insurance • General Liability Certificate of Insurance • Better Business Bureau Rating of “B” or Higher

• Find out how long they have been in the building business. It usually takes three to five years to establish a financially sound business. You want to make sure they will be around after the construction is complete to service any warranties. • Check out the company's rating and if there have been any complaints filed with your local Better Business Bureau (bbb.org). • Make sure the builder/remodeler has sufficient workers compensation and general liability insurance. If not, you may be liable for any construction-related accidents on your premises. Our members must have workers compensation and general liability insurance to be an HBA of Greater Springfield member. • Ask the builder/remodeler to provide you with names of previous customers. If they won't, beware. If they do, ask the customers if they would hire the builder/remodeler again. • Ask if you can see the builder/remodeler's work, both completed and in progress. Check for quality of workmanship and materials. • Do you feel you can easily communicate with the builder/remodeler? Remember you will be in close contact with them throughout the construction process and afterward as you live in your new home. • Make sure the builder/remodeler provides you with a complete and clearly written contract. The contract will benefit both of you. If you are having a new home built, get and review a copy of the home warranty and homeowner manual as well.
