Question: Mark from Spring Hill asks Mr. Paint Pro I recently had my pool deck (cool deck) re-stained when it rains I see a white soapy substance appear. Should I be concerned? Answer: Mark the soapy substance you see is something called " Surfactant Exudation" it's a big word for what should be a little problem. Surfactants are surface active agents or chemical soaps - vital components of all paints. During the natural aging process of latex coatings, some of these surfactant materials and additives will "Exude" to the surface. Under normal conditions this problem will last only for a short period of time.
