REVIVING OLD HYDERABAD TEXTILE MILL LAND FOR THE city Motivation:

As an architecture student, having dealt with many design problems of various scales, issues related to urban context always interested me. The way the cities are being transformed ; old and defunct structures being replaced with skyscrapers and commercial towers , ignoring the context and background of the land ; is something that bothers me . The infrastructure of old cities have value, in that they reveal the history through their physical forms. The existence of the old with the new, where both hold importance in the service they provide is what the charecteristic of cities like Hyderabad is. It is only the physical presence of these structures that conveys the history of the city, To completely wipe them off the fabric of the city would be like blanking off completely an important era of the history. So, I selected a defunct mill land in the centre of the city and would like to revive it for the city. I would like to take a holistic view of the available land and look it as an asset meant to be utilised for the fullest benefit for the city

Background : The DBR (Dewan Bahadur Ramgopal) mills was one of Hyderabad’s landmarks for more than 80 years till 1992 with hundreds of employees working at the mills but later it incurred losses and for last two decades, it has been shut completely. Located in the heart of the city, several disputes have cropped up over the ownership of the land since then. DBR Mills’ land was leased by the Nizam for 99 years in 1920s and has been lying unused for over two decades. Nearly 500 workers who had lost their jobs following its abrupt closure have been demanding that the land be allotted to them as compensation, since the company did not pay them salaries for decades. Without any rehabilitation package, most skilled workers at the mill were forced to seek odd jobs and ended up being day labourers. On the contratry ,the government is actively considering taking over 24 acre of prime and raising Rs 1,000 crore from its sale. The government hopes to get a good response from bidders, interested in constructing commercial complexes or a star hotel at the site.

Introduction / Problem Statement The fact that the textile mills that are located in a very highly priced inner city property now, makes it subject to a number of economic and political forces. The ongoing development is in favor of high rise residences, elite class clubs and hotels without paying attention to the city’s issues. The question arises: who has the first claim to such lands. Is it the mill owners, who had been given countless concessions by the government to run their industries and who had surrendered their mills to government when they were unable to run? Or the workers / public, where up to 40% of people do not even have roof over its head? Or the public at large, who are in dire need of open spaces? As a solution to all these issues, the idea is to come up with a mix of building typologies that would serve all the target user groups ; as per the guidelines formulated from the pre-study that has been done.

A flower market where the bounty of nature is merchandise for sale, amidst the concrete jungle of the city, is an integral part of the city’s heritage and culture. Locally known as ‘Phool Mandi’,A Flower market has the potential to act as a lung space in this busy city , an escape from the hustle bustle to derive sensual pleasure from fragrance and color. The hours from 4am to 9am is the prime time to see heaps of flowers, feel the intensity of fragrance and catch the fast tempo of life here. There is commotion, colour, filth and yet there is fragnance!

architectural style The markets are as wonderful as the beauty of the city itself. Hyderabad has been in love with bright hues of flowers since the era of Nizams. In order to get the essence of the traditional flower market experience Granite stones have been used as the main material along with elements like archs and chajjas. Though the plan was kept minimal and open in order to give the vendors the freedom to adapt their own way of arrangements which form the integral character of an Indian market.

These are temporary installations by small vendors who come from from different parts to sell the flowers. Their equipments and activities are simple .

Zoning

The market majorly being a wholesale market, with the inclusion of all the retail outlets nearby is now a mixed typology with few changes in the functionality.

The wholesale market functions only in the morning where the retailers from all over the city buy the flowers in bulk quantities.This activity involves loading ,unloading and transportation. Where as ,the reatail markets are open all day till the night and have citizens as direct customers. So, the division between retail and wholesale market is made to facilitate the uninterrupted functionality.

Independent vendors

These are the permanent stalls for wholesale traders. Their range of activities include transporting , loading -unloading, storage and bulk trade. Weighing equpiments, records etc are all part of it. Accordingly, the stalls have been designed.

As the activities and product displays differ from stall to stall, and furnitures are activity specific, a minimal open plan has been adapted ,giving the vendor the freedom to create his own workspace.

FORM

As the market is accessible from two corners, One corner has been restricted only for the customers and retailers ; and it is the other corner where loading and unloading happens. The retail market has been designed symmetrically with access from both sides . Stalls are sorrounding the central core which is divided into four parts by the co axial corridors containing small stalls spaces on either sides; giving a sense of a semi-closed traditional market.

FUNCTIONALTY

In order to reduce the chaos caused by irregularly parked vehicles and the pollution caused by them, vehicular access has been restricted only to the parking. However the bicycle access is not restricted inside the market. Pedestrians are encouraged to pass through the market instead of taking the long route .

They are strong and durable. They are UV protective. They also have greater translucency, making them a good choice for backlit and illuminated awnings.

services Under ground drainage system has been designed collecting the sewage from each stall connecting to the main sewer. Seperate dumping space has been designed for each stall to dump the organic wastes, which further can be easyly collected and dumped outside.

city centre hyderabad INTRODUCTION AIM : The project explores the symbiotic character of commerce. It explores the inter-relationships of the spaces and the challenges of disparities cause by design which restrict spaces to particular segment of public. To create a space which acts as a node for experiencing commercial and social activities. The frontier has a potential to act as an urban square that can be integrated into the city fabric.

location Located in the heart of Hyderabad , Basheerbagh, the Mall is easily accessible to the neighbouring residential and commercial suburbs. The City Centre Mall is thus perfectly situated in a unique high-density catchment of the right socioeconomic profile of customers and in well on the way to become one of Hyderabad’s favourite destinations for lifestyle, fashion, food, cinema and entertainment.

Relaxed ambience • The intermeiate space acts like a buffer and a lung space as soon as the user comes out after the shopping experience. • Spacious ‘adda’ space where the user can truly relax over coffee and conversation. A welcome hybrid difference between a natural and conditioned environment. A street-feel without the street.

ZONING & Activity Stacking • The commercial outlets have been placed along the courtyard making sure that each of it shares the corridor, thereby promoting

brand equity. • Services are provided at every corner and is given multiple access. • Fire safety has been given a priority unlike it is an after thought most times.

Functionality •

Grand central courtyard is the main attraction and is naturally lit during the day time by means of skylight.

With a simple articulation of the circulation and entrances, distinct segregation of the Hyper market and the mall and a dynamic interplay of solids and voids, a unique built form is achieved.

Main means of vertical transportation is the escalators and are placed centrally in the central court
