What is Midtown Magazine? As a publisher of neighbourhood focused business and lifestyle magazines, it was the natural next step for us to expand our portfolio and launch a title dedicated to the city’s most chic and fashionable area: Yorkville. Midtown Magazine aims to bring the distinctive character of Toronto’s central core to the forefront. Each issue will introduce you to the people, places and things that help make this part of Toronto even more dynamic, enjoyable and stylish than it already is. For our inaugural issue, we focused on two themes that make this area so special: real estate and hospitality. Luxury condominium buildings, five-star hotels, gourmet restaurants and picturesque Victorian homes dominate the scene. We present you with top-producing real estate agents from the city’s leading brokerages. We gained insight into their market acumen along with the secrets to their success. It was such an inspiration to listen to these passionate, committed and proud Torontonians and learn how they work in one of the hottest markets in the world. There is no shortage of top-notch culinary destinations in the area. Whether for a coffee meeting, business lunch or a night out on the town, we listed some of the best places for your next outing. My team and I truly hope you enjoy this first edition; we are looking forward to your feedback and recommendations.

ON THE COVER Some of the most beautiful buildings in Toronto were built during the 1920s and 30s, and the Art Deco design elements that emphasized streamlined and geometric forms was an expression of modernity that has had a lasting allure, even now, nearly a century later. Its traits of elegance, luxury and style are also balanced by the nods toward simplicity, and perhaps an industrial efficiency. Not surprising then, that this character has been celebrated and retained by many newer developments in the midtown area. This cover is a simple abstraction inspired by the above. A clean slate, as we launch this first issue of Midtown, with circles and lines referencing ideas of connection; networking and technology alike.

Whether you are looking for a little indulgence or a healthy option to fuel your day, the infamous McEwan Group’s One Restaurant located at The Hazelton Hotel is sure to satisfy your taste buds. Known for their crispy chicken tacos complete with Korean BBQ sauce and their signature daily power bowls, the world cuisine inspired menu has something for everyone. Led by Chef Darby Piquette, the Yorkville staple is celebrating an amazing ten years this year. This milestone— an extraordinary accomplishment for this industry—is a clear testament to its values. Amy Tenn-Yuk (Pastry Chef), Jennifer Ann Belanger (General Manager), Jessica Rodrigues (Director of Communications), Reilly Shoub (Event Manager) and Darby Piquette (Chef de Cuisine), are the dynamos in the front and back of the house that make chef extraordinaire Mark McEwan’s vison a reality every day and night. It’s where Torontonians come to see and be seen.

All of Mark McEwan’s success stories from One to North 44 are chef led—with a focus on incredible ingredients and service. At One, every department, from event management to communications to cuisine, works in tandem to make sure that every client is enticed from the moment they enter until the moment they leave. Here’s just a little glimpse into the magic and talent that goes into every dish. Motivated by his guests every step of the way, Chef Darby Piquette loves to see people enjoying his food, while sharing it with others. “I’ve become closely acquainted with many of our regulars and I really listen and appreciate their feedback,” Darby expresses. Clients come from near and far to dine at One, sometimes up to twice a day, “we offer dining that really impresses,” he asserts. He’s not opposed to finding inspiration outside the four walls of the restaurant either. In fact, one of his secret pleasures after a long day in the kitchen, is heading out to get the best dim sum in Toronto.


Chef Darby loves to experiment with new techniques and is constantly devising up new recipes. One of his go to methods is roasting. When done according to the Chef’s standards, meat, served with vegetables, is always extremely tender with an amazing browned or crispy exterior. Roasting vegetables caramelizes their natural sugars, which brings about an amazing depth of flavor. “It’s real food that tastes great,” states Chef. For Chef Darby, the client always comes first, and so he’s not averse to catering to their needs. “If you want to substitute, make a starter a main, change a protein or a side—the menu is there to make diners happy and I wouldn’t want it any other way, “ he explains. While Chef Darby is cooking up his specialties in the kitchen, Amy Tenn-Yuk, One’s Pastry Chef, is always looking for new ways to excite your sweet tooth. Amy’s favourite ingredient to work with is butter. In her words, “it makes everything better.” Making its way into

every dessert she crafts, the taste of butter adds a je ne sais quoi to every morsel. “At One, we love to make desserts that bring our guests back to their childhood using certain flavours and combinations. We'll take a classic dessert and update it, trying to make the best possible version of it that we can,” boasts Amy. One of the restaurant’s most popular desserts is the Boston Cream Doughnut. Consisting of a lightly spiced soft dough, the doughnut is fried to order and is topped with Valrhona dark chocolate and filled with fresh vanilla bean cream. Simplicity, care and beautiful ingredients turn this classic into a modern specialty. “I love to use ingredients that are fresh, seasonal and high quality, and just let them shine. The most important thing, however, is making sure that our guests are happy. Anything we can do to accommodate and exceed their needs and expectations is our number one priority.” Amy’s obsession with desserts extends outside of butter to different types of dough—from cinnamon rolls to Jewish babka loaves—the versatility of using dough and butter 11


together is boundless. Unfortunately, the only caveat is that they aren’t gluten free! Jennifer Ann Belanger, One’s General Manager, ensures the front and back of the house run smoothly with customer service as the number one priority. Jennifer and her team hold the restaurant to the highest standards—standards that every McEwan Group establishment is known for. With Jennifer at the helm, every plate leaves the kitchen handled with the utmost of care by her team to arrive at its destination ready to be devoured. Jennifer’s service philosophy is thoughtful, honest and intuitive. Striving to make sure everyone is nurtured and on track, is one of the challenges of a high volume environment,

“it’s important for me to know what’s important to our staff and how to best inspire them. Jennifer brings years of experience to the table, from stints in Abu Dhabi to France before landing a management role at One. With a plethora of knowledge in her toolkit, Jennifer approaches her role proactively with optimism, while looking forward to what each day has in store for her and her team. Her advice for anyone who’s looking to join the ranks of the hospitality industry? “Take your work seriously, with pride and look sharp. Jessica’s latest venture brought her back home to Canada, from endeavors both domestically and abroad, to spearhead communications for the McEwan Group. “Working with Chef Mark McEwan is a privilege for me because, as a Canadian, he has catapulted Canadian cuisine onto the global stage. Chef McEwan, in my eyes, is a culinary icon and it’s so much fun telling his story and being a part of the McEwan Group’s brand growth,” states Jessica. Using the world as her muse, she takes inspiration from one corner of the globe to the other for new ways to bring One Restaurant and the McEwan Group to the forefront of the hospitality industry. “There’s always a new initiative, new opening, new dish or product for me to work with,” she says enthusiastically. The launch of a new project requires a great deal of attention, but so does “Planning an event at One, it’s both exhilarating and exciting,” conveys Reilly Shoub, One’s Event Manager. Whether it’s for a business meeting, special dinner or a cocktail reception, customizing all the details to ensure that the guest’s concept comes alive is the name of the game and the ultimate goal. While the whole team is involved in organization and execution, the degree of Chef Darby’s participation is what sets One’s events apart. “Anything is possible and we are delighted to accommodate,” Shoub states. Having the resources of the McEwan store at his disposal—flowers, décor, custom

chocolate as well as gifting items—to make it happen while making it look easy is the objective. The key to pulling it all off is to anticipate the guests’ needs. “We work in conjunction with our client to make choices that will keep the event moving smoothly from beginning to end.” A vital element to fulfilling the perfect hospitality event is all about being flexible, and friendliness is a genuine by-product of enjoying our guests so much. “Of course hitches happen along the way, but staying relaxed and solution oriented helps to get things back on track,” explains Reilly. All of these components are especially vital for the upcoming tenth anniversary of the restaurant. The focus of the celebration will be a patio party. One’s patio is the hottest spot in the city and they’ll be partnering with incredible suppliers like Cheese Boutique and Rodney’s, to name a few. It’s an event that shouldn’t be missed!

Planta 1221 Bay St. Planta is the newest dining experience offered by Chase Hospitality Group—the full service restaurant, catering, and events company. The entirely plant based menu is developed by the incredibly talented Chef David Lee. Design wise, STK’s signature style already popular in New York and Las Vegas was embraced, but while the concept was evolved to cater for a Canadian audience. Lighting—the key tool used to define the interior design at STK—was conceived to draw guests on a journey through moments of darkness and light, and every material was chosen to enhance that experience and create a sexy nightclub atmosphere that challenges the traditional steakhouse typology. Guests enter an all-white vestibule with flickering white candles and ascend a grand staircase composed of black granite, white Carrera and glass—materials all chosen to play with the light. Set against a white brick wall on one side, and floor- to-ceiling glass on the other, under cascading Bocci lights, the sequence builds anticipation as guests parade above the street and are greeted at the hostess station. With over forty years in real estate between them, their combined experience has brought them to the forefront of their chosen field and has equipped them to handle whatever the industry throws their way.

Lisa Marie, how does your previous background in real estate lend itself to your current work?

Linda, what is it like to be in such a fierce competition in one of the hottest real estate markets in the world?

Now we mainly focus on the resale housing market. My previous understanding of pre-construction contracts and floor plans is definitely an asset in circumventing unforeseen issues. As a result of our background and the high standards we set for ourselves, we have sold thousands of condos in the downtown core alone. Simply listing a property online doesn't cut it in this competitive market. Much more work goes on behind the scenes to ensure a successful sale. Our solid background combined with the international reach of the Sotheby’s brand ensures the best price possible for our clients.

Dealing with competition and a heated market can be challenging. The pace has become faster, therefore we have to adapt quickly to fluctuations. Keeping on top of all these changes—regulations and global economic shifts, just to name a few—are all elements that may have an impact on our clients. Networking is paramount to getting ahead and staying on top of information. My designation as a Certified International Property Specialist as well as the Director for the Asian Real Estate Association of America, Greater Toronto Chapter, has given me an edge in this fierce market.

Being in the real estate business for twenty years has allowed me to weather a few storms. The developer’s boardroom in the late eighties is where I began my career in this industry. Collaborating with the city’s top architects, designers and marketing teams gave me a unique place at the table and showed me first hand how the city evolved into the diverse international city we know today.


Linda, how do you keep on top of the curve? We make effective use of all the relevant tools at our disposal. Maximizing our exposure through various international and local marketing avenues as well as a growing team. Networking, market knowledge and communication have kept us one step ahead of the rest. Linda, what are the key attributes that make your team stand out from the rest? How do you succeed in growing your business? Our results stem from a collaborative effort and we work seamlessly across all facets to ensure successful outcomes. Our high-level approach to business has created a prosperous enterprise, which we are proud to stand behind. Not only do we market and sell real estate, but we also help our clients through life changes. Lisa Marie, what areas of the city do you specialize in? We are a true downtown team. Through our life experiences we have lived in Yorkville, the Annex, Deer Park, Forest Hill, King West, Yonge and Eglington, Cabbagetown and Chinatown so we really know the city. Linda, I understand that you are very involved with the local business community; can you tell us a bit more about that? City Building and Community involvement is very near and dear to my heart, especially within the areas I live and work. Over the years, I’ve played many roles, which include representing Toronto citizens with a focus on local issues to improve our community in terms of planning, public amenities, heritage matters, making services more efficient and even raised environmental concerns. One of my current roles includes being an active Director on our local residents’ association in the Yorkville/Midtown area reviewing and monitoring development projects. I’ve been privileged to develop working relationships with our politicians and planners. Other boards and committees that I’ve been a member of include the YWCA Toronto and the Toronto International Film Festival, the Bloor Yorkville BIA. I am also very proud of being one of the top fundraisers for the Bang & Olufsen's annual Yorkville Run, for the past several years. How would you describe your clientele? We don’t cater to a specific clientele; however we serve both local and international clients ranging from foreign investors and expats to baby boomers and professionals. Our range of clientele is diverse. We are currently working with an executive moving from Asia to head up a major company, a Middle Eastern doctor seeking out an investment, as well as a Canadian ex-pat in London selling part of his Canadian portfolio. However the majority of our business is with Torontonians moving within the city.

entrepreneurs or high-level professionals, one thing is for sure—they expect professionalism, confidence and trust in their dealings. What is your take on foreign buyers bringing the heat to Toronto’s luxury condo market? Foreign buyers bring a lot of money into our domestic economy, creating and providing jobs along the way. The only downside at the moment is the low Canadian dollar forcing foreign buyers to pay more for properties, thereby driving the prices up in high demand areas. How do you see the next couple of years for Toronto’s real estate market, specifically midtown? Midtown areas in walking distance to the Subway and services are always prime locations—transportation is always a key feature to location. The downtown and midtown areas are a lot like European Cities, you can hop on the subway or walk to daily amenities. I envision that Yorkville and other areas along Yonge Street and Eglinton Crosstown LRT will go a through major transformation over the next five plus years and beyond. Yorkville condos now soar over fifty stories on average and the eighty-story condo era is upon us. The abundance of buildings like these will create a denser center core, much like New York—the New Yorkville so to speak. I think we can prepare to see more ladies in running shoes with stilettos peeking out of their purses. Linda, what is your favorite area in Toronto and why? My favorite is Yorkville. It boasts ease of public transportation, incredible shopping and great restaurants— just a few of the many treasures this area of Toronto holds. Yorkville really is an oasis in the heart of one of the largest cities in North America. Lisa Marie? I love Yorkville as well but there are so many beautiful neighbourhoods in the city—from the hustle and bustle of the core to the tranquility of Rosedale, Deer Park, South Hill and Summerhill neighbourhoods. When I want to unwind I take a walk down our tree-lined streets to admire the beauty. As brokers, what is your advice to readers interested in making a career shift and jumping on the real estate bandwagon? Talk to successful realtors before you jump and make a move. Join a team if you can—a mentor with experience can be invaluable to jump-start a career. Finding someone you trust to teach you the ins and outs of the real estate market beyond textbooks and reality shows can be instrumental in determining your success rate. Real estate isn't really a job, it’s a lifestyle—with no set hours or calendar dates. So you have to love it!

What do clients in the luxury market look for? Luxury market clients seek out the very best in service when it comes to specifics, for instance the amenities offered for a particular development. Whether they are executives,

In my experience, people tend to overlook the land transfer tax—a fee imposed by provincial and/or municipal governments—based on the value of your property. The second most underestimated expense is the associated costs for renovations that inevitably come with a fixer upper.

My advice is to speak with a mortgage professional, like myself, to determine what you qualify for—this includes a full financial snapshot (income, assets and liabilities). The mortgage pre-approval will provide a financial range to help determine affordability. This is a critical piece of information to provide to your Realtor prior to visiting properties. At what stage should someone looking to buy contact you? You should contact me as soon as you make the decision to purchase—even before contacting a Realtor. In most, if not all cases, a Realtor will ask you if your finances are in order before embarking on property visits. Having a pre-approved 26

Speaking of referrals, how would you describe your network? I have trusted working relationships with realtors, wealth advisors, accountants, lawyers and investors, to mention a few. For me, it’s about working with partners that are like-minded, who all share the best interest of clients. We take a holistic approach and provide advice beyond the client’s immediate needs. This builds confidence with customers and within my referral network, leading to more satisfied clients.


What can a first time homebuyer expect during the financial process of purchasing a property?

What is the most challenging part of your career and how do you overcome it?

I truly believe that part of being successful in life is finding a balance in all life’s fundamentals. All of the individual components; work, family, interests and sports, are cogs in a wheel that push you forward. If one gets stuck, chances are others will too. For instance, I’m adamant about keeping my work responsibilities to traditional office hours, which allows me to hit the gym first thing in the morning—encouraging a strong start to the day—and freeing up time for family and friends, who keep me sane during rough days. Q Magazine met with the power couple in Yorkville to discuss the business philosophy behind their success, their perspectives on current and future market trends, and their answer to that ever-elusive question: What does "luxury" mean? Joe, how did you begin working together? What is your working relationship like? The first time I met Gillian was at my own listing near Yorkville at an Agent’s Open House. I immediately noticed that she had a keen eye for detail and understood what had gone into the property’s renovation. She commented on the aesthetics but what really impressed me was her knowledge of the actual build. She brought a totally different—and very valuable—perspective to the table than other agents I had met. After working together on a number of deals, our professional partnership really fell into place. We began bouncing ideas off one another and, with time, realized that our skill-sets were incredibly complimentary. I think together we create the perfect ‘person’ in that Gillian is very detail oriented and unstoppable when she sets her mind to something. She has an incredible work ethic and brings that to the preparation of a listing before it goes to market. I love the negotiating aspect and can spend as much time as necessary while on a deal. I’m very patient with that component of our business which is a great balance. So, together we are able to bring the best of both our strengths

to the table. Somehow we are always able to maintain separation between our work and our personal lives which is our greatest gift. When it comes to our business we are 100% focused on client service, and that is part of what has made us so successful. Gillian, what do you love about the business? Why do you think you and Joe have been so successful as a team? First of all I love all the central components of this business: homes, design and working with people. Real Estate is such an obvious career for me but, that being said, I had an excellent experience working in marketing and PR and ultimately those skills are the perfect complement to my current job. When Joe and I started working together we decided to change the standards of what an agent offers to reflect my experience when I was buying and selling homes. With that in mind, we position ourselves as part of the client’s ‘team’. I truly love working with clients and getting their homes ready for market. We do all the prep, all the decluttering and all the staging at our own cost. This is such a relief to clients who don’t know where to start with a home they have lived in for 2 or 20 years. After we have spent the weeks prepping and staging a house the common response is “oh I don’t know if I want to sell it now!” That gives me great satisfaction and is part of what I love about this business— the ability to transform and create. Secondly, I think that the future of real estate lies in teams. We are already seeing the rise of this in Toronto as today’s marketplace becomes more and more demanding. Ultimately, we all have instant access to information so a real estate offering has to provide the expertise to make this 29


deluge of available information meaningful to the client's specific needs. It takes a team to provide a full service offering and bring a variety of skills to the table. This is what Joe and I have done, and continue to do, as we grow our team which now consists of seven people. Joe, was there ever a moment when you felt your differences were going to be a challenge? When we were starting out six years ago I remember one presentation where we were up against eight other agents to win the listing. We walked out thinking there was no way they would hire us and were both truly disappointed. Like every scenario where we can learn and be better we sat down and debriefed and tried to figure out what had gone wrong. To me, it had felt like we couldn’t agree on anything in the meeting, despite each of us having valid points and conveying important information to the clients. To Gillian,

The next day, to our surprise, the husband called me and said they wanted to hire us. I couldn’t believe it. I asked him why they had chosen us over some other top agents and he said that our differing opinions were fresh and authentic. They both admired that we asked some hard questions and they felt that they would always get the facts—the honest truth—from us and that was the deciding point over other agents with more experience. Upon reflection this was a great lesson for both of us and propelled our business forward in a way we never could have expected. Instead of trying to present a unified front all the time we realized that having different opinions helped clients look at both sides. Gillian, what does it take to be a successful dynamic duo in today’s market? I was a competitive figure skater in my teens and trained under some great coaches who instilled values known as the 3D’s: Dedication, Determination & Drive. If you have the location then you can do anything inside a home to add the interior luxury that best defines the individual.Whether it is working with a world-class design firm as many of our clients do, or imbibing luxury through an art collection, or buying a home that is completely "done", luxury is all about where you are when you walk out the door AND when you walk in. So one could say that luxury is synonymous with Yorkville because everything is at your doorstep from shopping to world class restaurants to art. Joe, what amenities do buyers look for in luxury condominium real estate? Buyers are looking for what we like to call Super Luxury. Really it’s luxury that comprises those extra amenities that are beyond expectations. The days of only offering a pool table, party room, guest suites, and indoor pool are gone. Now we are seeing boutique condo buildings in which they offer personal wine cellars or dog walking services or 24-hour valet. The concept of living with all the amenities of a world class hotel like the Four Seasons but having your own home within it was the beginning of this trend. People are looking for close proximity to the city center without having to compromise on a luxurious lifestyle and this joint offering is ideal for that specific buyer where luxury is based in having anything they want at a moment’s notice. Gillian, do you have any tips for buyers and or sellers? No matter what your intention is, whether it’s buying or selling, it’s important to work with an agent. Understanding the market, how to create and successfully execute a multiple offer scenario, marketing your property and staging or prepping it will all help sell your home significantly faster and for more money. An agent will also have access to much more information on the inside than you will on the outside. If you are looking to purchase, begin by driving or walking through a neighbourhood you like. Take note of any "For Sale" signs and begin contacting agents to find out more about their listed properties and also learn more about the neighbourhood. You can also call Real Estate firms and ask them which agent is the top agent in the area you want to buy. Don’t be shy to interview them, do your own research and trust your instincts. Having


good chemistry with the person you work with is essential. You will spend a lot of time with your agent so you want to like them personally and respect them professionally. This is the key to success in your search. My other tip is to avoid the passive strategy of “waiting the market out”. We have heard of buyers who have watched the market, waiting for a dip, only to watch it continually increase. Buying and selling in the same market cycle is also important—don’t sell and wait. Joe, what is the one single thing that people tend to overlook when purchasing? People don’t realize they can do anything they want when they purchase a property. I’ve seen people pass on a home that has a great deal of potential, but may need a little work. We can help in that area as Gillian has a great eye when it comes to explaining how removing a wall or re-designing a kitchen can transform the space. This is why we always stage/furnish a home, because it's difficult for people to visualize their belongings when staring at an empty space—it can be deceiving and is hard to predict what can fit into a room. The Toronto market has been seeing double-digit growth for the past couple of years, Gillian, what do you attribute this dramatic development to? The development that we've seen in recent times is explosive; the city is almost unrecognizable today compared to when I grew up. We continue to grow in line with our population and things have really changed in terms of the diverse cultural exposure Toronto provides. People here are now more interested in accessibility to work, restaurants and cultural activities. Take TIFF, for example, which started as a small film festival and has grown into an internationally-acclaimed event that attracts nearly half a million people to the city annually. Toronto is now truly on par with other world-class cities like New York or Hong Kong. There is a reason why we were named the best city in the world to live in. It really is a great city and still so friendly and easy to navigate. Joe, how would you describe your network of people with whom you work? We have an extensive team of professionals in every area from lawyers and banking brokers to trades like electricians and plumbers and excellent relationships with them

all. When a client works with us, they have access to our resources which is a huge help because you know the referral is endorsed and reliable. Gillian, what is the most challenging part of your career and how do you overcome it? The schedule can be punishing at times, so I am very conscious to maintain some work/life balance, carving out family time with my children and our close friends. Because of the strong relationships we build, many clients have become our friends. As a result, the separation between work and life can become blurred in this business, which is an aspect of real estate that is very fulfilling. The challenging part of this job is to remember to compete only with yourself. There are some great agents in this city whom we both respect, admire and consider friends so the competition is really all about how much we can give to our clients and always being our best.

It varies from case to case, but one thing is for sure, I always approach each situation differently—even though the end goal is the same, getting the best offer package on the table for my client to obtain the property. It’s no longer about only offering the highest price. A thorough well-considered package that benefits the seller is what


counts—a flexible possession date, very few conditions, a large deposit along with the highest price you are willing to pay for a property, are just a few of the many items to be considered. Because the competition is so fierce these days, you really only get one kick at the can, so you have to make it your strongest pitch by avoiding a low offer, hoping you’ll get a second chance. I go to great lengths to ensure the best possible outcome for my client—always— this has even resulted in me sending along a family photo of the future owners to help connect the buyer to the seller. The bottom line is that you have to be decisive without being too aggressive, but above all, you must have the know-how to move the circumstances in your favour. They say information is power. So how do you keep up to date regarding the ever-evolving Toronto real estate market? The best possible way to stay on top is by becoming an expert in one area – for me that area is Yorkville. I not only live and breathe Yorkville, but I am also financially invested, which not only gives me an edge, but also motivates me to stay one step ahead. Having an intimate knowledge of the ongoing politics, future developments, and reputations of builders as well as developers is definitely an asset. Maintaining relationships with key real estate players is certainly of added value and something that aids me in my dealings with clients.

How would you describe your client base? Do you deal mainly with first time buyers? Diverse. Yorkville is diverse, so is my clientele. I’ve represented and continue to represent first time buyers, existing residents looking to down size or upgrade, international buyers as well as investor clients. I place high value on repeat business - it’s a testament to my service. What sets you apart from other brokers? Keeping my finger on the pulse of Yorkville has kept me on top of my game. My distinct understanding of the area and environment, coupled with my international experience and education has given me the know-how to tackle every property with the best strategy to get a favourable outcome for all parties involved. Real estate is the single largest asset that someone might own, so getting right down to the detail in the transaction is vital. As an owner and investor myself, I have gained valuable insight into a sellers needs, thereby enabling me to listen, understand and communicate in a unique manner rarely replicated by other brokers. In terms of listings, I am involved with every aspect of the listing. Many brokers will sign clients to a listing agreement and the clients won’t speak to their broker again, they will be pushed off to some assistant and have little to no direct communication with their broker. It can take time to sell a house when you have an agent, and it can take even more time when you don’t. These elements are always in constant flux. Access to the most up-to-date information, through your agent, as well as strong negotiating skills and an aggressive local and international marketing strategy are paramount at a time when you’ll need them the most. An agent’s role is to expedite the sale at the right price, provide you with the convenience of not having to do the heavy lifting on your own, and most of all getting potential buyers in the door. Hiring the right agent, someone who listens to your needs, obtains the highest value for your property, puts you at the top of their list and makes real estate his or her full time endeavor is priceless compared to the possibility of saving on commission. My clients don’t just hire me for what I do, but also for what I know.

I've been involved with the Rotary Club of Toronto for nearly 20 years. One of my earliest contributions was to re-vision and lead the annual fundraiser, Ice Breaker, for many years. I am currently on the Board of Directors and projects I am very proud of include the creation of the Toronto Adolescent Recovery Centre, Transition Centre for the homeless at St. Michael's Hospital, and most recently, the establishment through Covenant House of a safe house for victims of the sex trade. This is something I hold close to my heart and inspires me to do more. To go back to real estate, you are known for brilliantly staging your listings. How important is it to invest and stage in a hot market where properties are selling over asking? I can't stress enough the importance of staging! Staging plays such a large role in determining the speed and price for which your property will sell. Having a professional come in and assess your home or condo from an outside perspective can do wonders to define a space and freshen things up. What is your advice for buyers or sellers in 2017? I would say that it's important to rely on the expertise of your real estate professional; this applies to both buyers and sellers. Good realtors thoroughly understand the business and can provide you with the right information to make informed decisions. It's also prudent to have a list of top priorities—things you can't live without, if you will. Clients need help navigating the turbulent waters that exist in today's market with bidding wars and bully offers, or the

When and why did you get into real estate? In a nutshell, I’m an incredibly visual person and I’ve always been fascinated by design, beauty and style and architecture. In the late 1980s, I moved to Kingston from the century farm house I’d grown up in to go to school. While in Kingston, I worked at Birks and discovered sales are a natural fit for me because I love working with people and enjoy the fact that each day is different because I really dislike routine. After Birks transferred me to Toronto, I decided to switch gears and take the real estate courses at night after work. Toronto was brand new to me, I didn’t know a soul in this city and as much as I loved real estate, I’d never bought or sold a home. On top of that, I had decided to completely change my career path and had started in real estate in the early 1990s – right when the Canadian economy and the real estate market crashed. Those few years were a complete struggle and a real challenge. No one was buying or selling - and I wasn’t making any money but I inherently knew this was what I wanted to do. I decided to take advantage of this opportunity to really get to know the business of real estate inside and out and also get to know my new city intimately. I also became involved with the Toronto Real Estate Board and served on numerous committees and task forces over several years, which allowed me to further enhance insights into the real estate industry and its commitment to integrity. Despite the incredibly poor timing, I immediately knew that I’d found my true calling. I learned the power of persistence and the importance of believing in myself. I trusted my instincts which told me that the path I’d chosen was exactly the right one for me and it was. What continues to fascinate you about the real estate industry? We keep hearing about the Toronto market’s crazy statistics and that at some point it will level out but house prices continue to climb, and we continue to break unprecedented records.

Without question, it’s still a seller’s market in which multiple bids and bidding wars remain the norm, and in fact, both buyers and sellers now expect that level of competition. Provided the seller has been properly prepped on how to present the home, which includes pricing and staging it properly, and the buyer is qualified, comfortable with financing and willing to waive conditions, they are fully equipped for that reality. I’m not a big proponent of aggressively under-pricing a home, but you do have to dangle the carrot to attract the right buyers. I continue to appreciate the role that my clients allow me to play in their lives. I’m on hand for some of their most significant, emotion-filled milestones. Whether they’re moving into the house their very first child will call home or closing the sale of the home that is their retirement nest egg – I help make it happen. Do you focus on a particular area in Toronto? As an active, top producer who works all over Toronto, I know the city incredibly well! If you mention a street, I’ll know it and be familiar with that particular pocket, whether or not I’ve actually bought or sold a property there. Why did you decide to work with Chestnut Park Real Estate? I moved to this company because of an amazing broker who hired me back in 1991. It’s a prestigious, boutiquestyle firm that’s affiliated with Christie’s International. We have a great presence in the city and benefit from the international exposure. What’s next for you? To keep matching people with their dream home, to develop and maintain long-lasting relationships and help buyers and sellers invest and purchase in our beautiful city. Real estate is my calling! I always love walking into a space for the first time and seeing its beauty or its potential, whether it’s an 1800s Victorian, a 1950s bungalow or a modern condo.

How does your extensive background in communications and public affairs lend to your current role in real estate? The Toronto real estate market is incredibly fast paced and in order to be successful you have to know how to think and act fast! My former career armed me with the skills and ability to think strategically and act quickly while planning every move without any margin for error. In fact, there are more than a few overlapping talents between both fields. A flair for connecting with the other side, bridging gaps and positioning your offer as the one to beat, are just a few. When it comes down to it clear communication and strong relationships are the basis for success in most industries— real estate is no different. My capacity to understand the other side through effective listening, communications and face-to-face conversation are critical factors in my success. But at the end of the day, my extraordinary clients are the reason for my continued success in real estate. Simply put, it is the ongoing trust and faith my clients place in me everyday that has made everything possible. What makes the city of Toronto dynamic and how do those elements make the real estate market appealing? The city’s vitality can in large part be attributed to its recent explosive growth and constant change. People coming and going play a crucial role in Toronto’s evolution and define the city today. All of this in a nutshell is what makes it so exciting to be working in real estate right now. Activity levels are off the charts! With over fifty thousand new residents moving here every year, developers are building accordingly. As a proponent of growth and change, this is really exciting to me. It’s a great opportunity and a 46

privilege to be working here in this field at this moment. The Toronto landscape continues to evolve rapidly into something entirely new from the one I knew growing up and I am thrilled to be a part of that evolution. What makes Yorkville so special? In a word: ambiance. Growing up on the outskirts of Toronto left me enamoured of the city during youthful visits to Yorkville. Growing up watching the area’s development, my love affair with the neighbourhood has continued through adulthood. Yorkville has emerged as one of Canada’s chicest neighborhoods and the place to be. The neighborhood has incredibly retained its scale and character, which was no small feat. Protected through the careful determination of its residents, city planners and local architects, Yorkville has taken a lot of effort to maintain. Because of this, the heritage you see today wasn’t lost in the face of the development that other neighborhoods have experienced. The old world architecture coupled with modernism make it a world-class fashion destination and an uber chic place to take in culture and dine. It’s unlike any other part of the city and that’s what makes it so special to those that visit and call it home. What drives you? Getting to meet new people everyday! Helping my clients achieve their real estate goals is a privilege. Playing a small role in fulfilling their dreams, concluding a successful search or sale and watching a client shift into the next chapter is the most gratifying experience. Real estate is all about a change in life.


What selling methods do you stand by? Relationships are the hallmark of any business. Reputation is everything. I’m a people person so even in this age of social social media I believe connecting with people face to face is the key to successful sales. I strive to make sure that every interaction is authentic and meaningful for all involved. No matter how fleeting the contact, the connection matters. Whether I am representing a Seller or a Buyer in the transaction, it’s paramount that all sides be treated with respect and honesty. Tell me about the role of luxury in real estate? Location, location, location are still the three pillars of real estate, but luxury can be found in many parts of Toronto these days. Developers are seeing that lavishness and comfort are appealing to buyers more and more. One of the biggest trends we have seen so far is what I call ‘scaleable luxury.’ Collective ownership, as seen in condos, has allowed many more people to enjoy the luxurious amenities that were once reserved for the wealthy few. What are people calling home these days? It’s been really fascinating to watch the market grow over the past few years. Climbing prices coupled with limited supply has lead to increased competition. With buyers being priced out of the historically most desirable downtown locations and traditional family homes, we’ve seen a pronounced shift towards newer neighborhoods— Roncesvalles, Parkdale, and The Junction in the west and Riverside, Beach Hill and Danforth Village to the east. These areas still offer homes within reach and opportunities for improvement, unlike Yorkville, The Annex, Rosedale, Summerhill and Cabbagetown, which have largely already undergone extensive redevelopment and gentrification. Given the upward price pressure on more traditional homes, many new buyers are looking to condos as a suitable alternative. The downtown core’s attractive lifestyle can be very appealing to those looking to reduce transportation woes and offers a great value trade off in space for location along with a little more luxury, found in new condo development amenities such as fitness centres, entertainment facilities, security and much more.

What’s your take on the Toronto real estate market? What do you see happening over the next few years? Considering the city’s pace of development and population growth projections all indicators suggest continued growth in the Toronto real estate market. Aside from any unforeseen economic or major policy shifts the market is very stable. In fact, Toronto has become known as an extremely safe place to invest in real estate. We are an emerging market on the global scene with a lot of room for growth. Above all we’re still affordable compared to other international markets such as New York and Hong Kong, which bodes well. The geo-political reality of global markets only serves to increase Canada’s reputation as a safe and stable location for living and real estate investment. A great thing about Canada is that everyone has a link to somewhere else and Toronto’s reputation as one of the world’s most multicultural cities makes this country and this city an obvious place for investment. Your extensive volunteering easily demonstrates how giving is central to your philosophy. How important is giving back? Volunteering, helping people and giving back are just a few of the ways I try to make a difference. Volunteering really is the backbone of every community and it’s always been central to my life. Over the years, I have played many a role for different community organizations—Board Director, donor and sponsor. I currently sit on a local neighbourhood cultural community Board for the preservation of local history and am also a member of a neighbourhood committee that runs a bi-annual Tour of Homes to help showcase local architecture and design. To mark this historic milestone, the Museum presents three exhibitions: Out of the Depths: The Blue Whale Story, The Family Camera, and Anishinaabeg: Art & Power, projects which showcase Canada through its art, culture, and nature. Anishinaabeg: Art & Power Starting on June 17, 2017, this exhibition takes us on a journey through the artistic lens of one of North America’s most widespread Indigenous communities, the Anishinaabeg.

This exhibition explores Anishinaabeg life, traditions, sacred stories, and the powerful art of the last two centuries, including that of contemporary artists. Over time, Anishinaabeg art was keenly influenced by relationships with other Indigenous groups, as well as the arrival of Europeans to Canada. From early art forms and intricate beaded regalia to paintings and drawings from the Woodlands School art movement which flourished in the 1970s, these richly colourful and vibrant objects reveal the artistic transformation of Anishinaabeg art. By showcasing the great beauty and power of this cultural heritage, Anishinaabeg: Art & Power highlights the shared connections among Indigenous groups, and between Indigenous and non-Indigenous Canadians.
