HOPE TRAGEDY AH, Spring. With the dread of Winter behind us we can all move on to happier times. Or can we? The effects of free-falling global markets reverberating through the local economy have many traders second guessing themselves. It seems we are not out of the woodwork just yet. But in the midst of turbulent times there are always tales of hope and inspiration. With this in mind Business West brings more stories of business leaders dominating their fields, driven individuals cornering niche markets and enthusiastic up and comers diving into new ventures head first. And they all come from our neck of the woods. This edition Business West celebrates the drive of Star Business Woman of the Year award winner and Hampton Sustainability owner Ania Hampton, who saw a target market desperate for attention and went after it. What started out as a hobby for Ms Hampton soon became all consuming. The Altona Meadows mother identified a gap in the market for a smaller design company that offered sustainable solutions for those clients not quite suited to the big boys in the industry. Now after setting up her own home business to balance her work life with motherhood she completes about 50 projects nationwide annually. On the flip side of the coin, Charlene Gatt brings us an in-depth look at Welling & Crossley, the Brooklyn manufacturing company, with footholds all around Australia and China. Managing Director Robert Date shares the company’s story, providing a unique insight in to how Y2K provided a chance to grow in the face of uncertainty. BUSiNESS PROFILE THEY’RE the Brooklyn company that is making waves generating an ever-growing bottom line. Australian owned and operated since 1926, Welling & Crossley is today an internationally recognised manufacturer of diesel generators, fire products, diesel engines and tractor driven alternators, with offices in New South Wales, Queensland, Western Australia and China. Starting out as a manufacturer and supplier of cranes, hoists and winches to the Australian Armed Forces, Welling & Crossley first made their mark on the power generation industry in 1967, supplying small to medium gensets (generators), automatic mains failure control systems and parallel power station installations, and importing alternators from Europe. The company continued to make steady progress until 2000, when the threat of Y2K gave Welling & Crossley an unexpected advantage. “In 2000 we had the Y2K panic, and that helped our business a bit in that it gave us a tiny leg up to the future and caused us to see a better way of doing it,” Managing Director Robert Date said. “Before, it was a little bit hand to mouth. “Although the business was doing okay, it wasn’t doing as well, but it was that multiplier effect that came from the Y2K situation that allowed us really to double our turnover in 12 months.
to engines that we could use to make our generating sets and pumps at much more economical prices.” Mr Date also worked with the National Australia Bank to keep the money flowing. “Effectively, we sell something, and we then sell that invoice to the bank and they provide finance for that invoice instantly and we get the money straightaway instead of waiting 30 or 60 or 90 days. That allowed us to reinvest in stock for the business and product. “We plough everything back in, all the time. Once you’ve got enough to live a pretty good life, then the rest of it goes back in.” The growth also spurred Mr Date into reviewing the way he ran the business. “For a long time, you end up doing everything yourself, and you end up working late nights and doing designs at night or doing welding at night or doing your own installations. “It was really hard to jump from that to managing the business and that probably took me 12 or 15 years to get myself out of the dayto-day activities enough to start to concentrate on the business. It’s the old cliché: you’ve got to work on the business, not in the business.” When the GFC hit it slowed down the growth marginally, with the exchange rate changing
“We’re about eight times as big as we were in 2000, so we’ve grown a lot,” Mr Date said. “We’ve obtained agencies and businesses that complement the business. “In that time, we’ve taken over three businesses – we’ve bought a competitor in Adelaide called Dunlite Generators and that was a bit of a leg up in that we gained a distribution network and effectively changed the product slightly. “At the same time, we added a few new products to both that group and the other brand that we sold, which was Gentech. “Then a short time after that we took over the distribution Australia-wide of Yamaha Industrial Products, so that allowed us to take another leap forward in expansion. Then, three years ago, we took over another business… and just on 18 months ago, we took on the distribution of Lister diesel engines and spare parts, and that allowed us to have access
But according to Mr Date, Welling & Crossley didn’t properly feel the effects until December 2009. “We had a worse time then, we got through from September 2008, but it was from December 2009 through to this time last year that was our toughest period,” he said. “I think the Government shut down their stimulus package, and so there wasn’t the money in the economy and we had to rely on a flat economy, which I think it still is.” Today, the company is working to increase by 25 per cent over the next two years. It’s a goal, Mr Date admits, that’s proving to be a struggle. “The economy’s fairly flat, we hear about the mining boom, but that’s not happening in and around Melbourne, or in and around our business,” he said. “We rely, unfortunately, on natural disasters, and so having ourselves prepared for natural disasters is a strategy for the business so in the next three to six months, we’ll set ourselves up in northern Australia and in states that tend to be drier.” [BW]

Ania Hampton, the namesake behind sustainable building design business Hampton Sustainability, scooped the pool at the recent Star Women in Business Awards, taking out the Business Woman of the Year award and Best Business and Personal Services Award. “It was a total surprise,” she said. “The calibre of women I met on the night that I just didn’t put myself in their class, but obviously the judges did. “It’s such a recognition for the hard work I’ve done and for my family – we’ve all had to make compromises and sacrifices and it’s really great to get some reward for that.” Sustainable design started out as a hobby for Ms Hampton, who started off her working life working for Holden doing chassis design and working on their All-Wheel Drive. It was only after someone offered her a job in the industry more than six years ago that she realised it was also a smart career move. Then, two years ago, Ms Hampton set up her own business in her Altona Meadows home because she wanted to spend more time with her son William, now three. She now works two days a week – Mondays and Thursdays – and completes about 50 projects a year nation wide. Among her current projects is a one-room extension to a house; a very large mixed-use precinct in Brunswick; an 11-storey office building in Canberra; and some work for an aged care centre and a new university building in Ballarat. Ms Hampton has also just put her house on the market and plans to move to Kensington in coming months to be even closer to the city, to further lessen her commute when she meets clients. “My employer was really good, but I was wasting a lot of time travelling and I wanted to make sustainability something that was more accessible to all buildings,” she said. “I saw that it was something that was being very much embraced by the top end of the market, but wasn’t really trickling down through.

“I thought if I could be a small operator then I could target those smaller building projects.” Luckily for Ms Hampton, going out on her own turned out to be much easier than she had anticipated. “I’d made a lot of contacts during my career and I was really quite stunned by how many of them followed me across and how quickly word spread,” she said. “It appeared that there was a real hole in the market for what I was doing. “The company that I was working for was a very large company, and all the competitors were also very large companies, so smaller developers or architects were a bit intimidated by that and so they were grateful to find other small businesses to work with.” Ms Hampton said it was incredibly important for homes and businesses in the 21st century to be environmentally sustainable. It’s clear from the moment you see Ms Hampton’s home that she practices what she preaches, with large solar panels on the roof of her house. She is also a member of the Association of Building Sustainability Assessors, an accredited Green Star Professional, an accredited House Energy Rater, an accredited National Australian Built Environment Rating System assesser and a member of the Australian Institute of Refrigeration, Airconditioning and Heating. “When I started, what sustainability was to what it is now is a quantum leap. “In terms of regulation and what’s required of building of builders, it’s come a very, very long way. “We only have one planet and I think we need to take care of it. “I’m an engineer and for me, sustainability is all about efficiency.

“It’s about getting more for less and maintaining comfort and human amenity for people while using the least amount of water, energy and materials and having the least impact on our environment. “Good sustainable design doesn’t cost much more. If it does, it’s not sustainable. It’s something that, if done well, is win-win, because it reduces environmental impacts and reduces your running costs. “There’s a huge range to what I do. “We’re about to finish building a new child care centre out in Moe, so for that my role was to get the best passive design into the building, so we did a lot of daylight and shading modelling to make sure we had the windows in the right spot and the shading in the right spot. “I did energy modelling to bring down their energy use, lots of advice on materials for the building and lighting efficient systems.” Ms Hampton told Business West that she loved working from home and would consider increasing her hours once William starts school. “You don’t lose any time commuting, I’m here for my family a lot more and there’s no distractions of an office, I can just get my work done and when I take a break, I clean my kitchen and I don’t have to do it at night. “It just means that I’m home to take care of things. “At the moment, I’m not really focusing on the long-term…I’m very comfortable with the way it’s going right now, it’s manageable and I’m able to do everything I want to do. “In the future, what I’m looking to do is go into development, so rather than telling people how to build sustainable, just do it myself.” [BW]

LIGHTING THE WAY BY CHARLENE GATT WHEN a lightbulb goes off, it means big business for one Werribee electrical company. Laser Electrical is one of 14 businesses in Australia approved by the Australian Government and the Lighting Council of Australia to collect and recycle fluorescent lamps under the new FluoroCycle scheme. The FluoroCycle scheme aims to increase the recycling of lamps that contain mercury to reduce the amount of mercury entering the environment. In the recycling process, all the components of mercury lamps are recovered, separated and re-used in the manufacture of other products, such as dental fillings and insulation bats.

Laser Electrical owner Norm McWilliam started up the business 27 years ago as Tarneit Electrical Service and joined the Laser Group – which boasts around 180 members across Australia and New Zealand – six years ago. “If you called me to do a job in Mildura and I think it’s too far to travel, I can get my Laser counterparts to do it for me,” Mr McWilliam explained. “We wear the same uniforms, same KPIs, same standards – everything. “We train together, we have the same computer systems, we’re linked up to an intranet site. It’s a great system. “It’s like a franchise, but not like a normal franchise. It’s more like a group of friends.” Mr McWilliam joined the Laser Group to help service clients that were not in the Werribee area. After nearly three decades in the industry, the company is now going back to it’s roots. “We started in Werribee as a local electrical company, doing houses and maintenance and schools and real estate agents, and we grew to a size where we looked after state-wide, Government departments, but the travelling’s getting a bit much for the boys, so we’ve decided to come back and just work local again. It’s great,” Mr McWilliam said. “It’s so less frustrating than driving into the city and spending an hour in traffic.” Working under the slogan Totally Dependable, Mr McWilliam prides himself on running an electrical company that actually shows up to a job when they say they will. “I think that’s why our local customers like us so much. We’re not like most sparkies or tradies where we say we’re going to be there at 2pm and they’re still waiting hours later,” office administrator Sue Rule said. “Generally, if one of the boys are running late, they’ll give the client a call and tell them their 10 or 15 minutes away or we will call, and they’re fine with that. It’s when you don’t get a personal call that customers get upset.” Mr McWilliam will expand their Loop Rd base over the next year and build a new reception area, a display room and a second floor. circling the shopping complex, 1000 new car parks, 105 new speciality retail stores, and a state-of-the-art 4200 square metre Woolworths that will be complemented by a fresh food market area with a butcher, baker and fruit and vegetable stores. The extension will span over two floors and will link up with Highpoint’s existing second and third levels. The expansion will create more than 4300 jobs during construction, and about 2000 new jobs within the Centre once complete. “It’s an important part, from our point of view, that the development is not coming into the existing building in any significant way and for the majority of retailers it’s just business as usual,” development manager Mark Pheely said. “To a large degree, this is a bolt-on to this existing building. “As a customer, you could almost come in on the eastern side of the Centre and not even know there was development going on.”
Mr Pheely could not confirm any other retailers yet, but said Highpoint would continue to bring many retailers to the West for the first time. He also said Highpoint was placing a large focus on building a strong fresh food area. “That’s something that has not been one of our strengths historically, and we’re looking to really reinforce Highpoint’s position as a fresh food market. “If you look at any major regional centre, fresh food is always a strong component of that overall offer, and if you look at the amount of growth that’s occurring in our market… population and gentrification in the West, a growth of people’s interest in food through shows like Masterchef, as well as our ability to approve our overall offer, that drove this opportunity for us.” The redevelopment is earmarked to be completed by early 2013. BY CHARLENE GATT HIGHPOINT Shopping Centre has officially turned the sod on its $300 million expansion, promising a range of new retailers to the West. Construction started on the multi-million dollar expansion in March, closing off half of the existing Hoyts carpark and the Safeway carpark to make way for a fresh food market area and a five-storey carpark. The existing Safeway supermarket and surrounding retailers have also been shut down to make way for the new fresh food market area. David Jones will open its 14,000 square metre flagship store in the West as a key part of the development, which will build up the north-east corner of the existing Highpoint site and will increase the Centre’s floor space from 125,397 square metres to 155,318 square metres. Local tourism campaign aimed at getting Brimbank locals to ‘discover their own backyard’ In 2009, regional tourism organisation Destination Melbourne, initiated a foundation project called ‘Discover Your Own Backyard’ to help identify opportunities to increase and improve Melbourne’s global visitor experiences. At a local level, the project which focuses on the Visiting Friends and Relatives (VFR) market, aims to educate and inform local communities about local tourism opportunities and equip them with the knowledge they need to promote local tourism products.
Visitors spend on average $255 per night in Melbourne and are most likely to stay with a friend or relative during their stay (Data Insights, All Travel to Melbourne, year ending September 2010). This presents a significant opportunity for communities throughout Melbourne – including Brimbank.
Media support is being provided by the Brimbank/ North West Weekly newspaper which will assist to deliver the campaign to residents.
Research into the VFR tourism market indicates that the key to influencing the behaviour and expenditure of the VFR market is to influence the host – in this case, Brimbank residents.
The first component is a promotional video that will feature on YouTube and other mediums including Council’s website. The video features four locations across Brimbank – Organ Pipes National Park, Alfrieda Street, St Albans, the Granary Café/ Hampshire Road, Sunshine and the Sunshine Golf Club.
How will the campaign work? There are two components to the Brimbank project.
The second component is a print advertising campaign which will focus on each of Brimbank’s five districts. The campaign commenced in September 2011 with a focus on Keilor District and will run monthly until February 2012 (excludes January 2012) so that all five of Brimbank’s districts will be covered. Local ambassadors, engaged from Brimbank’s Community Leadership Programs, will represent each district. There is also a competition where residents can detail in 25 words or less where their favourite place to visit is and why. Prizes for the competition include a camera, gym membership and a dining package. How will the ‘Discover Your Own Backyard’ campaign help local business?
Brimbank City Council has recognised the ‘Discover Your Own Backyard’ initiative as an opportunity to build the local economy, promote community pride and encourage visitors and residents to explore the many diverse, unknown and untapped gems in the Brimbank municipality. Council is now partnering with Destination Melbourne to deliver the project in Brimbank. VFR tourism - What is it and what is its value to the Brimbank economy? VFR is a tourism segment which is defined by the purpose of travel, which is to ‘visit friends and relatives’. VFR tourism in Greater Melbourne accounts for 38 per cent of all visitation and generates $2.6 billion to the local community based on the total spend of the visitor (not taking into account the expenses incurred by the host). Domestically, the VFR market continues to be the largest driving factor for people visiting Melbourne, followed by leisure and business travelers.
In recognition of this, the ‘Discover Your Own Backyard’ project in Brimbank is focussed on local residents, with the overall aim being to encourage them to rediscover their own backyard and become keen advocates for their local area. The marketing campaign will help raise awareness of the value of tourism and educate people about the tourism products within Brimbank with the objective being to encourage locals to get out and about in their own backyard.

HOUND DOG HOTEL BY CHARLENE GATT HOTELS are usually a no-go zone for our fourlegged friends, but things are a little different at the Hanrob Pet Hotel. Pampered pooches and felines are being given the five-star treatment thanks to the posh new hotel that has opened up near the Melbourne Airport. The Tullamarine business provides a range of accommodation for dogs and cats, including luxury suites decked out in specially designed wallpaper and furnished with chandeliers, TVs, fluffy beds with doonas, pillows and even some toys. There is also mood lighting and music. The $4 million facility was opened in July and is already proving popular with animal lovers, who are happy to fork out anywhere from $20.50 to $88 a night to give their pets luxurious lodgings. Hanrob also provides dog daycare, grooming and a dog training school. For those wanting only the best, there is also a limousine service that picks up the pet and owner from home, drops the pet off at the hotel and then takes the client to the airport. General manager Peter Clayton said the concept was popular in America, but was still a one-of-a-kind product in Australia. It’s also the only company in the pet industry that is a Registered Training Organisation. Mr Clayton said the hotel had 60 “clients” checking in during Hanrob Melbourne’s first fortnight in business. “There was a need for these kind of state-ofthe-art facilities here,” Mr Clayton said. “Already, we’re getting repeat customers. We haven’t skimped on the cost or facilities – it’s like a real hotel. “People like the point of difference. “A lot of people dote on their pets and spend just as much money on them as they would a child.” Hanrob has been operating in Sydney since 1981, with three facilities currently running in the area. The business caters for 138 dogs and 40 cats. Mr Clayton said one client even planned to bequeath money for her pet to live at the hotel after her death. He said Hanrob plans to double Tullamarine’s 1500 square metre facility in coming years. [BW]

EVERYTHING, INCLUDING BY CHARLENE GATT ASCOT Vale’s Better Bathrooms and Kitchens is setting the bar for home renovations. Or perhaps more accurately, the kitchen bench. The business, which has been running from a prime location on Union Road for the past 12 years, is the brainchild of builder Garrett Hebden. Mr Hebden learned from the best, picking up the tools of the trade from his dad - a pioneer in the National Kitchen and Bathroom Association with the Housing Industry Association (HIA). Mr Hebden prides himself on custommaking every design for his clients and being on-trend with the latest designs, products and features. He recently introduced a farmers’ style kitchen to the showroom and is about to introduce an English-American style of cabinetry that focuses on curved doors in a showroom re-fit that will be completed over Christmas. The business, which completes about 150 jobs a year across metro Melbourne and regional Victoria, also does laundries, home theatres, wine cellars, and most other rooms of the house. Mr Hebden said his business was all about working with the client to ascertain what design will suit the character and function in their family home. “The homes in the area are of increasing value, so the level of importance of what they put into the home fits that,” he said. “Most of it comes down to problem-solving for clients, in that they’ve bought a particular style house and they want to either transform that house and keep the style, or move into a new direction, and that sets up the challenge and that’s where we become more creative and work out what style best suits that in conjunction with today’s modern appliances and trends. “Sometimes you probably need to be a little bit daring in introducing some colours to people. “We’re able to offer the complete package for a client in relation to their renovation. “People don’t want to have to worry about dealing with one company to do this, one company to do that.”

Better Bathrooms and Kitchens won Bathroom Project of the Year, Laundry Project of the Year, Bathroom Project over $40,000 and was joint winner of Renovated Kitchen Project over $40,000. His work also attracted the interest of a television network, who approached him to take part in one of the many renovation shows flooding television screens. He declined. “It’s more down to the scheduling they wanted to do and the quality that we’re wanting to put out,” Mr Hebden said. “I’m not saying that the quality that they’re putting in isn’t good enough, but if something’s done in a really short amount of time and it’s not well planned, it doesn’t become well executed, so we steered away from it. “Apart from that, I think that shows are a great generation tool for people to get
interested in what’s available nowadays. “The problem with a lot of the things available in the Australian market is our tooling and our factories and what’s available to us here is pretty generic – there’s not too much scope. “We don’t have the population to introduce those sorts of things. “We’ve now found a quality company that is based in the UK and they’re able to produce things for us in a short time with the advent of the internet and transporting products that is a little bit unique to what’s available here in Australia. “We can certainly handle the mainstream
things as well, but we’re trying to educate people about other quality products that allows you to have something more unique.” Mr Hebden lives in a Georgian-style home in Essendon that, “like most builders, is about 95 per cent finished”. He just completed an ensuite for his daughter’s bedroom, but still has to do a walkin-wardrobe for the master bedroom. “I’ve probably dragged my feet the most these last couple of years because I can see what’s available to us and what’s coming through as far as products go,” he laughed. “I’m always items.” [BW]

BY CHARLENE GATT AS FAR as Matthew Harrison is concerned, water is the oil of the 21st Century. It’s easy to see why. While many businesses floundered during the drought at the turn of the millennium, Mr Harrison used his skills and know-how to capitalise on putting out alternative sources of water through his Newport company, Aqueous Solutions. The business is a design, manufacturing and servicing company that for the past 11 years has provided customised water desalination equipment, reverse osmosis and waste water treatment across Australia. It currently completes up to 50 projects a year, with lots of work from sporting clubs, schools, wineries, and some residential jobs. Some of Aqueous Solutions’ biggest projects include providing solar desalination for Brisbane City Council, setting up water desalination equipment at Polymetals White Dam gold mine and work on the Wonthaggi Desalination Plant. When Business West visited in August, the company was giving quotes to look after the municipal supply of water to New Guinea. It has also supplied numerous other overseas quotes, with a vision to have plants in New Guinea, Africa, South America and the Middle East in coming years. Mr Harrison also believes the company is at the forefront of bore water extractions. “We’re ground breaking in the amount of bore water being extracted,” he said.

“Normally, on a good day, you’ll get 75 to 80 per cent as good water coming out of that – we’re getting 94 per cent. I’m not aware of any other plant in the world getting that high a recovery.”

A chemical engineer by trade, Mr Harrison started to take an interest in water and waste water treatment systems while working for BHP. Part of his role involved setting up a desalination plant to get the water supply for one of BHP’s big projects. It was new technology at the time, so the company sent Mr Harrison around the world looking at different plants and speaking to a range of experts. The experience spawned a business plan. “The drought started to bite,” Mr Harrison said. “I knew about groundwater, there was lots of groundwater, but it was mainly salty. “I knew the technology to take the salt out, so I built a small machine, ran an ad in the Weekly Times, and went to the field days, and it went from there. It was scary. “I’d always wanted to do it (have my own business), so I made that speech to the boss that everyone wants to make at some stage and woke up the next morning and thought ‘what have I done? There was no going back.” He started off recycling waste water. It was technology that was ahead of its time and, working from home, business was slow to begin. Business began to boom after a Melbourne daily newspaper covered one of his projects at a piggery in Winchelsea. “The phone went crazy, and that raised our profile,” Mr Harrison said. Since then, the business has moved out of home and has steadily picked up bigger jobs. Mr Harrison is looking at new premises, with business too busy for their current site. [BW]

This is where mortgage broker Rosemary McKenzie comes in. Ms McKenzie, who runs Moonee Pondsbased business Melbourne Mortgage Solutions, uses the personal touch to get clients the best loan to suit their needs. Her methods earned her the Community Spirit Award at the recent Star Women in Business Awards. Ms McKenzie, who has more than 18 years
“I’ve known for years I’d end up working for myself – I just didn’t know what I’d be doing,” she said. Ms McKenzie cut her teeth in the corporate world, gaining experience in IT, public relations and marketing and finance before taking the plunge and starting Melbourne Mortgage Solutions. “It was good, but it was a bit scary. I went from having a regular pay cheque to relying on myself. “Working from home isn’t for everyone. It requires a lot of discipline.” Her business plan was based on building client and corporate relationships, and has paid back in spades. She said working as an independent mortgage broker was her biggest asset, because she had no allegiance to any banks or financial institutions.
Ms McKenzie told Business West she made a point of discussing a client’s budget and financial goals before looking at lenders to find a product that suits their needs. “I’m looking at the client’s overall situation… I try to get people to pay their debt down,” she said. She is also a master at keeping in touch with clients after gaining their business. Apart from sending out a newsletter via snail mail, Ms McKenzie also posts a handwritten thank-you card and Tattlsotto ticket after settlement, plus a binder folder the week later so that clients can keep all their financial documents together. The BNI Essendon member also includes business cards from other BNI members that might come in handy for new home owners – for example, a contact for a locksmith. “We all get overloaded with information, and most of it is electronic… hand-written mail always gets read first,” she said. BY CHARLENE GATT TONY Ebejer took up a career in job recruitment when he found himself unemployed and searching for work. The 43-year-old Hoppers Crossing resident never imagined that he would one day own and run his own recruitment agency, Point Cook’s Capture Recruitment.
subjects, therefore it cut the Diploma in half and I did it within a year and a half.
The qualified maintenance fitter was left out of work more than 17 years ago when the company he had dedicated over 12 years of his life to, forced a mass redundancy.
Other challenges Mr Ebejer faced was finding consultants with lots of experience and not being able to contact any former clients from his previous employer for six months.
Like many before him, Mr Ebejer registered his qualifications with a recruitment agency. The agency called him a week later with a job offer – to work for them. A few years down the track, Mr Ebejer moved on to become general manager of another recruitment agency, but eventually realised he would have to set up shop himself if he wanted to get any further in the industry. He soon learned that persistence was the key in turning the idea into reality. “I wouldn’t say it (opening his own business) was always in my mind,” Mr Ebejer said. “I was enjoying working for other people, but it just came to a time where I’d been working for 13 years with one employer where I could go for an interview with another company, get a feel for what they want, but I would be doing the same thing for someone else.
One year on and Capture Recruitment is successfully working with and recruiting for the warehousing and logistics, trade and construction, manufacturing and clerical and administration sectors.
“It was stressful, but there was no other way – it was do it for myself, or get out of the industry.
Luckily, Mr Ebejer was a member of the Werribee Warriors BNI group, a business association that is built on the philosophy of “giver’s gain”.
“I approached my bank and they knocked me back… and I said ‘what do I need to do to prove that I can do it?’ and they told me to do a Diploma of Business Management. “So I did that, I was lucky enough to get recognised for prior learning for about half the

BUSiNESS PROFILE All members are required to carry around a business card folder to refer businesses to their clients when the need arises. “I’ve actually got 24 other sales consultants – they’re not out there continually knocking on doors for me, but if the word recruitment comes up, they know they can point people my way, which is fantastic,” Mr Ebejer said. “That was a fantastic tool for my first six months.” But the best tool, according to Mr Ebejer, was the 30 years of combined recruiting experience shared by him and his three employees. “Part of our motto is that it’s our consultants that have the years of experience, not the company,” he said. “Some of the larger agencies have been around for 20-30 years, but they’ve got first year consultants on their books. So I wanted someone beside me that’s been around for years. “Being a general manager of a company and watching your workers interview, and watching
at times the robotic nature of it... if someone walks out of Capture Recruitment and feels that we haven’t helped them already without even finding them a job, I’m disappointed. “I can get out there and bring more business in, but if I bring more business in and the consultants within the firm aren’t putting the right people out there, well I’ve just done all that work for nothing. “I’m looking at remaining in the operations area and finding somebody to develop the business and us experienced recruiters recruiting and placing staff.” Mr Ebejer is keen to grow Capture’s catchment area within metropolitan Melbourne, and wants to expand on his two satellite offices in Somerton and Geelong with sub-offices in the next 18 months. “At the moment, I can’t see it developing too quickly interstate because the majority of our clients are one-offs, but one of my major companies is Sims Metal, and they’re all over Australia, so they’re the types of companies that I hope to grab a few more of, and all of a sudden I’ll be in Sydney and Adelaide and that sort of thing.” [BW]

SMALL TALK LIQUOR TAKEOVER

THE Asahi Group has bought Laverton company Independent Liquor for more than $1.2 billion. Asahi Group Holdings president Naoki Izumiya said the acquisition provides Asahi with a unique opportunity to enter the ready-to-drink sector in Australia and New Zealand. “The transaction demonstrates our commitment, in line with our strategy, of increasing our presence overseas and enhances Asahi Group’s position in the global alcoholic beverages market,” he said. Independent Liquor is an Australian and New Zealand company that has been running for the past 15 years. The Australian business supplies beer, Pulse and pre-mixed drinks to ALDI, Coles, Woolworths, Metcash and a range of independent bottle shops and liquor retailers. Independent Liquor CEO Peter Murphy said the takeover was a great outcome that “positions us well to continue to develop the business in the future”. Robyn Newman from Asahi told Business West: “Independent Liquor will remain a standalone company and will operate as it currently does. “It will be part of the Asahi Holdings (Australia) group of companies. There are no changes planned for employees.”
ABIGROUP has been awarded the contract to build the new premium railway station and road overpass at Williams Landing. The original station design has now changed and will now feature ramps for better pedestrian access to the footbridge and the Palmers Rd overpass to be widened to include two additional lanes. The Williams Landing railway station will feature an island platform between existing passenger rail lines; a new bus terminal and a taxi rank; a park-and-ride facility with about 500 spaces and drop-off zones; and a footbridge across the rail line and Princes Freeway. The new Palmers Rd overpass will feature an extension beyond the Princes Freeway and across the Werribee rail line; two dedicated right turn lanes from Palmers Rd to the Princes Freeway city-bound; one dedicated through lane north-bound to Williams Landing; two dedicated through lanes south-bound to Point Cook, with a left turn onto the freeway city-bound and a three-metre wide off-road shared bicycle and pedestrian path. Construction is expected to be completed in late 2012.

HARDWARE GIANT THE finishing touches are being put to Australia’s first Masters Home Improvement store, which will open this month in the heart of Braybrook. It will feature more than 35,000 products including all the usual hardware, renovation and DIY stock, but also a range of whitegoods, including washing machines, dryers and televisions. The store will also have its very own McDonald’s, which will offer a full menu range, McCafe, dining room and children’s playground. “We’re excited to be able to provide our customers with the complete package destination – a unique shopping experience and a convenient dining opportunity under one roof,” Masters CEO Don Stallings said. The new Masters store is also complemented by a new adjoining Boat, Camping and Fishing (BCF) store. Around 150 staff have received a full run-down on product knowledge, customer service and in-store equipment ahead of the opening. “It’s important that we’ve got our offer, and we believe it’s what the customers want,” area manager John Berreen said. Mr Berreen said many residents and potential customers had come to the site in recent weeks to find out when it would open. The store is part of a five-year plan between grocery giant Woolworths and US-based partner Lowes to barge in on Bunnings’ territory to open 150 home improvement stores across Australia. A number of additional stores across Victoria and Queensland are expected to open before Christmas. Mr Berreen said the Braybrook store would be the first to open, because it was the first site to be completed. Masters’ maiden store is less than two kilometres away from a Bunnings store on the corner of Ballarat and McIntyre roads.

PROPERTY CHARLES GIACCO brings us the second of his two-part series on intellectual property focusing on the small to medium sized business. IP law is a specialised area of law with particular processes and requirements involved in order to acquire legitimate IP protection. There are also differing periods of duration conferred for protection depending on the type of IP interest involved. Broadly, copyright and circuit layout rights “freely” arise upon their creation, whereas the other IP rights must be registered (fees involved) with the relevant government organisation,which is currently IP Australia (www.ipaustralia.gov.au). An example (among many others) of the potential for copyright considerations to apply to small and medium enterprises (SMEs) would be the creation of original expression of ideas (eg, written/electronic literature) of sales/ marketing related and/or business strategies particular to the SME concerned. An example (among many others) of the potential for trademark considerations to apply to SMEs would of course be the development and use of any brand related words/logo. Depending on the nature of an SME’s business operations, other IP types may also come into play. For SMEs, the stark reality is that unlike wellresourced large businesses and multinationals, SMEs have limited financial resources and time when it comes to protecting and enforcing IP related rights. Often, litigation involving enforcement of IP
rights for SMEs can be a “David v Goliath” type battle which can be ill-afforded and certainly not needed. It goes without saying that all necessary investigations and inquiries need to be first obtained regarding possible IP related considerations in situations including (but not limited to) a business being established or sold; a marketing concept and/or brand being formulated and/or licensed; protecting trade/family business secrets, especially in employment contracts; and where there are any designs and/or inventions (actual/ potential) involved.

In order to set up a Trust there needs to be a Trust Deed which will define how Trustees can deal with assets of the Trust, who can benefit from the Trust, the life of a Trust (normally 80 years) and determine how changes can be made.
In determining whether to utilise a trust for the purpose of conducting a business or making an investment, it is necessary to consider a wide range of issues.
RECENT TRUST DEVELOPMENTS AND THEIR IMPLICATIONS Recent changes to the way Trusts are regulated have caused accountants to look at the overall cost/ benefits of Trusts and their use as an investment tool. TAXING OF MINORS A trust can distribute up to $3,333 to a minor beneficiary for the 2010/11 financial year without paying any tax. For the 2011/12 year this amount has been decreased to $416. TRUSTS & CORPORATE BENEFICIARIES The ATO has altered the way that Trust distributions to Corporate Beneficiaries will be tested as from 16 December 2009. The ATO have taken the view that any unpaid trust distributions to companies are to be treated as a loan from the company. The trust will have the option to either pay the distribution to the company or set up loan agreements. TAXATION OF TRUSTS – STREAMING CAPITAL GAINS & FRANKED DIVIDENDS The ATO introduced new rules to apply from 1 July 2010 to ensure that streaming of capital gains and/or

Whilst recent regulations have not portrayed Trusts in the most positive light, one should look at the advantages of setting up a Trust as opposed to a normal company structure which include, but are not limited to the following: Ultimate asset protection when there is a corporate Trustee. Not only are the principal’s personal assets protected from the creditors of the Trust, but the business is protected from the principal’s personal creditors. Unlike a company or fixed Trust where shares or units of the principal are assets of the principal and which will form part of the principal’s bankrupt estate. The Trust Deed can allow for flexible distributions. The Trustee is able to vary distributions amongst family members according to their needs. You are still able to obtain the small business CGT Concessions as well as the 50 per cent CGT discount. Allows for more effective estate planning. It is easier to introduce new beneficiaries and transfer control by changing trustee and/or the appointor. This is particularly beneficial for businesses passing to the next generation. So do you need to review your overall business structure to ensure that you are protecting your assets whilst maximising your tax effectiveness? Or do you need to have your Trust Deed reviewed in light of recent changes? Advice from you professional advisor should always be obtained before making your decision.

Q&A CRAIG OSBORNE has been in the shopping centre industry for nearly 20 years, eight of which have been with The GPT Group and the last four with GPT-managed Highpoint Shopping Centre as the General Manager. His passion for retail became a reality after completing studies in Business Management. He took on the role of Marketing Manager at Bay City Plaza in Geelong in 1991 and within 12 months, became the Assistant Centre Manager. Moving on to his first Centre Manager role at Gateway Plaza in Warrnambool in 1994, Craig has since worked across a range of shopping centres throughout Australia and New Zealand before joining The GPT Group in 2003. DESCRIBE A TYPICAL WORKING DAY. I always attempt to start the day off with some form of exercise as mornings are the only time I have complete control over my day. We are spoilt for choice given the location of Highpoint – two gyms, a 50m lap pool and running tracks around the Maribyrnong River. Given there are approximately 20 staff members managing the Centre, encompassing marketing, leasing, operations, admin and retail, the day normally begins with a face-to-face update from each department and general counsel on current and ongoing projects. Following that, I’ll undertake a complete walk-through of the Centre, liaising with some of the 420 retailers and doing a site inspection of Highpoint’s $300 million development. Whilst overseeing the day-to-day operations of the Centre, ultimately I need to execute a strategic approach that ensures Highpoint is the pre-eminent Centre not only in the West but in the greater Melbourne region.

Highpoint’s $300 million development is designed to enhance the Centre’s position as one of Australia’s premier shopping destinations and to build on its already impressive ‘first to the west’ credentials. Not only will the development of the Centre deliver an extensively broadened retail offer and a true community hub that the West can be proud to call their own, it will also create significant job opportunities, improved traffic flow, new public spaces and introduce a range of sustainability initiatives. WHAT DOES THE ADVENT OF ONLINE SHOPPING MEAN FOR SHOPPING CENTRES LIKE HIGHPOINT? At Highpoint we’re conscious that successful retailers in the future will be those who can operate in a multi-channel environment, giving consumers different avenues in which to shop. We are focused on creating a space for consumers that allows retailers to maintain a physical present to sell, educate and build their community and brand following. WHAT’S THE BIGGEST CHALLENGE FACING HIGHPOINT IN THE NEXT DECADE? We will continue to focus on creating a great destination which communities in the West can embrace, improve convenience (ie, accessibility and parking), evolve the retail mix to ensure physical retailing remains at the forefront of consumer shopping behaviour, as well as explore opportunities in the online space which complement the performance of Highpoint Shopping Centre.
WHAT QUALITIES DO YOU NEED TO SUCCEED AS THE GENERAL MANAGER OF A SHOPPING CENTRE? Firstly, you need to be highly organised and have sound communication, time management and multi-tasking skills. As a General Manager, you need to have the ability to identify and focus on key issues that will continue to drive the performance of the Centre and above all, be a strong leader. Further to that, surrounding yourself with quality staff that share the same passion, enthusiasm and drive helps create a collective vision for the Centre and allow goals to be realised. WHAT WAS YOUR FIRST JOB, AND WHAT SKILLS DID IT GIVE YOU TO GET YOU WHERE YOU ARE TODAY? Besides the typical local paper round that every teenager of my era had, my first real job was as a dishwasher at the local Mexican restaurant in Geelong at age 15. Whilst this wasn’t the most glamorous job in the business, the insights that I gained from observing the way other staff interacted with more junior employees (such as myself) helped solidify my approach to working relationships today. I made a commitment that no matter what position I held I would always be respectful, tolerant, patient and operate with integrity at all times. I believe these key elements to be some of the fundamentals that have enabled me to be in the position I am today.
