Sunshine Coast set to shine WORDS | JOLENE OGLE The Sunshine Coast real estate market is “set to shine” in 2014, according to residential property commentator Michael Matusik. Mr Matusik, who writes the blog Matusik Missive, said the Sunshine Coast was positioned at the “recovery” stage in the property cycle. According to statistics based on RP Data figures, the underlying demand for property is rising along Michael Matusik with an annual increase of 6,000 people to the Coast’s already 330,000-strong population. Mr Matusik’s statistics reveal that population growth is accelerating with a 10 per cent increase in permanent residential population in the last five years. He said 2,200 new homes would need to be built to keep up with the demand. “New housing supply cannot keep up with underlying demand,” Mr Matusik said. House sales are trending upwards with statistics showing a 19 per cent increase in land sales, 27 per cent increase in apartment sales and a 49 per cent increase in townhouse sales when comparing figures from 2012 and 2013. “Sales volumes are increasing on the Sunshine Coast. More sales are expected during calendar 2014,” Mr Matusik said. The rise in sales is matched by an increase in residential home prices, with a reported average purchase price of $490,000 and a lift of seven per cent in median Sunshine Coast residential prices predicted by Mr Matusik. “We anticipate end prices to rise between five and seven per cent over the next 12 to 18 months,” he said. Data also shows an increase in employment opportunities for the Coast,
with a reported 54,000 new jobs across Queensland last year, 10 per cent of which were on the Coast. Mr Matusik said while 67,000 full-time positions were lost throughout Australia last year; the good news is job creation in Queensland has been growing for some time. According to statistics, the average family household income is $125,000 with a 173,000-strong local workforce, which is up 20,000 in just 18 months. “After many years in the doldrums, the Sunshine Coast looks set to shine,” Mr Matusik said. The data also suggests the rental market is tighter than ever with a reported 350 rental homes available on the Sunshine Coast, a figure which is down by two thirds from just two years ago, a 1.2 per cent vacancy rate and an average increase of $15 per week on the average rent price. In another post, Mr Matusik said a survey shows Queensland’s property industry is the most confident in the nation. “The property Council of Australia’s ANZ Property Industry Confidence survey shows Queensland leading the way with a lift in industry confidence for the first quarter of this year,” Mr Matusik said.
