Good conditions lead to “shovels in the ground” The latest figures for dwelling commencements in Queensland deliver another confidence boost for the state’s housing sector, with quarterly figures returning to above average for the first time since the start of the global financial crisis, according to Master Builders. Master Builders’ deputy executive director Paul Bidwell said the figures for the December 2013 quarter, released yesterday by the Australian Bureau of Statistics, reflect the steady increase in building approvals. “The good news for housing activity in Queensland is that the increase we have been seeing in building approvals is now flowing through to shovels in the ground,” Mr Bidwell said. Dwelling commencements increased 15.7 per cent from 7,975 in the September 2013 quarter to 9,233 in the December 2013 quarter, seasonally adjusted. This is a 28 per cent improvement over the year and the first time

commencements have returned to above average since the start of the global financial crisis, Mr Bidwell said. “Queensland is on track to hit our forecast of 32,000 commencements for 2013/14, as predicted in our annual Building Industry Outlook, which will be up almost 10 per cent on commencements for 2012/13,” he said. According to the Building Industry Outlook report, much of the rebound in building activity will be in detached and low-rise detached dwellings such as townhouses, rather than high-rise attached dwellings. The report states the tight credit environment will make it difficult to get a large number of high-rise apartments off the ground in the short term. However, the report predicts new dwelling starts could exceed 40,000 by 2014/15, if conditions continue to improve.
