Valuable tips for first home buyers Speak to a mortgage broker prior to purchasing a home and look into securing a home loan pre-approval - while it isn’t a total guarantee that you will be able to finance your house, it’s as close as you’ll get. Getting pre-approval can help real estate agents take you seriously and give you an idea of your budgetary constraints.

IN the current low interest rate climate, many first home buyers may be confused about the best option for their first home loan. Choosing your home loan means striking a balance between your varying priorities. Are you after low fees? Or are you more interested in being able to capitalise on interest rate cuts? Maybe you’re happy to pay a bit extra now for protection against future rate hikes.

VARIABLE OR FIXED?

To help you with the daunting task of choosing your first home loan, Property Observer has four key tips: THINK LONG TERM Be prepared for your life circumstances to change over the course of your mortgage. You may be employed full time with a steady income, but there are lots of things that can affect your ability to make repayments further down the line. Babies, break ups and getting the boot at work can all make a serious dent in your financial plans. Think realistically about your life five or 10 years down the track, because you are about to make one of the biggest financial commitments of your life. FINANCE FIRST Before you’ve found your dream home, work on finding your dream mortgage.

With interest rates at a record lows, fixed rates have definite benefits. A fixed rate mortgage will lock your interest rate in and protect you from future rates hikes for a set period, usually three years. Fixed rates are also generally at competitive levels at the moment. However, there are many other factors beyond interest rates which will determine what the best loan is for you. You may benefit from low monthly fees, a flexible loan arrangement or discounts for bundling your accounts with a single lender. Don’t be afraid to shop around. A good mortgage broker will help you decide what is best for you. Once you’ve decided on a loan, it’s wise to revisit your loan with your broker on a yearly basis to see if it’s still the best arrangement for you. KNOW YOURSELF Choosing the best home loan is all

about full disclosure and being honest with yourself about your finances. Many lenders offer loan repayment calculators that will help you determine how much you can afford to pay each month. While frugality generally pays, you may find that you just can’t live comfortably without a certain level of extra spending money each month, so leave yourself a little room to move if you can. And remember, your financial decisions

Big weekend for buyers on the coast STUNNING weather helped create a successful weekend in real estate, according to local agents. Richardson and Wrench Noosa’s Shane McCauley said it was a buyer’s weekend for the sales team, with four homes sold and plenty of buyers at open homes. “Inquiries are as strong as it has been over the last six months,” he said. “The blue skies keep turning up and Noosa has reaped the rewards, not only in real estate. “Everyone on Hastings Street has

really benefited.” But it was a case of regret for many prospective buyers, according to Rosemary Callaghan from Rosemary Callaghan Realty. “Many prospective buyers have been expressing that they wish they had acted a year ago,” she said. “General confidence in our market is strong, prices have firmed and volume of sales continues to grow stronger confirming that we are in the early stages of a growth cycle.

“After recently listing a fabulous opportunity; Unit 8 ‘Pacific Villas’ just below $1.5m we have experienced an outstanding level of interest and inquiry.” The good news keeps coming, with POWE Property securing the sale of a Dame Patti Drive property prior to the planned Sunday auction. POWE Property principal Clint Smith said the sale was an indicator of the local market. “We only ran a two week auction campaign,” he said.

Building approvals paint a rosy picture ABS figures for residential building approvals still signal a strong 2014 for new home construction, says the Housing Industry Association, the voice of Australia’s residential building industry.

approvals are converted into dwelling commencements and over what timeframe will exert a considerable influence over wider domestic economic activity.”

“Building approvals for the month of March 2014 are consistent with healthy growth in new home building activity this year, although the approvals cycle itself may well have peaked,” said HIA chief economist, Dr Harley Dale.

In March 2014 total seasonally adjusted building approvals fell by 3.5 per cent to 15,598, marking the second consecutive monthly decline.

“New home building has a large reach into the wider domestic economy and the sector is very much Australia’s economic barometer in 2014,” Mr Dale said. “If you’re searching for highlights to the Australian economy, new housing is the best shot you can take. “Leading indicators such as building approvals are clearly a positive for the economic outlook. How many of these

Detached house approvals were effectively flat in the month (-0.5per cent) but grew by a healthy 7.7 per cent over the March quarter. Approvals for ‘other dwellings’ fell by 7.5 per cent in the month and were down by 7.2 per cent over the March 2014 quarter. “The momentum in approvals has slowly shifted from multi-units to detached houses and that is evident in the March quarter results,” Mr Dale said. “That having been said, multi-unit

approvals hit a record high in the December quarter last year. “There is a considerable amount of economic uncertainty and angst around at present. It will be a very beneficial outcome for the Australian economy if the new home building recovery can carve through all that while at the same time broadening its geographical reach.” Seasonally adjusted building approvals increased in March 2014 in New South Wales (+8.0 per cent) and Tasmania (+33.1 per cent). Approvals were flat in South Australia, and fell in Victoria (-12.5 percent), Queensland (-3.3 per cent), and Western Australia (-9.1 per cent). In trend terms, building approvals increased by 0.7 per cent in the ACT, but declined by 25.0 per cent in the Northern Territory.

will determine what loans you have access to, especially now that your credit history includes more detailed information including when you pay your bills. Shopping for your first home is an exciting time, and it’s hard to reserve quite the same amount of enthusiasm for mortgage shopping. But taking the time to choose the right home loan can save you a lot of time and a lot of money down the track.

Interest rates to remain low INFLATION figures for the December 2013 quarter show that the price level rose by 0.8 per cent in the final quarter of last year and that overall inflationary pressures remain modest, says the Housing Industry Association (HIA). Underlying inflation (the RBA’s preferred measure of inflation) was up by 0.9 per cent in the December 2013 quarter with the annual rate sitting almost exactly in the middle of the RBA’s target range. This result confirms that interest rates are likely to remain at all-time lows for the foreseeable future. “Today’s figures add further fuel to the notion that interest rates will remain at all-time lows for a considerable amount of time to come,” said HIA senior economist Shane Garrett. “There is no justification to depart from current settings while inflation is under control and while economic growth continues to be below trend. “Domestic manufacturers will be encouraged to see that import prices are coming under pressure,” Mr Garrett said. “After several difficult years, Australian manufacturers are finally starting to see their price competitiveness receive a boost. “It is encouraging to see the rate of housing cost a little below its medium term trend rate. “However, at 4.3 per cent, day-to-day housing costs are growing much faster than the general price level. This shows that more needs to be done by policymakers in making housing more affordable.

agent talk

Brandi accepts a new challenge NOOSA’S own media sales star Brandi Wikaira has traded newspapers for property. Ms Wakaira spent almost a decade working for local titles including the former The Noosa Journal and weekender magazine and more recently Noosa Today. She said she had thought about making the change for a couple of years, but it wasn’t until she was approached by Robert James Realty principal Rob Anderson that she decided to put her thoughts into action. “2014 was the year for change for me - it was time for a new challenge and more of an opportunity to create my dream lifestyle for myself and my boys,” she said. “Robert James Realty’s the most high profile, reputable professional real estate agency in Noosa, with 18 sales agents and now three offices in Noosaville, Tewantin and Peregian Springs. “RJR has the formula that I’m looking for in becoming a successful sales agent in a town that I love.” Having lived in Noosa for almost a quarter of a century, Ms Wikaira knows the area well and has some great advice for those thinking of selling in the current market. “Make sure your home looks good and presents well, but don’t over capitalise, so seek advice from a good agent first,” she said. “Be a smart marketer and allocate about 1 per cent of your expected price in marketing and advertising. “A good sales agent should want to open your home as well as it gets current buyers in the market through your door.” Ms Wikaira said buyers should research their market, know what they want and don’t be afraid to put an offer on the table. “You might be surprised,” she said. If you would like to speak to Brandi about selling your property, or finding your next/first home, you can phone her on 0420 245 587, or email brandi@ robertjamesrealty.com.au.
