OMG - THE WORLD OF ACRONYMS - LOL MOST of us dream of having our own home and for some already on the property ladder work and life changes will most likely involve buying and selling more properties - a bigger home, a smaller home, a home in a different city, for example. But this can be a confusing experience, because for those not involved in the property market day to day some of the information available can seem like a foreign language even property advertisements and sale boards are filled with abbreviations. Do you know what BIRs, OFPs, OSP, SF and BRs are?

Make a list of abbreviations and their meanings so that next time you encounter them they won’t pose a problem. (If you want to start with those above, they are built-in robes, open fireplaces, off-street parking, single fronted and bedrooms). Another to watch for in advertisements is STCA. This means subject to council approval - for example, extend or redevelop STCA. This means the local council would have to approve your plans - and you cannot be sure that this will happen. Check with the council first.

Following auction results in the newspaper, on the REIV website or by signing up to soldtoday. com.au for auction results in suburbs where you hope to buy is valuable. But results also have their own language: PI, SB, VB, PS, SO. That’s passed in (bids not high enough to reach the reserve price), sold before (the owners received a good offer so sold before the auction), vendor bid (a bid made by the agent on behalf of the vendor to get the auction underway). PS means private sale, rather than a sale by auction, and

SO is, of course, sold, which is what every vendor hopes for. Another useful tool is median prices. A median price is the middle price in a series of sales, where half the sales are of lower value and half are of a higher value. For example, if 15 sales are recorded in a suburb and arranged in order from lowest to highest value, the eighth sale price is the median price. Learning the property jargon takes time, so don’t be embarrassed to ask questions. As an educated buyer you will be more likely to make the right decision.

MARKET IS DOING WELL THE latest figures released by the Barry Plant Group, Victoria’s largest real estate group, have highlighted some great results in the Victorian residential property market. They substantiate that the market is indeed in a sustained period of modest growth. When compared to the first quarter in 2013, the Barry Plant Group increased their number of sales during the first quarter of 2014 by 4.3 per cent, while the total value of property sold was up by 13.4 per cent. When looking at month by month figures, in March this year the total value of sales by Barry Plant, compared

to March last year, was increased by 26.2 per cent. This was followed by a 7.5 per cent increase in April. Barry Plant Director and CEO Mike McCarthy said: “This is not a boom’ market – it’s something better – it’s a market that is growing steadily and giving sound returns to property owners. “This is reflected in our figures, where our average sale price of properties sold during the first quarter increased by 8.2 per cent and the total value of properties sold has increased by at least 10 per cent for two consecutive years. “Indications are that this sustained growth will continue, influenced by key factors such as steady employment figures, continued low interest rates and investors who see property as a safer and long-term more rewarding investment than the stock market,” Mike concluded.

COUNTRY A GROWING MARKET REGIONAL cities in Victoria will become an increasing market for the development industry as population growth will drive both demand and investment, the Urban Development Institute of Australia (UDIA) Victoria has said. Speaking before the UDIA Victoria monthly industry lunch being held in Geelong, Tony De Domenico, Executive Director of the UDIA Victoria said: “The major regional cities of Geelong, Ballarat and Bendigo will be at the forefront of a housing boom. “Victoria’s regional population is expected to grow by 800,000 to hit more than 2.2 million by 2051. “Geelong especially, with its direct access to Melbourne, has the potential to grow quickly as we can already see at Armstrong Creek and many other areas in the City of Greater Geelong.” Mr De Domenico said the work of the
