BUYERS CAMP OUT FOR ASCOT FROM PAGE 1. ONE of Melbourne’s most anticipated new communities, ‘Ascot’ in Pakenham is officially off and racing as potential purchasers braved the elements to camp out ahead of the project’s public launch last month, to secure their preferred block of land in this prime infill development. Located on the site of the former Pakenham Racecourse, Ascot recorded 19 sales in quick succession over the opening weeks, with approximately 50 per cent of the first release now sold as buyers continue to snap up blocks at this in-demand community. Developed by ISPT, the $80 million project encompasses a 27-hectare infill site located within the heart of Pakenham’s town centre and adjacent to the existing train station, making Ascot the most inter-connected estate in the entire Cardinia growth corridor. The 500+ lot community will include an innovative mix of traditional and townhouse-style homes as well as an abundance of public parks, quality streetscapes and striking architectural form throughout the project. Within the project’s master plan the existing Pakenham Creek bed will be regenerated and developed as a key feature of the master plan and will provide a number of opportunities for high quality creek-front and park-front homes. Elsewhere, integrated wetland bodies will capture and treat stormwater run-off before releasing any overflow back into nearby water catchments, while a central town park will sit nearby to a
proposed retail activity centre to create a cohesive neighbourhood ‘hub’ within the master plan. Gerrard Ellis, Director of Oliver Hume Real Estate Group, said the project’s successful launch indicated pent-up demand for well-connected greenfield sites in Melbourne’s growth regions. “Ascot really is unique in that it is a greenfield master-planned community located right smack bang in the middle of Pakenham, surrounded by existing roadways, transport, shopping precincts and other community amenities. “It’s certainly one of the most exciting and well-connected projects we have launched in
recent years. For purchasers to be able to buy land at entry level prices in a location that’s surrounded by everything from the local butcher and baker through to existing education facilities, major shopping precincts and train stations is an opportunity that’s incredibly hard to come by. “With Melbourne’s median house price currently sitting at a record $652,500, Ascot’s savvy purchasers can pick up a house and land package at half that amount which represents incredible value in today’s buoyant market. “The project’s purchasers have been predominantly local
first home buyers, families and investors who are all keen to capitalise on the project’s unique benefits. “Considering the buyers who camped out and the quick succession of sales since the launch we now expect the remainder of stage one to completely sell out within a matter of weeks,” he said. Ascot is developed by ISPT which is one of Australia’s largest unlisted property fund manager, with over $9.7 billion of funds under management through investments in office, retail, industrial and residential properties on behalf of its 36 superannuation

MOST people who are planning to buy or sell their home use a licensed real estate agent with the aim of getting the best advice possible and, at sale time, the best price. There’s another very good reason to use a licensed agent - they are trained professionals working in a profession that is highly regulated for your protection. The Victorian Government has a licensing system with numerous requirements for licensed real estate agents. To become a licensed real estate agent in Victoria and buy or sell property you must have a sound understanding of the legislative and regulatory requirements involved in real estate transactions.
In regional Victoria many agents are multiskilled - they not only understand the requirements of selling property in major towns, they are also versed in selling rural properties. Extensive training is undertaken to become either a licensed estate agent or an agent’s representative. A licensed estate agent can own or manage an estate agency and conduct auctions, while an agent’s representative is a employed by a licensed estate agent and may work in sales or property management. The REIV is registered to provide both qualifications. You can search for your local REIV agents at www.reiv.com. au/Advice/Agency-Search
