CARLISLE’S HEAD START Carlisle Homes will offer up to $200,000 in grants in 2014 and 2015 funding real ‘grassroots’ initiatives across Melbourne and Geelong. The first call has gone out for grant submissions, with applications closing Wednesday, 30 June. Carlisle Homes has launched an exciting grant initiative to help not-for-profit organisations fund projects that make a positive impact in their community. The program will be giving up to $200,000 to local not-for-profit organisations and community groups across Melbourne and Geelong, which will be dispersed over four grant qualifying periods in the following 10 months. John Doulgeridis, Carlisle Homes Director, said this program was an exceptional
opportunity for Carlisle Homes to give back to the community in a substantial way. “This is about helping groups of people with great ideas to grow, thrive and make their community a better place. The program will also allow Carlisle Homes to make a meaningful contribution to the communities it builds in,” Mr Doulgeridis said. Applications will be reviewed each quarter by a panel of judges at Carlisle Homes. Entry is open to community groups and not-for-profit organisations of any size. Charities, educational, health, or sporting organisations with a specific and tangible project in mind are all encouraged to apply for a Carlisle Homes Community grant. If you’re a community group or not-for-profit
organisation that can do with a head start, you’re invited to apply. Applications for the first grant close on June 30, 2014. Visit carlislehomes.com.au to apply. Successful grant recipients will share in up to $50,000. The total grant of $50,000 per quarter will be divided between a number of selected community groups, and will be awarded up to a maximum of $10,000 per application. The community group or organisation will be featured on Carlisle Homes’ Facebook page. Community groups should have a specific and tangible project in mind for how the grant will be used to benefit their local community. For example, a cricket club that requires cricket nets or a new cricket pitch, or a community group that provides
meals for families who are struggling with illness. Entry is open to Melbourne and Geelong based community groups and non-profit organisations of any size, who are seeking funding to help enhance the lives of people in their local community and can be classified into one of the following categories: Sports and Recreation; Health and Caring; Education and Training.

Owning your own home is the great Aussie dream, yet many first home buyers worry that they are being priced out of the market. Australian Bureau of Statistics show buying has certainly become tougher for first timers: its latest figures, for March this year, showed first home buyer finance commitments were just 11.9 per cent of total owneroccupier housing finance commitments in Victoria, and 12.6 per cent Australia wide. But while this is still much lower than the long-run average proportion of 19.9 per cent, the trend is upwards: it was an improvement on February - up 0.1 per cent and on the historic low of 12.3 per cent in November last year, REIV and its national counterpart REIA in Canberra continue to make representations to government about the need for more help for first-time buyers - greater stamp duty concessions and a bigger housing supply, for example. But meanwhile that dream need not be out of reach there are strategies to help you get a foothold in the property market. For those planning to buy their first house, unit or apartment there is good news too: interest rates remain at a record low, with the Reserve Bank cash rate just 2.5 per cent. That makes borrowing cheaper and
repayment smaller. House prices are still cheaper in many areas of Victoria than in boom times and there are still plenty of affordable properties - if you know where to look. The latest median house price figures, for the first three months of this year, show there are parts of regional Victoria where it is still possible to buy a house for less than $200,000. Ararat, Donald, Dunolly, Churchill, Moe, Morwell, Merbein and Seymour all had median prices below this level. And there were many more towns with prices between $200,000 and $250,000. Ask yourself where you want to live? Find the kinds of homes you want, get to know the local agents and talk about what is available and what you can afford. If your preferred town or area seems beyond your reach, check other locations close by to see if they may offer a cheaper alternative. If you are looking in a large regional centre, it’s worth considering a unit or apartment rather than a house, as a way of entering the market. The key is to try not to over-extend your mortgage, and make sure payments are manageable, and you’ll be able to enter the property market with confidence - and in your own home sooner. You can then benefit from capital growth, with property a solid long-term investment.
