Power of auctions AUCTIONS are becoming more popular, with the latest statistics from RP Data showing an increase in the sale method throughout the country. According to the latest data, there has been an eight per cent increase in registered home auctions when compared to last year. A total of 2,216 auctions were scheduled for last week, throughout the country, with 1,787 expected in capital cities. Richardson and Wrench (R&W) Noosa principal Shane McCauley says he’s not surprised with the rise of popularity for auctions. “Auctions do work,” he said. “R&W has specialised in auctions for over 25 years, with record results.” Shane said there were numerous benefits to selling your home through an auction. “An auction is a high-impact approach that attracts the greatest buyer inquiry,” he said. “An auction can also remove the guesswork from pricing your property, as well as any ceiling price; giving you the opportunity to achieve the very highest price for your home.” Shane said an auction sale also removed what was called a scare price, where potential buyers could be discouraged from viewing your property based on the price. “An auction also creates a sense of urgency and removes the procrastination from the process of buying,” he said. “The extra competition can also help drive up the price and leaves the seller in complete control without price disclosure. “Auctions provide an accelerated result that out-performs all other methods of sale.”

Heart of the home AWARD-WINNING interior designer and owner of Di Henshall Interior Design, Di Henshall, has shared some great advice for anyone looking to improve the most important rooms in their home. THE most important rooms in the house are undoubtedly kitchens and bathrooms. The kitchen has and always will be the heart of the home. Everyone, at some point in the day, will congregate to cook, make a drink, chat or have a glass of wine with friends. Relatively new innovations such as soft-close drawers, induction cooking, pull-out pantries, reconstituted stone and steam ovens are now acceptable inclusions in many new kitchens. Trends, such as glass splashbacks, come and go, but good design in a kitchen is long-lasting and a true investment. All the usual suspects are on my list of things to consider: Storage - storage is the most important factor in any design solution. Do you have enough storage - is it the right sort of storage? Standard cupboards are basically useless and space wasters in my opinion - look at drawers, even concealed drawers behind doors, compartmentalised storage for bottles, cans, plates, etc. Consider what you are actually needing to store and then think of the best storage solution for those particular items, e.g. shallow shelves, easily reached, are ideal for cans - not deep pantry shelves where you discover something ‘orrible from the summer of ’05 lurking in the back. Refrigeration - Don’t underestimate how much refrigeration we need in this climate. How many of you have a fridge in the garage? Not exactly the right place to have a fridge!

Dry storage - Don’t get sucked into having a huge pantry that you then fill with everything else other than dry goods! How many of you have pantries that are filled with baskets, crockery, glasses, large pots, flower vases, shopping lists, files, etc. These are not pantry items and should have their own appropriate storage. Unless you are a prolific baker or chef it is much better to store items such as flour, rice and other cereals in the freezer, so weevils and other nasties can’t get at them and they won’t go off. Cooking - There are many pitfalls in selecting the right cooking equipment for you. So get expert advice - so many of the large retailers and companies such as Miele have highly-trained staff that will go through all the elements with you to make sure you get the right equipment for you. Remember, it can be quite difficult to replace cooking equipment, so what you buy should last you the lifetime of the cabinetry - at least 10 years, so get help. Work surfaces - Be sure you allow for enough work surfaces available for ‘plating up’ for dinner parties - if you are that way inclined. And also for frequently used appliances like kettles, toasters and coffee grinders. These are often stored away, but still need a clear place on the benchtop when needed. Benchtop heights should also be considered - the ‘average’ height of 900mm suits the ‘average’ height person, but if you are taller, you may want to adjust the height by 25mm so you are not bending over. Back in the 19th century, bathrooms used to be literally a luxury, and even in the ’50s, some Noosa cottages had
outhouses. Now, even the most modest houses have two bathrooms. Size - the bathroom may well be one of the smallest rooms in the house but so long as it is well planned, using the best materials and fittings you can afford, the bathroom can be a jewel in any house. Different textures, finishes and lighting can be used to create a sophisticated, relaxing space. Lighting - Various lighting options should be considered when planning the bathroom, such as night lights, set down low under cabinetry to give soft ambient light and well-lit mirrors - ever so important when applying make-up. Wall lights or good overhead lighting should be included, that can be switched separately, so you can switch on the right light for the right application. Storage - As in the kitchen, storage in bathrooms can’t be underestimated. The most appropriate storage for toiletries, cosmetics, toilet rolls, hair dryers, shavers etc would be shallow shelves, preferably overhead or to the side of the vanity. Open shelves can be used for towel storage, or better still, plan for towel racks or towel rails for easy reach and ventilation. These should be in easy reach of the shower or the bath for both practical, safety and comfort reasons. Of course the other major consideration is the selection of sanitaryware - but this is such a huge topic, its best left for another time!
