It’s no secret that homes are cheaper in regional Victoria - in fact affordability is attracting many budget-conscious and first home buyers to the state’s regional centres and country towns. But while there are certainly bargains to be had, not all of Victoria’s best homes are in Melbourne. REIV’s median home price data shows that across the state there were more than a dozen areas with a median of more than $500,000 in the June quarter. Mostly, these were places with that something extra - a coastal location or magnificent bushland.
And all were within reasonable proximity of Melbourne. Some of regional Victoria’s most expensive real estate was in picturesque Barwon Heads, where the median house price was $690,000 - higher than the Melbourne median of $658,000. In Point Lonsdale the median was $645,000. Nearby Queenscliff’s median of $740,000 was the highest recorded outside Melbourne for the quarter but, unlike Barwon Heads and Point Lonsdale, there were fewer than 50 sales there for the previous 12 months. Other areas where the median
topped the half million mark were beachside Apollo Bay, Ocean Grove and Torquay, Newtown in Geelong, Ballarat’s Lake Wendouree and the Macedon Ranges towns of Gisborne, Macedon and Woodend. But, of course, a median price is the midpoint of any group of sales so there were many regional homes which sold for much more. Naturally there are homes that sold much closer to $1 million in areas such as Queenscliff. But the median price data, which includes all sales reported to REIV for the quarter, is a much more accurate reflection than the occasional headline-grabbing sale.
Looking at the upper quartile median price for some of these areas - that is, the median for the top 25 per cent of sales over the three months - shows that a substantial number of properties in some areas are selling for extremely good prices. For example in Barwon Heads the upper quartile median was $880,000 while in Queenscliff it was $800,000 and Macedon $793,250 (both fewer than 50 sales). Meanwhile, at Woodend, the upper quartile was $740,000, at Torquay $735,000 and at Lake Wendouree it was $730,000.
