site’s unique heritage by either retaining or replicating elements of the site’s racing history and incorporating them into some of the parks,” he said. Once complete the 500-plus lot community will include an innovative mix of traditional and townhouse-style homes as well as an abundance of public parks, quality streetscapes and striking architectural form throughout the project. The existing Pakenham Creek bed will be regenerated and developed as a key feature of the master plan and will provide a number of opportunities for high quality creek-front and park-front homes. Elsewhere, integrated wetland bodies will capture and treat stormwater run-off before releasing any overflow back into nearby water catchments, while a central town park will sit nearby to a proposed retail activity centre to create a cohesive neighbourhood ‘hub’ within the master plan. NEW DISPLAY VILLAGE BOOST With the turn of a key, Mayor Murray Cook fired up an industrial excavator and went to work breaking ground on the new Waterford Rise Display Village on Tuesday, formally launching a project that will bolster the Warragul economy and provide a valuable local resource for home buyers. With an end value of approximately $13 million, the display village’s 12-month civil and residential construction schedule represents a substantial injection of capital into the local Warragul community, providing a boost for local construction businesses and associated industries. Mr Glenn Sanford, Waterford Rise general manager, said early construction works had now begun on the new display village, which would showcase all the latest trends in construction and interior design for home buyers seeking cutting-edge new ideas and inspiration for their homes. “The new display village, which will be one of the largest in regional Victoria, will feature 21 display homes from more than 10 local and national builders,” Mr Sanford said. “This will ensure a wide range of choice and provide an opportunity to see and touch all the finishes, fixtures and fittings available to help home buyers create their dream home.” “Importantly, at least 90 per cent of the new display sites will be occupied by builders with a presence in the development’s original display village. “We see this as a significant vote of confidence in the future of Warragul’s premier master-planned community,” Mr Sanford said. The 2013-’14 financial year brought good news for investors across regional Victoria. In July there was a fall in the regional Victorian rental vacancy rate from 2.5 per cent to 2.4 per cent, directly countering the trend in metropolitan Melbourne where the rate increased by 0.1 to 2.9 per cent after months of stability. Agents are reporting the return of investors to many regional centres, with purchases for self-managed superannuation funds helping drive the trend. In Ballarat the rental vacancy rate fell from 2.5 per cent in June to 2.4 per cent in July. Bendigo on a
region-wide basis was up slightly 2.4 per cent from 2.3 per cent and in Geelong, which continues to have the highest rental vacancy rate of the regional towns, it was stable at 4.3 per cent. However, REIV’s latest quarterly bedroom median data - that is, broken down according to size and type of property - indicates that over the last quarter of the financial year weekly median rentals in parts of those regional areas showed strong growth. As always, research is vital before buying an investment property and yields can vary considerably according to local demand for particular types of property -
apartments or houses, for example - and location. In the 12 months ending June the median rental for a two-bedroom unit in central Bendigo was $240 a week - up 9.1 per cent on the previous quarter and the top rental growth in regional Victoria. Second for rental growth was a two-bedroom unit in Ballarat North with a median weekly rent of $250, up 6.4 per cent on the previous quarter. Also showing strong growth over the quarter were three-bedroom houses in Traralgon (up six per cent on the previous quarter) and Wodonga (up 5.6 per cent), two-bedroom units in Highton,
Geelong West, Ballarat Central and Echuca and two-bedroom houses in Bendigo. All had median weekly rentals up more than four per cent on the previous quarter. Ballarat featured strongly in the top 10 list for rental yields, with a three-bedroom house in Ballarat Central, Ballarat East and Wendouree all showing yields of between 5.4 and 5.6 per cent for the year ended 30 June. Over regional Victoria as a whole it was one-bedroom units which showed the highest gross rental yield at 5.5 per cent, while four-bedroom houses showed the least but still returned an acceptable 4.4 per cent.
